My dad, retired, lives alone in a 4 bed detached houae worth over 1M GBP. He wants to downsize to live a simpler life, and release equity for him and family. But he cant. The stamp duty is too expensive.

We would love to downsize. Empty nesters in a 5 bed property. We would roughly save 5 to 10k per year. What’s the point. SDLT would be so much there’s no point in moving. 11 houses in our street (55 bedrooms) total inhabitants of all 11 houses = 21 people.

The 5% additional stamp duty is the worst. If one spouse doesn’t own property decides to buy their first property, they still get hit with the additional 5% if their partner already solely owns a property.

I work as a property renovator, doing 1 house a year. The last house I bought was for 127500 not a lot in today's market I know but by the time I'd finished it cost 134 and change 6.5k down the drain and I'll be taxed on the end profit.
