I think she is speaking to a different clientele. Most Canadians dont have a pot of money that needs laundering. Those that do might think it's a great idea, or buy all the hotels in a slow town etc.

Just got told I was wrong by a Realtor today for backing down on a purchase because the inspector outlined significant structural issues “inspectors can have good insite but they are not specialists and do not have the experience doing the work” is what she told us

Anyone who take advise from this, so called realtor, has IQ equal to one cell organism.

Infill construction speculation in the GTA is dead...has been for the last two years. We won't see a resurgence for at least 3-4 years down the road...maybe longer.

The real estate industry for the most part has zero rules or code of conduct, certainly none that are enforced. The fact that sales data is for the most part completely obscured to the public in 2026 is all you need to know. The structure to lie is baked Into the cake.

Agents work more on their video production than actually learning the industry now. They all watched Millionaire Listing, Selling Sunset and actually think it's real. It was, until the market changed and now they have no clue what to do.

This was the playbook when rates were low. People bought at XX price, did some Reno and flipped it for a handsome profit in a year or 2. But increasing density in an existing sfh involves more cost. Again the person is prly throwing everything including kitchen sink to get leads

That’s right! Geotech report, asbestos survey/removal, land survey, architect drawings, engineering stamp, building permits/fees, Construction management fee, interest, insurance, carrying costs & etc. make sure the property will support the L&D & its zoned for multifamily. 🍻

Another property beside the one just mentioned was renovated, nice, small and on the water was listed for 800,000+ during stupid times and sold for 1.4 million, they are underwater on that one.

Another guy bought a house just around the corner on the water, tear down, small lot, septic and paid over 800 grand, tore the house down without a permit and still sits empty. Was fined for no permits, couldn’t built what he wanted because of septic. Lost money and losing more
