You see the $299,990 price tag, the 2,700 square feet, and you think youโ€™ve hacked the dream house . Let's talk about the architecture or the complete lack thereof. This is a classic example of mass-produced, copy-paste subdivision sprawl. Notice the exterior. The most prominent feature of this home isnโ€™t the entryway or the windows; it is the massive, protruding three-car garage. Architecturally, this is called a "snout house." It prioritizes car storage over human scale and neighborhood engagement. It says, "I drive here, I park, and I hide." It has a brick veneer on the front, which looks fine until you realize it almost certainly transitions to cheap vinyl or Hardie board siding on the sides and back. Itโ€™s a movie set; it only looks solid from the street. Step inside, and you are immediately greeted by the holy trinity of cheap new construction: grey wood-look luxury vinyl plank (LVP) flooring, sterile white walls, and zero architectural molding or character. The kitchen features generic shaker cabinets and a massive, poorly proportioned island dropped into the middle of a cavernous room. The house boasts 2,719 square feet, but look at those upstairs rooms. They are vast, empty, carpeted voids. There is no spatial planning. Itโ€™s just cheap square footage designed to look good on a Zillow listing, not to actually live in comfortably. You will spend thousands just trying to buy enough furniture to make it not feel like an empty warehouse.

I mean I've lived in Louisiana 90% of my life and you can buy 3 bedrooms homes 30 minutes from a big city that's like $80,000. Inside the city I'm in there's lake view homes this size for about the same price, maybe lower by $40,000+

In Canada that doesn't even cover half of the taxes

@meritech2 But what you donโ€™t understand is these houses that are so cheap are cheap because they are in shit states, and shit suburbs, in the middle of nowhere. Louisiana is up there with its neighbors as the butthole of America

Yup, I saw a few in Georgia; 1.5 acres, huge house for only 250k and another 2 just like it near by. I was just checking a random area. I personally would leave in a second if it were that easy. Fuck this commie shit hole, you can have it. โœŒ๏ธ

That "45 minutes from Houston" is doing a lot of heavy lifting. Houston is the size of Lebanon. Downtown Houston is 45 minutes from Houston brother. Worst traffic in America; its a city designed by Libertarians and Latinos. Enjoy your car brother. You will spend half your life in it in Houston....

My house in Houston was $700,000 and it easily would have been $2+MM in Calgary. Property taxes and HOA add to it, yes, but with low fed tax and no state tax the value in Texas is still tremendously higher.

I live in Houston and I can tell you these homes are in the outskirts of Houston and yes they are priced like that but they are built cheap. My house was build in the 70s but I modernized it and itโ€™s brick and mortar. Now itโ€™s worth 600K

Listed in 2024 for $443k. Currently sale pending for $299k. Dayton, TX. Translation: shitty new home builds overpriced that wouldn't sell and now the developer has to dump them on the cheap.

In Texas real estate speak, "45 minutes from downtown" translates to a soul-crushing commute from a remote exurb. You aren't buying into a community; you are buying into an island. You are saving money on the mortgage but paying for it with your time, your sanity, and vehicle depreciation. This location requires absolute car dependency. You will be driving 20 minutes just to get to a decent grocery store. Advertising a $10,500 downpayment is a predatory way to get buyers who can barely afford the monthly carrying costs into a massive mortgage. Yes, the house is $300k. But Texas has some of the highest property taxes in the country. Add the $900 annual HOA, the massive energy bill to air-condition 2,700 square feet of poorly insulated builder-grade construction in the Texas summer, and the inevitable maintenance when those cheap builder materials start degrading in five years. This isn't a steal. You are buying a glorified, car-dependent storage unit wrapped in a cheap brick veneer. Itโ€™s a depreciation trap disguised as a starter home. You are trading architectural integrity and quality of life for cheap, hollow square footage in the middle of nowhere.

No HST on homes in Texas and the development charges are around $10k. Texas also doesnโ€™t drive the price of land up with excessive land restrictions and Greenbelts where people want to live. Itโ€™s how we should do it but we have other priorities. Like listening to Karen moan on about how she canโ€™t keep a household budget.
