It’s not just the investor, but also due to the fact that NCR winters face construction bans due to high pollution and summers face high temperatures. Due to this labour availability also takes a hit if it’s contracted. Of the 12 months, construction period is hardly 6-7 months of good productivity. RERA timelines are exceeded and builders are fined much for the delay. They simply pay the penalty and deliver late because they too can’t much in this regard. This of course has been trend in past 8 yrs wherein even fastest developer has delivered in 7 years. Because it was marred by black swan events like COVID as well. It is true the builder artificially control supply and construction as well.

@ThePawanKohli It’s the fucking ecosystem . Mumbai has been delivering high rise projects since last 30 years and jolly well know how to deliver . Gurgaon’s ecosystem on construction delivery is broken with everyone trying to cheat each other by over committing and under delivery.
