That is nonuniform taxation. It means that for the first time we're saying based on the demographics of a person meaning whatever you want to use to define that person (in this case their wealth) — you are going to be treated differently. And that is different than an income tax, because remember when you have graduated income tax rates (and you say high earners get taxed more) — what you're taxing is the earnings, not the individual. You're not looking through to the individual to determine whether or not they're wealthy. All you're doing is looking at the independent earnings amount that's coming in. And so a uniformity clause is supposed to protect people from being demographically discriminated against. And you may roll your hand and be like: ‘Oh, who cares about the billionaires? Eat the rich. That's great.’ But fundamentally, you're giving the government, the legislature, the ability to in the future take any demographic definition they want and go in and take any percentage they want of after-tax property from you. That means if your home is worth $700,000 to $1 million — which is common in California — you could get hit with a tax bill of $42,000 to $60,000 just for selling your home! That’s right: after years of paying your mortgage, property taxes, insurance, and upkeep, Sacramento politicians want to grab tens of thousands more when you sell.

These are the 5 worst states for retirees financially: - Number 5, California, they tax your entire 401k withdrawal, $100,000 in distributions, $8,000 bucks straight to Sacramento. And if you own a home at the median price, which is now above $900,000 bucks, property tax is nearly $9,000. On top of that, not to mention it's the only state to fully tax military retirement benefits. - Number 4, New York, they give a $40,000 exclusion for married couples. Sounds decent, but — the other$60 grand gets taxed, add on 8.25% sales tax. And if you live in the city, add an additional extra city income tax because why not - Number 3, Jersey highest property tax in the country with the average bill just hitting $10,000. But they do offer retirement income exclusion up to a $100,000. The only catch total income has to stay below $150 grand, cross that threshold by even a dollar and say hello to $6,500 bucks of new taxes - Number 2, Connecticut property taxes. Third highest nationally at $7,700 a year on a $400,000 home, but they are phasing in full retirement income exemption. That hits a hundred percent in 2026. They're the only state on this list actually getting better. They're not there yet, and I blame Greenwich - Number 1, Illinois. Yes, they exempt all retirement income, zero state tax on your 401k. but property tax is second highest nationally and in Chicago the sales tax is 10.25%

Ca Billionaire Tax is new tax system to apply a tax on ALL property owned, not just real estate but stocks, bonds, furniture, autos, cash, gold, silver - everything. And don’t believe it’s about billionaire $8T, they want to tax their entire $170T property owned by middle class. Imagine your grandparents with no real income who now live off social security and whatever they live accumulated in savings. The govt would tax the value of all the assets they’ve collected over their lifetime. Let’s say grandpa has a $1,000,000 net worth but very little cash. The gov’t would tax the value of assets and grandpa would have to pay $50,000 in taxes annually. It’s like a property tax but not just on your home everything they own!

Did you know your city pays into a group called the Florida League of Cities who is funded by YOUR property taxes that is sending talking points to your city to talk you into voting NO on the property tax amendment? There are also multiple other groups your city sends your tax dollars to. I checked on Cape Coral to see what kind of $ is involved - $87,000! What another AMAZING “coincidence” California had just passed new tax laws, if your home burns down and you don’t rebuild within 2 years (impossible in California) you lose your tax basis. Your property taxes SKYROCKET to the new values of the property “Think about a home that was purchased many years ago for $5 million. Let's say they were paying $65,000 a year in property taxes. Property goes up a lot over time, especially in these areas. Maybe the value today is $30 million. They go to rebuild it. If it was not, if they couldn't transfer the tax basis, you're looking at like $400,000 a year that they would have to pay” “In 2020, California voters approved a bill that basically said that if your house burns down in a fire, you can transfer the tax basis of that property to something that you buy or something that you build. But you only have two years to do it.” So some of the most expensive homes and properties the entire world now will get reassessed to pay maximum property tax values….

There's a common error that I see in some Excel models today that results in a property being undervalued. Since property values have fallen in many markets over the last few years, a new buyer's NOI will likely be higher than the existing owner's NOI because the new buyer's property taxes will be lower. If you were to estimate the value of your property based on a cap rate and the in-place NOI without adjusting the property taxes for the new buyer, then you're likely going to undervalue the property. There's a simple shortcut to estimate the new buyer's NOI based on a reset tax basis without creating a circular reference. Step 1: Add the Property Tax Expense back to the NOI Step 2: Add the Tax Rate to the Cap Rate Step 3: Divide the higher NOI by the higher cap rate This will equal the same result as using your original cap rate with the buyer's NOI inclusive of the reset property taxes. Note: Property tax calculations based for a new purchase will vary state to state. In California, the property taxes will be based on the new purchase price.
