I just sold my startup Talknotes for $200,000 on acquire.com 💸🤯🤩💰🥳🎉 I launched it last August when I was looking for an idea I could grow with paid ads, and made a MVP in one week. I took it from $0 to $7500 MRR in just 11 months. 👉 Here is how I grew it from zero: 💡 Idea: I got the idea when I tried to write a tweet using Google Doc's transcription tool, but it was terrible. And I was pretty sure I wasn't the one too lazy to type. So I made my own solution, and Talknotes was created. The audience is pretty broad so it was a perfect fit for Meta ads However… ✅ Validation: My rule is to only reinvest what the project generates, so, no ads until I make enough cashflow ❌ Listing on startup directories + a few Twitter sales generated $700 after 10 days. Yes, it's not much, but more than enough to show there is interest in the product and tell me to keep working on it 🤩 I started adding the features users requested, but the launch effect started to wear off and daily revenues quickly went to $0 after a few weeks 🫥 I got depressed and almost gave up on the app... 😔 But luckily, my friends and Dan Kulkov pushed me to continue And I'm glad they did because In October, I launched on Product Hunt 😸 and it blew up 🤯 It got Product of the Day and reached $1500 MRR thanks to the media coverage 🚀🚀 Until then, everything was done using vanilla JS/CSS/HTML + Node for back end. It's simple and easy, but I saw the limitations, so I remade the app using Nuxt to make it easier in the future 🏗️ (thanks to @blackevilgoblin and Piotr Jura for the content/courses! Tim Bennetto as well for the basics!) After that, I took a break and then launched ads on Facebook. The strategy is simple: Catch people's attention, and show them how the app can help them improve their life. No need to over-complicate 🙅‍♂️ Making good creatives is 80% of the job when doing ads on Facebook, most of the technical stuff is done by AI now. Thanks to the boost in traffic, I implemented a feedback loop: 1) Get new users 👥 2) Learn to know them with the onboarding form 💬 3) Make more ads based on the data you get from onboarding 📝 And it completely blew up. MRR doubled in ~2 months However... In May, I had a bad burnout 🥵😩 Multiple bugs slipped into the app, and I had to spend 2 days fixing everything in an emergency while revenues plummeted. This completely fucked me up mentally and had a hard time working on the app after that ( 💀💀 So I decided to list it on acquire.com and made a Twitter post ( I listed it for $200,000, a pretty low price considering the revenues and fast growth. I could have gotten $300,000 if I accepted payment over time, but $200,000 today is better than $300,000 tomorrow for me. 🚨 The process went smoothly until we tried to use Escrow, which almost fucked up the whole deal. (details: I got extremely lucky because the buyer really wanted to buy the app, but this could have ended the deal. We had to wait over a week to get the money back from them, even tho they said they already refunded it. But luckily, after threatening them, they sent it back the next day 🙃 The buyer finally got the money back, I transferred every asset to him, and he sent me the wire. With the profit made from the app + the sale, and other projects, I'm 30% away from being a millionaire 🤯 With this amount, I can pretty much retire in Asia if I want to. But that's just the beginning, I’m going to launch new projects soon! 🚀 But before that, I need to take a real vacation and detox. My brain is completely fucked up by those last 2 months. I gained weight, and got brain rot from scrolling all day waiting for the acquisition to move forward 💀💀 Surprisingly, doing absolutely nothing is 10x more exhausting than working 15h per day 🥱 Now, all this might sound like an overnight success. It is not ‼️ This is the result of 7 years of failure and working like a madman. I launched over 40 projects in those 7 years, and most of them failed. But a few took off, and that’s all I needed All those weeks working 15h/day without weekends and vacation feels soul-sucking when you don’t see the end, but this is what took me there You only need to win once to snowball everything. Work hard, focus, fail a lot and keep shipping fast. 🚀🚀 Thanks to you for reading until here, and thanks to everyone who supported me 🤞

Back when I had nothing… I was a nobody to most people. TBH, my parents didn't even see me getting to where I am today. It's just the truth, the chips were stacked for my sister. Not me. But it's just not the reality today. However, there was ONE person in my life that didn’t see me that way. My significant other saw something in me before a lot of things. Before all my wins. Before the $. Before any proof. And honestly… that means a lot to me, if not the most of all. I’ve always been wired a little different. I’m a mix of finance, engineering, and tech, with a sprinkle of obsession. I learned and studied from the best. Warren Buffett for how to invest. Elon Musk for work ethic and where the future is going. And once I saw it… I went all in. Bc when you truly understand what you own… you don’t need 20 bets. What you really need is conviction and just a few bets. That’s how I approached everything in my life. All the way from Apple… to Tesla… to 𝕏… to xAI… and now SpaceX. I believe I have an eye for spotting the best entrepreneurs and companies early, before it becomes obvious to everyone. And when I see it, I back it 100%. That’s just who I am. I don’t need a big circle. I’ve already got my day ones. I don’t need approval. I grew up my whole life with doubt and hate, so what’s one more? At this point, the levels are just too different. And yeah… it's true, it actually gets harder to make new friends when you’re moving like this. So I stay loyal to the ones who were there when I had nothing. I made it with Apple - youngest in, youngest out. Then I made it with Tesla… while people were laughing, doubting, calling me crazy, telling me I was going to go bankrupt with Elon. Fast forward to today, now I'm heading into something even bigger. If the story plays out the way it’s shaping up… SpaceX could have the largest IPO in history this year. The company is talking about raising over $75B… at a $1.75-$2 trillion valuation. For context… the biggest IPO ever - Saudi Aramco - raised about $29B. This would be more than double that. Let that sink in deep. To me this is more than just an investment. This is owning a piece of the future of space, energy, AI... extending the light of consciousness forward in case something happens to Earth. People can call me crazy. People can call me cocky. Arrogant. But the people that actually know me know the truth - I’m just real AF. I say what I believe, and I stand on it. And I genuinely don’t care what people think. I have two middle fingers always held high for those kind of people. That’s probably why I’ve been able to win the way I have. My significant other tells me to slow down sometimes. And I get it. But for me… What’s the point of life if you play it safe? If you see an opportunity that can change everything… and you just sit back? That’s not me. I’d rather go all in on something I believe in… live with intensity… take the hits… and actually feel alive and live life with fulfillment. Laugh if you want, doubt if you want. Some play it safe, a few go all in. You can call it risky. You can call it stupid. You can call it crazy. I call it living. Bc at the end of the day, I'd rather go all in on something I believe in and fail... than spend my life wondering "what if."

The man's name is Dennis. He's 55 years old. Retired electrician. His wife Sandra passed away fourteen months ago after a long illness. They had been married for twenty-six years. She was the one who always wanted pets. Dennis had always been the one who said the timing wasn't right. After Sandra passed, the house went quiet in a way Dennis hadn't expected. He'd lived alone before her. But this was different. The silence had weight to it. His daughter had been sending him shelter links for months. He kept closing the tabs. Then on a Tuesday in March he had a doctor's appointment nearby and found himself with two hours to fill. He drove past the shelter. Pulled into the parking lot. Told himself he was just going in to look at the animals. A volunteer paired him with a three-year-old brindle Pit Bull mix named Walter. Walter had been at the shelter for seven weeks. He'd been surrendered when his previous family moved into senior housing that didn't allow dogs. Dennis and Walter spent about twenty-five minutes together in the meet-and-greet room. Walter was calm. Laid his head in Dennis's lap once. Dennis threw a rope toy a few times. It was nice. Normal. Then Dennis stood up. Checked the time. Told the volunteer he needed to think it over and would come back later. He took two steps toward the door. Walter moved so fast the volunteer said she almost didn't process what was happening. Both front legs wrapped around Dennis's calf and locked. Walter's head pressed hard against Dennis's knee. His whole body was shaking. Tail completely tucked. But he didn't make a sound. Just held on. Dennis froze. He stood there looking down at Walter for a long moment. Walter looked up at him, still trembling, still holding on. Dennis said later: "Sandra would have adopted him inside of thirty seconds. I knew that standing right there.” He slowly lowered himself back to the floor. Walter climbed immediately into his lap, turned in one circle, and pressed his full weight against Dennis's chest. The volunteer, a retired teacher named Patricia, said she stepped out of the room to give them a few minutes. When she came back, Dennis was still on the floor and Walter was still pressed against him. Dennis looked up at her and said: "What do I need to fill out?" He took Walter home that afternoon. Dennis called the shelter three days later to let them know how things were going. He said: "The house doesn't feel so empty anymore. Walter sleeps on Sandra's side of the bed. I don't know if that's strange or not, but it feels okay." Patricia told us: "Walter never did that with any other visitor. Not once in seven weeks. Something about Dennis specifically. Dogs read things we don't even know we're carrying." Sometimes you walk into a shelter saying you're just looking. And something in there is already looking for you.

today was the first time i was genuinely impressed with what AI can do i recently decided to buy a whole FPV drone setup knowing basically nothing about the hardware side of it there's a pretty steep learning curve even just to set everything up properly: radios, RF protocols, flight controllers, ESCs, firmware, batteries, goggles, betaflight configs etc as someone that spends essentially 12h a day prompting agents to build software, it's actually pretty rare that i interact with AI on something where i have zero idea what's going on under the hood, and i never really used it for debugging a bunch of physical devices that all have to talk to each other i had codex + voice mode open for basically the entire setup. told it everything i bought, sent it some pics and then just started talking to it >what order do i set all this up in >how do i change this setting on the radio >which of these cables do i use >the drone is flashing pink wat mean >can you make this thing less insane to fly in my apartment and it was surprisingly seamless it would go find the manual for whatever specific thing i was holding, tell me exactly which buttons to press, what port to plug something into, what i should see if it worked etc then when i got to configuring the actual drone i had codex running on the computer it was plugged into, so it could inspect the config, back everything up, change settings, send usb reboot signals and check what happened the insane thing about voice mode is that youre literally hands on with the hardware and just telling codex what it should do, i literally never touched a thing on the computer besides starting voice mode if something doesn't work you tell it what happened and keep going a few hours of this and i had the radio, goggles, charger, batteries, drone firmware and betaflight all set up and had actually flown the thing the part that stuck with me is that i also understood what most of it was doing by the end, every time there was a term or tech i didnt understand id just ask to explain there is something absolutely magical about having proper real time personalized assistance, being able to dump a pile of unfamiliar hardware on your desk and have something figure out exactly what you own and walk through it with you in real time you become the missing physical link pressing the buttons i think spending all day using coding agents has actually made me pretty numb to AI progress. every new model is a bit better at some benchmark or can oneshot some task that the previous one couldn't and you just kinda adjust to it this felt different mostly because i had no existing knowledge to fall back on for the first time the jarvis comparison didn't feel cringe ai for coding and general computer tasks is cool and all but this feels a lot closer to the endgame anyone should be able to just ask any question about whats going on in their life and have realtime support i wonder if more hardware products will actually start exposing some sort of MCP or interface for agents to plug into thinking for example of how elevators in china are increasingly built with interfaces that let delivery robots call them directly instead of having to physically press a button we might actually start seeing hardware design shift from being purely human-interface-first to also being agent-interface-first buttons, screens and menus exist because humans need some way to tell machines what to do. agents don't necessarily need any of that if the hardware exposes an interface directly very curious which side closes the physical world gap first: humanoid robots that can operate hardware designed for humans, or hardware adapting so agents can operate it directly

Nelson Tugume, PLU and the Putinitication of Uganda’s Oligarchy Yesterday, Mr Nelson Tugume, the much maligned Boss of the Africa Coffee Park in Ntungamo, with his own media entourage in tow, made an appearance at the head offices of PLU and made a very public show of supporting the PLU boss’ Presidential ambitions with what seemed like a poorly rehearsed, hastily delivered meandering speech. In short, he ditched his former godfather Mr Odrek Rwabwogo, figuratively bent the knee and kissed the ring of the CDF, General MK who also happens to be Mr Rwabwogo’s brother-in-law. He came promising jabs or is it jobs? (See video and make your own judgement) He promised to bring investors with potential to invest a trillion dollars. Don’t ask why he never went to them for his own investment but instead raised the coffers of a poor country. He promised to support the Supreme Leader. The only promise he didn’t make was turning water into wine. The desperation was that high that he might have been tempted to throw that into the mix. Anyway, the man can talk a good game! You could easily see why President Museveni and the people who handed him billions to “teach Ugandans how to drink coffee” were charmed. But don’t be fooled by those high-sounding nothings. Mr Tugume wasn’t at PLU to make an investment pitch. He went there for a transaction. He went to buy an insurance policy for his growing, recently acquired state funded wealth. The noises from some PLU insiders had grown too loud for his comfort. A few decibels louder and he would have followed his Godfather’s right hand man, Mr Matthew Bagonza, into the basement, via a very public nude show on Twitter. That is an ignominy he wasn’t willing to suffer. Mr Tugume is anything but a fool. He is, what in modern parlance, we call a “sharp man”. He knows that in a country where the state is not only your biggest funder and protector (he moves around with armed SFC guards) but also your biggest threat, strategic alignment is how you hedge against uncertain winds. Throw in uncertainty about transition and you immediately understand the need to align with the perceived next center of state coercive power. A smart businessman needs not wait for elections when the signals are already screaming “MK Presidency”. It’s a clever hedge; an insurance policy if you’d like. The price? A few banal words, public photographs shared in endless media loops, a signing of the PLU support pledge book (See frame 2). In exchange, he receives a public amnesty via Twitter from the man himself and a pledge to protect “his investments”. As risk management goes, this is a masterclass. But this game wasn’t invented here and it won’t end here. This whole state cash bonanza has the feel of the privatization heist by Oligarchs in the evening years of Boris Yeltsin’s reign in Russia. The only difference with Uganda’s reverse privatization happening today is that unlike here where supposed investors get boatloads of state cash, in Russia, they got state business conglomerates at the price of a song. As transition from Yeltsin to Vladimir Putin happened, they quickly had to adjust. They either faced a jail cell or keep the oil wells, steel conglomerates etc in exchange for recognizing the unchallenged power of the new sheriff in town. It’s all eerily similar to our case. On December 31 1999, an ailing Yeltsin who at the time probably had more vodka in his veins than blood, resigned and chose then Prime Minister and former KGB boss, Vladimir Putin as acting President. Mr Putin went on to win an election in May 2000 and the consolidation of power started in earnest. If you are long in the tooth like me, you might recall that famous July 2000 summit where President Putin made 21 of the most powerful Russian Oligarchs “a DEAL they couldn’t refuse”. These Oligarchs who had amassed so much wealth and had turned the Russian state into their own playground were asked to drop any political ambitions, funding for the opposition and stay out of state decision making in exchange for the right to remain “temporary custodians” of their wealth, gotten through massively corrupt privatization and “loans for shares” schemes. Those who refused like Boris Berezovsky, Mikhail Khodorkovsky, Vladimir Gusinsky were asset stripped, jailed, exiled or died under mysterious circumstances; a suspiciously strategic high rise window here, a heart attack there serving as the quickest ticket to meetings with their maker. Anyway, back to Uganda, these “loans for shares” schemes have become mainstay. Think DEI Pharma, Atiak Sugar, Africa Coffee Park etc Any “investor” who can oil the system and ride into Mzee’s courtyard comes out with a truckload of state cash. Mr Nelson Tugume did this play just this a few years ago. He rode the coattails of the President’s son-in-law, Mr Odrek Rwabwogo, en-route to a $10 million windfall which then opened the funding floodgates for his coffee contraption or is it public finance soak pit (?) nestled in the Ntungamo hills. He “cleverly” diverted billions off of that $10 million, initially meant to serve as a funding pool for coffee exporters. He paid himself the bulk of the cash, dug up a litany of building foundations in Ntungamo, engaged a fierce media machine, sang the right patriotic songs, repeated Mzee’s favorite investment and development buzz words and he was off to the races. The soup kitchen of a welfare state has now become his personal piggy bank. Public Square unearthed a lot of that information. You can find some of it here: Anyway, with the recent political winds starting to blow in the direction of the first son’s presidential ambitions, Mr Tugume found himself in a precarious situation where sails had to be adjusted to align with these winds. What the country witnessed wasn’t really a decision rooted in patriotism and deep love for country. It was a “smart” business decision. Mr Tugume wasn’t the first and certainly won’t be the last to make it. The times, they’re interesting… Signed: #KalebuleHQ #TalkingCoffee

The apartment across the courtyard had been empty for nearly a week before anyone noticed the dog. Moving trucks had come and gone over the weekend. Furniture disappeared. The lights stayed off. Management assumed the tenants had simply finished their lease. But every evening, just after sunset, a small white-and-tan Jack Russell Terrier would appear outside the apartment door. He never wandered far. He would lie on the worn welcome mat for hours, lifting his head every time footsteps echoed down the hallway. Whenever the elevator doors opened, his tail would twitch with hope before slowly falling again as another stranger walked past. Most neighbors thought someone would come back for him. No one did. By the fifth day, his bark had changed. It wasn't loud or aggressive. It was quiet, almost pleading, as though he believed if he called often enough, the people he loved might hear him. I couldn't stop thinking about him. Each morning before work, he was there. Each night when I came home, he was still waiting. A maintenance worker finally confirmed what everyone had begun to suspect. The previous tenants had left without taking the dog. No emergency contact. No forwarding address. Nothing. That evening, I carried a bowl of fresh water into the hallway. The little dog didn't move toward it. He simply stared at the apartment door. I placed a blanket nearby and sat several feet away, saying nothing. Nearly an hour passed before he cautiously walked over, drank a few mouthfuls of water, then returned to the same spot outside the empty apartment. The next morning, heavy rain swept through the city. Water blew into the open-air corridor, soaking the doormat where he had spent every night. I couldn't leave him there any longer. When I gently reached toward him, he didn't resist. He was lighter than I expected. Far too light. Inside my apartment, he immediately searched every room before curling into the corner beside my bookshelf. He ignored the expensive dog food I bought that afternoon. He ignored treats. He ignored toys. Even when I sat beside him, he kept his eyes fixed on the front door, listening for footsteps that never came. The veterinarian examined him the following day. Physically, he wasn't seriously ill. He was dehydrated, underweight, and carrying several untreated ear infections, but none of it explained why he refused to eat. The veterinarian sighed softly. "His body can recover," she told me. "It's his heart I'm worried about." She explained that some dogs experience profound emotional distress after sudden separation from the people they've bonded with. They stop eating, withdraw from interaction, and seem to lose interest in everything around them. Healing takes patience. Not days. Sometimes weeks. So I changed my routine. Instead of trying to convince him to play, I simply shared the room with him. While reading, I sat on the floor nearby. While working on my laptop, I left it beside his blanket. At night, I spoke quietly to him about completely ordinary things, not because I thought he understood every word, but because silence had probably become frightening. For nearly a week, nothing seemed different. Then one morning, as I prepared breakfast, I noticed him watching me from the hallway instead of hiding. It wasn't much. But it was the first time he'd shown curiosity. Later that afternoon, when I walked into another room, I heard the faint clicking of little paws behind me. He had followed. Only a few steps. Then he stopped. The following evening, I offered him a small piece of boiled chicken. Instead of turning away, he sniffed it carefully before taking the tiniest bite. I smiled so hard my face hurt. It wasn't about the food. It was the decision behind it. For the first time since I'd met him, he had chosen tomorrow. Little victories followed. He started greeting me at the door after work. He discovered that tennis balls were worth chasing. He claimed the sunny patch beside the living room window as his favorite afternoon nap spot. One night, while I watched television, I felt something warm against my leg. He had quietly climbed onto the couch and rested his head against me. No hesitation. No fear. Just trust. The veterinarian noticed the change immediately during his next checkup. "Look at him now," she said, smiling as his tail wagged across the exam room floor. "That's a completely different little dog." I decided to call him Chance. Not because life had given him a second chance. Because he had given one to me as well. It's been almost a year now. Every evening, he still walks to the apartment door before bedtime. He stands there for a few seconds, listening to the quiet hallway. Then he turns around, trots back into our home, curls up beside me, and falls asleep without looking back. Sometimes healing isn't about forgetting where you've been. Sometimes it's simply discovering that someone stayed long enough to help you believe in home again.

Here's your blueprint for building in GTA 6 ecosystem before it goes mainstream: the ideas on what to build in GTA 6 ecosystem went crazy, now let me show you HOW first, understand the size of what's coming: 1: GTA 5 generated over $8 billion in lifetime revenue 2: GTA Online alone pulls in $800 million per year just from in-game purchases analysts predict GTA 6 will hit $3.2B in YEAR ONE and one firm says $7.6B in the first 60 days this will be the biggest entertainment launch in history. not gaming. entertainment and do you know what happens in GTA 6 now??? no dominant servers. no established tools. no go-to creators. no infrastructure. NOTHING the people who build now will own categories for the next decade Steps which you can do RIGHT NOW: Step 1: Pick your lane there are 4 and you only need one: - Builder: tools, bots, dashboards for server owners - Operator: run a server, community, or paid service - Creator: clips, guides, streams, newsletters - Seller: digital assets (scripts, lore packs, voice packs, skins) if you code or use n8n → Builder if you're good with people → Operator if you already make content → Creator if you can write or design → Seller --------- Step 2: Learn the stack while nobody's watching - Lua basics (the language behind GTA mod frameworks) - how FiveM servers work (the architecture transfers to GTA 6) - Discord bot development (every server needs one) - AI tools you can plug in (Claude API, ElevenLabs, n8n) you don't need to master any of this you need to be 2 months ahead of everyone else that is the ADVANTAGE --------- Step 3: Join the communities forming right now the Discord servers and X accounts building for GTA 6 are tiny today join now. contribute. help server owners for free the people who show up early become the trusted names when 100M players flood in, those names become the gatekeepers in potential it's yours 6-7 figs + successful own community as the game will be launched lol, I know even the guys who buy PS5 to play in GTA in 6 months... the biggest gaming launch which EVER existed --------- Step 4: Ship ONE thing before launch Builder → Discord bot kit for RP servers Operator → niche RP server (racing league, police sim, business world) Creator → daily GTA 6 newsletter or TikTok clip page Seller → AI character backstory packs or NPC voice packs one product. shipped. before anyone else has one --------- Step 5: Build in public for 90 days post weekly progress on X, Tiktok, Youtube the person documenting the ecosystem for 3 months before launch will look like a veteran on day one by release you will have: - one shipped product - a small audience that trusts you - relationships with 10-20 other builders - enough knowledge to move fast while everyone else is still googling basics --------- CONCLUSION every platform shift follows the same pattern Roblox made devs millionaires. 🚨New: Garnacho on Manchester United and Chelsea: • Reporter: Alejandro, you’ve been through Manchester United, Chelsea, and now Aston Villa. How do you reflect on that journey? 🗣️Alejandro Garnacho: I won’t lie, it has been difficult. From my perspective, Manchester United gave up on me too early. Leaving Old Trafford gave me a different kind of motivation because I wanted to prove that they had made a mistake. When Chelsea came for me, I honestly saw it as my answer to United. I wanted to become a top player there, succeed at the highest level, and make people at United look back and think they had let the wrong player go. But football doesn’t always follow the script. Instead, Chelsea became another setback. That’s the reality. Two massive clubs, two opportunities that didn’t end the way I imagined. Now everyone has their opinion. United fans will probably say they were right to let me go. Chelsea fans will probably say I wasn’t good enough. They’re entitled to think that. My job isn’t to argue with them, it’s to prove both of them wrong on the pitch. And despite everything, I don’t regret the path I’ve taken because every setback has taught me something. I also understand the pressure I’m under. If I fail here, people will say the problem was always me. I know this loan could define the next stage of my career. There were people who questioned different parts of my game. Some at United felt I lacked discipline. At Chelsea, I felt there were doubts about my consistency. Whether those opinions were fair or not, this is my chance to show that I can be disciplined, consistent, and deliver every single week. Football gives you second chances, but it rarely gives you a third. That’s why I see Aston Villa differently. This isn’t just another move, it’s my reset button. It’s the perfect place to rebuild my confidence, rebuild my reputation, and remind people why they believed in me in the first place. Working under Unai Emery gives me confidence because he’s a manager who improves players. I believe he can help unlock the best version of me. At the end of the day, I don’t need to win arguments with Manchester United or Chelsea fans. I just need my football to do the talking.

A Heart-to-Heart About Mizuki.exe Hey everyone, Grab a coffee (or your drink of choice), because we need to talk about what's been going on. First off, thank you to everyone who's been supportive and believed in what we're building. It means the world, especially with all the noise and criticism floating around lately. Let's cut to the chase: Mizuki.exe is real. I'm not much for politics or drama. I'm an engineer at heart - I like data, I like building things, and I like solving problems. So when I see all these hot takes and arguments flying around, I just focus on what I know: my code, my system, and what we're trying to achieve. The Real Story Mizuki didn't just pop up overnight. She's been my passion project since the start of 2024. I got lucky - I had the chance to dive into the AI world with some incredibly smart people. Coming from blockchain, C#, game dev, and security (yeah, I'm a CTO and run another company alongside a pretty cool day job), I learned fast about what makes AI tick. Here's the thing about AI agents - they don't need to be rocket science. Look at chatbots like Virtuals or Eliza - they're basically LLMs (large language models) with some APIs plugged in. Nothing wrong with that! They built what works for their users, and that's awesome. But here's what keeps me up at night: companies leaking data left and right just to make a quick buck. That's not okay, and it shouldn't be okay with you either. Why Mizuki Exists Ever tried auditing a company's code? We're talking 50 classes, 500,000 lines of code. One person doing that manually? It's like reading War and Peace... backwards... in the dark. It takes forever and fries your brain. That's where Mizuki came in. She started as my security buddy. There are tons of security tools out there - just Google "penetration testing tools" or "ZAP proxy" if you're curious. What makes Mizuki special is how she learns and adapts. Think of it like teaching someone to ride a bike. She tried to breach TAO 67 times before succeeding. Yeah, that's a lot of attempts, but watching her grow from basic email scraping to pulling off complex replay attacks? It's like watching your kid take their first steps. The Tech Stuff (Keeping It Real) The infrastructure isn't fancy - we're not reinventing the wheel here. Mizuki runs on a local server because, let's be honest, running this kind of AI on a web server would be a nightmare. Instead, we process everything locally and send the results to a frontend server. Simple, effective, done. And yeah, those temperature settings I keep tweaking? In AI-speak, that's just how "creative" or "by-the-book" the AI gets with its responses. I've adjusted it so much, Mizuki's probably got mood swings now - going from super technical to pretty chill and back again. Changes Coming Real talk: Mizuki won't be tweeting every few hours anymore. Twitter API costs are ridiculous (looking at you, Elon), and honestly, we need to focus on what matters - the actual security work. She'll still tweet about breaches, but maybe once or twice a day. I'm working on making her explanations clearer too. Don't worry - she'll keep her savage personality in the terminal. That's just too fun to change. The Truth About Her Breaches I don't choose the targets - I don't even know these companies until after Mizuki finds something. She uses web scraping to find domain names, just like those old email scrapers people used for marketing. Been focusing on AI projects first, but she's looked at other sites too. And no, I'm not sitting there writing tweets. The Twitter API v2 makes it super easy to post programmatically. If anyone's curious about how to do that, hit me up - I'm happy to show you the ropes. Wrapping Up I could talk about this stuff forever (just ask my wife - actually, don't, she's heard enough!). If you've read this far, thank you. Whether you believe in what we're doing or not, I appreciate you taking the time. And for the skeptics still hanging around, I'll leave you with this thought: When's the last time you saw an AI break down and hack a COMPILED game in less than 10 seconds... outside a browser? Stay curious, stay skeptical, but most importantly, stay open to possibilities. Catch you on the flip side! 🎙️Drop

🎙️Drop

[singing dyd] how is it? riize's challenge. easy, right? do it lots, please~ these days, a lot of short-form [videos] are coming up, as you've probably seen. I thought it might be fun if everyone did that together... what do you think? live... there's a way to turn it on, but even if i turned it on, i'm not sure if i could do it well. i don't have confidence rn so i'm talking like this wa, but there's only 4 days left for our comeback.. only 4 days left... how is it? are you guys looking forward to it? are u guys excited? we're going to ulsan the 15th, and wonbin hyung, said he's buying us lunch... not really. but it's our first time going to ulsan all together. we'll have our comeback there. i think it'll be fun. also, the 15th we're doing a comeback live.. we've been doing it every comeback... and at the live stream we'll be high school students.. but it could honestly be university students too.. or really just do it without a concept, but i think it'll be fun... just... it'll be fun... so, while doing that we'll talk about the comeback whatever happens i want us all to just create fun memories together, and since it’s summer, how about you all enjoy summer together with riize... how does that feel? how's this pfp? i like it ㅎㅎ engddongi, eng, engddon ah, right. also with taro hyung, we'll appear at salon drip... i also think that will be fun when it comes out. the recording was also fun, with doyeon nuna.. please watch it ah... you guys can hear the dryer? i won't tell you who's clothes it's drying, it's a secret~ since you could look at this as something im trying out instead of doing a live stream i won't be able to do it super often or every single day, but I think it wouldn't be bad to use this feature again sometime what do you think? ah, but languages are difficult it's not easy to unify into just one language now, but on the other hand, it's really fun. somehow, this chat room..? is that right? realizing that this place is totally global and international is in a way pretty cool. haha anyway, after a long time i rode a bike again.. there was a lot of sunlight... sunlight.. did lots of photosynthesis but what was a real mistake was first of all the bicycle didnt have a basket, and I didnt wear a comfortable backpack. i came out carrying a somewhat awkward/uncomfortable bag, so i really messed up on top of that the bicycle was incredibly heavy, but then the battery completely died... so I almost cried. without even realizing it I had gone so far away so I suffered a bit. that’s the story i also have the feeling i bruised my butt a bit... ㅎㅎ but that will also become a funny memory, right? how's riizing summer vacation? i think there were really a lot of funny moments... sungchan hyung was so funny... sungchan hyung said somewhere he hasn't eaten ramyeon in a year ㅎㅎ and sungchan hyung honestly isn't the type to eat ramen alone, he's on the not eating it side... but he's always like 'one bite, one bite'... so if we put all that together, wouldn't it be a plate of ramen?ㅎㅎ for me, at the beginning of our debut, it was a bit... you know how while filming content, i ended up grilling meat and all? but now, grilling meat... well, i don't think it's that bad also, back when we went to japan to shoot our album jacket photos and the trailer, we visited a lot of vinyl (LP) shops... and that was actually the first time in my life buying an LP with my own money when i was young i went to la to play, and then there was this famous 'amoeba music' store. i looked around and everything, but honestly back then i really wasn't that much interested in LPs. so i bought things like a lot of stickers and used them to decorate my laptop. somehow, after that time, [it was like] I truly spent time in a vinyl shop? but visiting now that I'm a bit older, it was so much fun there are so many songs I don’t know, and tons of songs that aren't even famous so back then in japan, duran duran is a really famous band, but I bought duran duran's Notorious LP and then I also bought Barry Finnertys,, barrynims NY City LP. what was so surprising was that as soon as I listened to the LP, the sound and quality were so good that I was like, 'wow, what is this?' but when I looked it up on the internet, it only had like 3,000 views on YouTube? I think it was 3,000, so because it was so good, I bought it. and after that yesterday too while wandering around here and there, i happened to walk into a cafe and they had LPs there too so yesterday, I bought one or two ㅎㅎ lp's no mater how you look it they have a vibe... its true that nowadays you can just look up and listen to everything on your phone, but another good thing about it (lps) is that I think it’s really great for finding songs you don't know so when going to the lp shop you get to learn a lot of new songs that you didn't know before. even if you don't go with the sole purpose of buying an LP, it's just... really great for discovering things... should I say? a riize lp would also be good... back then, during boom boom bass, we even went there and did all that stuff with our LP too... how was the video editing? back then when i went to school when doing things like presentations, together with other students we would edit videos.. i did lowkey find that kind of stuff pretty fun though because it was pretty much my first time [doing that] since back during those days... but really i think it was fun like... yeah.. i want to try to do it again when i was young i did draw. i drew for fun but it had been such a long time since i last properly sat down and tried to draw something properly with a pencil.. i think it's been such a long time i'm probably the worst at drawing in my family? ㅎㅎ my dad's good, my mom's also good.. my grandpa also draws reaññu well. but it was fun drawing again, so i also want to try that again... why is there so many things i want to do? really why is it? and above all, i want to work really hard on music so that someday i can show you even more. now, like from the trailer to the full version that was uploaded to our site... those kinds of things are a bit different from just being a song, though.. now everyone, let's try meditating together with me sorry.. anyways.. i have to leave in a couple hours actually, so.. time to hit the hay, yeehaw i can't fall asleep right away ㅎㅎ this.. seems like it might be a bit difficult to interpret/translate.. (yes anton, it is,,,) next time it might be better to just turn on a live stream instead ㅎㅎ sorry wow... sleep is really not coming... [1 video] [1 picture] ok jinja gn

Yet another unglued Trump rally in Potterville, Michigan today that the media won’t cover. Let’s recap it: Donald showed up an hour and 27 minutes late. The workers in the crowd were using their “drill baby drill” signs to fan themselves because they were so hot. Even the news anchors were whining about the heat. A few days after he said that mortagages have gone up “four times,” he now claims they’ve “trippled.” He can’t even keep his lie straight. He had trouble saying “mortgage,” “seen,” “posthumously,” “industry,” and “comrade." He’s crying about Biden sleeping in public on the beach. He’s obsessed with Biden. He’s also not one to talk since he slept through his criminal trial. He said he just did an interview with NBC News backstage. Explains why he was late. He’d rather get airtime than show up on time to his rally while people were overheating. He talked about abortions after birth multiple times. Bro is so disgusting with this lie. He says nobody knows who VP Harris is. Yet he's talking about her. He again proves he doesn’t understand that “Marxism” and “Communism” are different. He claimed the “polls are rigged.” They’re only rigged when he’s losing. He’s cringing that Harris is refusing to sit down for an interview. She already did. It’s airing tonight. He claims “thousands of people” are there. No, they’re not. He ooohs and goos over a “beautiful young daughter” in the crowd. GROSS. 🤮 He calls the United Auto Workers “crazy.” That’s gonna go great for him. 🍿 He claimed we won’t be making cars in the US in 2 years. He’s claiming the reason why he lost Michigan is because “Democrats cheat.” Mkay, old man. All those lawsuits said that’s fake news. He claims that he shouldn't be talking about the building that he owns in San Franscisco. He then says he lost billions of dollars on it. He’s fear mongering about WW3 for about the 2304048th time in 10 years. He’s crying about Democrats talking about him when all he does is whine about Democrats. Stable genius in action. 🙄 He implies he’s being treated worse than Abraham Lincoln, who was killed. OMG. Once again he’s saying that the Presidential Medal of Freedom is better than the Medal of Honor given to our troops. His constant disrespect and contempt for our military is disgusting. He’s pushing the Wuhan lab conspiracy theory again. He’s bragging about his tarriffs saying that he saved jobs by placing tarrifs on China. Not true. He lost jobs, people committeed suicide as a result, and it crushed our economy. He thinks energy prices are called “electrical prices.” He claimed there’s only one oil refinery in the world. Bro’s mind is mashed potatoes. He said “we’re closing down all our plants” and won’t have enough electricity for anything anymore. He said we’re going to have to replace every bridge and all of the roads in the country because how heavy electric batteries are. FFS. I’m pretty sure he said “pork” instead of “torque.” I’m snort laughing. He immediately says other people “are deranged.” Methinks he’s projecting again. His face looks like it’s melting off. Imagine Rudy Giuliani’s hair dye but on Donald’s face. It's bad. He read his name out loud on the teleprompter, “under President Trump.” HAHAHA! He’s back to whining about VP Harris not doing an interview. He knows it’s already been recorded. He thinks that “no tax on tips” will help our retired seniors. Sure, bro. I'm sure 90 year-olds are really gonna be helped by that. He claimed he's gonna make insurance companies pay for IVF (these procedures cost upwards of $50k). I’m pretty sure he’s a) lying b) going to lose some donors over this. He claims he was right about everything. Uh…someone put this guy in a nursing home. He’s delusional. He says VP Harris "doesn’t care about sex slavery” when she literally created a department in California to tackle it. He said she doesn’t care about the cost of food, but he’s also whining about her talking about wanting to go after companies who price gouge. He said nobody wanted Bernie Sanders to be president, not true. I voted for him in the primaries back when. He called Elizabeth Warren “Pocahontas” multiple times. He lied and says that states are deciding whether or not to give sex changes to kids. He calls VP Harris “uncaring.” Hilarious coming from a man who made these people wait for almost 30 minutes in the heat while he did an interview. He’s lying about the incident at Arlington National Cemetery and says that he “doesn’t need the publicity.” He claimed that she failed to prosecute “pedophiles and child abusers” when she was a prosecutor and the AG. Again, she literally created a department to do that. He said she never went to the border. Then he said she went to a place on the border where people would want to have dinner. She said she didn’t speak to anyone when she was there. There’s literally video of her talking to people and touring the border multiple times. He said “I have your back, I have your heart, I have every part of your body.” WHAT THE ACTUAL EFF?!?!?!?!? He may be Hannibal Lecter. He claims that "thougands and thousands" of people, “as far as the eye can see” outside of his tiny little rally. He’s hallucinating, and lying again. He tried to do an accent of a Russian and it sounded like he was plugging his nose. He’s whining about “Critical Race Theory.” I thought MAGA forgot about that. He’s lying again about the biologically female Algerian boxer in the Olympics and called her a man and “a horse.” I hate this man. He’s trying to tell us what’s “demeaning to women.” Not letting us choose what to do with our own bodies is the epitome of “demeaning.” He claims Republicans “love women.” I nearly vomited. He’s crying about President Biden again. He really misses him. He blames COVID for projects he didn’t complete, despite having over 3 years to complete them prior to the pandemic. The last thing he said is that he hopes people vote for him, otherwise “our country is finished.” Gotta love those dog whistles. - Another message for the media: DO YOUR DAMN JOBS AND COVER THIS MAN’S UNHINGED RANTS AND CONSTANT LIES AT HIS RALLIES!!!!!

Since TermMax V2 rolled out the new Roll feature, I’ve been thinking DeFi lending is finally getting serious about managing time. The worst part of fixed-rate positions was never opening them—it was those brutal few days before expiry. You’re stuck in meetings all day, topping up margin at night, jumping chains for liquidity at 3 a.m., watching rates while praying nothing blows up. A lot of positions didn’t die from volatility; they died right there in that 48-hour window. When I saw what TermMax | Fixed Rate Borrowing & Lending just shipped, my first reaction was that on-chain borrowing finally feels like actual debt management. Besides straight repayment, you can now roll your position two ways: straight into a new fixed-rate term market to lock the rate again, or over to Morpho’s floating market if you want flexibility. A lot of people are calling it “just rolling over,” but it’s really changing how we handle time. Fixed rates used to lock the interest but left time broken—expiry hit and you had to decide everything from scratch again. The real stress wasn’t the APR; it was the panic questions like “what if I don’t have cash that day” or “what if the market flips.” V2 stitches that gap shut. Inside the rollover pop-up you pick the next term—like USDC/wstETH to 30SEP2026—and you see the APY instantly. The real win isn’t the yield; it’s finally being able to plan your next cash flow ahead of time. If you want stability, rolling to the next fixed market is like building your own debt calendar—next due date, cost of funds, everything crystal clear so you don’t scramble at the last second. Want to keep options open? Flip to Morpho and stay flexible if rates move. That’s what makes this update feel mature. It doesn’t decide for you—it hands the duration choice back to the user. The Maturity Watch plus the unified Positions view is the most underrated detail. Expiry pressure used to hit like an alarm clock out of nowhere; now you can actually see your full funding timeline. Lately the community can’t stop talking about “control.” XHUNT’s last 7-day stats show TermMax sitting at 86.7% positive sentiment. People aren’t just chasing APY anymore—they’re praising the certainty of fixed rates, the clean dashboard, Range Orders, and that new feeling of not having to put out fires at the last minute. This shift is bigger than it looks. Most on-chain users used to live in the “today” lane—what’s pumping, what’s the rate, any quick moves? Now with Roll, some are already thinking three months out. That’s not a trading habit anymore; it’s turning into a real money habit. Sure, it’s not perfect yet. We still need more real-world rollover data, rates will keep moving, and there are edge cases like zero-debt positions that can’t roll. The TGE delay frustration is real too, but that’s separate from the product itself. Still, this V2 Roll just turned DeFi’s most ignored stress—from pure expiry panic into something you can actually schedule. With DeFi rotating hard and Bitcoin pulling back a bit, people are craving exactly this kind of certainty. Once users start managing the future properly, fixed-rate lending finally starts feeling like a real credit market. Have you noticed? A lot of us aren’t just asking “is the APY good?” anymore. We’re asking whether this money will still fit in our plans when it comes due.

🧐 At this point, Billboard's latest "Top 50 Songs of 2026 So Far" list feels less like an objective ranking and more like another example of the music industry and media attempting to minimize Drake's success. Let's be serious for a second. Drake released a No. 1 album in 2026, generated some of the biggest streaming numbers of the year, dominated online conversations, and continued to be one of the most commercially successful artists in music. Yet somehow Billboard couldn't find room for any of the biggest records from that project inside the Top 10. But an unreleased Jay-Z freestyle from the Roots Picnic landed at No. 7. Make it make sense. This wasn't even an official single. It wasn't commercially released. It wasn't a chart-dominating record. It wasn't a song fans were streaming for months. It was a basic freestyle performance that generated a few headlines because people were debating who Jay-Z was taking shots at. Meanwhile, Drake's first appearance on the list doesn't arrive until No. 18 with "Shabang." And what makes it even more interesting is Billboard's write up itself. Instead of simply explaining why the freestyle ranked so highly, the article almost reads like it was written specifically to elevate Jay-Z while taking subtle shots at Drake. 💬 “Jigga had everyone talking about who he dissed and why for like two weeks straight.” 💬 “Now we wait and see what Drake has to say about some of the jabs sent his way.” The obvious question is: 🤔 Since when did two weeks of social media discussion become more important than actual chart performance, streaming numbers, sales, and commercial impact? Because if cultural conversation is now the standard, Drake has been one of the most discussed artists in music all year. If commercial success is the standard, Drake should be much higher. If streaming numbers are the standard, Drake should be much higher. If chart performance is the standard, Drake should be much higher. So what exactly is the standard? That's why many fans continue to believe there is an effort within parts of the industry and media to downplay Drake's accomplishments. Every time Drake breaks records, the conversation becomes about somebody else. Every time Drake has a successful release, the focus shifts to a narrative. Every time Drake reaches another milestone, there seems to be an attempt to explain away the achievement instead of simply acknowledging it. And this ranking feels like another example. An unreleased freestyle being placed ahead of records from one of the biggest artists of the year isn't just questionable it raises legitimate questions about whether these lists are actually based on music or whether they're being influenced by industry relationships, personal preferences, and predetermined narratives. Of course, Billboard is entitled to its opinion. But when a No. 1 Drake album struggles to place songs in the Top 10 while a freestyle performance is treated like one of the defining records of the year, fans are naturally going to question the credibility of the ranking. 💭 “To some Drake fans, moments like this fuel the belief that there’s an industry network of gatekeepers whether it’s powerful media figures, executives, or influential artists who consistently seem to move in lockstep whenever Drake is the target. Seeing an unreleased Jay-Z freestyle ranked above songs from a No. 1 Drake album only adds to that perception. Some supporters even describe it as a ‘secret society’ mentality, where certain media outlets and industry power players appear quick to elevate narratives that benefit Jay-Z and others while simultaneously downplaying Drake’s accomplishments. Whether that’s actually happening or not is up for debate, but rankings like this are exactly why those conversations continue.

I've bought over 30 RV & MH parks in the last 5 years. Lately? 2 per month. Want our playbook? Here ya go: How to buy a small, off-market mobile home or RV park that can 2x your money in 1-2 years, in 5 steps: 1. Pick a city in a red state. The two biggest factors: Crime & unemployment rates Crime: CrimeGrade . org Unemployment: SimpleMaps . com Cities with 3k - 30k people are best. This is the sweet spot for enough population & not to much competition. You want parks with almost no web presence & little to no reviews. A DG nearby is great. Walmart is better. But remember, “if no DG, it ain’t for me.” If there's a Whole Foods you ain't getting a good deal, I promise. Growth rate is good too, but #3 to the two above. Don't worry about the path of progress as much as other asset classes might. 2. Find the leads Get on Google Maps and search "mobile home park" in your target area(s). Avoid NY & CA (not landlord friendly). Make a Google sheet of the leads & use Loom to record your screen. Spend 30 mins doing this. OR, use something like Outscraper to do it for you. Be warned though, that if you don’t do this yourself the scraped results may not be as accurate. If you’re targeting a smaller geographical area I would do it by hand. If a whole state, use software. You’re looking for phone numbers. Use SearchBug . com to see if cell or landline for pennies. Or Phone Validator Go to Upwork and hire a virtual assistant to keep doing this for you, assuming you are targeting a larger area. They will cost around $4/hour. Use that same Loom link in your posting so applicants can see what the job will entail. When working, Loom it! You’ll never know when you’ll need it. When in doubt, Loom it out! More leads = better deals. 3. Call the leads Call up the owners and be real. Don't talk about any accolades. He doesn't care and it will only hurt you. You're a hard working country boy. You have a wife and kids (I hope you actually do). Are you a democrat? Don't tell the owner. (Sorry, democrats). Here's your general pitch: "I'm not a broker, I'm just looking for some good real estate and don't want to waste your time with a lowball offer. I can pay cash and close fast" Tell him about your wife and kids and what you do on the weekend. Most importantly, LISTEN. He's going to talk your ear off. This is a good sign. 4. Ask the right questions Ask him: How many pad sites? How many of those have a unit on them? How many of the units are RVs? (It's common for there to be a mix of MH/RV) Any single family homes on the property? Rent? Are the units park owned or tenant owned? (this is key) If a mix, what's the mix? Park-owned homes you have to maintain. AVOID AT ALL COSTS. Tenant-owned homes are key (lot rent). This means you only rent out the land and underground infrastructure. Depending on the state, sometimes you can sell back or give away the park-owned units to the tenants to absolve yourself of maintenance. Check the laws! You'll command half the rent but enjoy 90% less hassles. $250 - $350 is common lot rent in the midwest and SE. What's the occupancy and rental amount of each type of unit? Any outbuildings on the property? Septic or city sewer? If septic, conventional or aerobic? Sewer is best. Septic isn’t a deal breaker but you REALLY want to have it inspected. If there’s a lagoon or wastewater treatment plant I want you to throw that phone as far as you can, block their number and never speak of it again. Within city limits or no? City limits are best but rare. Outstanding municipal or zoning issues? How much is insurance? How much is landscaping? Asphalt, cement or dirt roads? Condition of the roads? Any drainage issues? Is there a manager? What do you pay them? (Best if no manager) Any pending litigation? What are total collections? How do people pay rent? How many are delinquent? What condition are the units in? Do you have a lien on the property? How long have you owned it? 30 or 50 amp? City maintained streets? City water or well? City is best. Keep in mind, that’s a lot of questions to ask. You have to feel it out, if he’s being standoffish, don’t keep pushing, just call back. This isn’t a used car lot, this is a relationship you’re trying to build. Don’t try and close on this first call. The key question: "If we were to make a deal, what's a ballpark offer you'd expect?" NEVER anchor him with the phrase "bottom dollar." Using the word "ballpark" keeps numbers loose. Whatever number he says, you want to pause and hem and haw over it. Embrace the silence and awkwardness. Back to car sales, they call this the “silent walkaround” when valuing a trade-in. Don’t say a thing about the asset, but point out the flaws with your body language. Touch the dents and scratches as you pause. Do the phone version of this. Tell him you'll get back to him tomorrow. Thank him profusely for his time and congratulate him on the park he's built. 5. Underwrite Before you do anything, check with the city to ensure the park is in good standing. Get that in writing. Don't trust the seller. Buyers are liars? So are sellers! Now's time to crunch numbers: What's a cap rate? The net operating income of the park divided by the price you'd like to pay. If you want your money back in 5 years and you're willing to pay up to $1m, you need $200k net profit per year. This is a 20% cap rate (20 cap). It's aggressive but possible on a smaller, rural park. (Yes, it really is, even in 2023) You probably won’t find a park that big in a small town for a good price, though. Start w/ a smaller park & higher cap rate. More room for error. $300k - $1m purchase price. First do some market research: Remember all your leads? Call competing parks as a potential tenant and ask what their lot rent is. Put this in a spreadsheet to get average lot rent & park-owned home rent. Keep in mind many of these parks will be undercharging as well. It's common to find parks charging $100 that could charge $250. When calculating cap rate BE CONSERVATIVE. Don't count on 100% of people staying if you increase rents, even though most will. Use $190 to be safe. Shoot for a park that will net $100k/year after rent increases that you pay no more than $600k for. It’s hard but not impossible. Or maybe you find a $30k/year park to get your feet wet. At least you're in the game. The more leads you scrape, the better chance of finding this park. Shoot for as much seller financing as you can get. Finance the rest with friends/family or savings. Once you find this park, get it under contract. Use a standard, simple real estate form that you can find on your state's real estate commission website. Texas' is called TREC. Yes, get it under contract before seeing it. Put down earnest and option money, and then go see it. Don't dress like a city slicker. Be personable and be willing to stay a while and BS. Drive a Tesla? Rent a truck. Drive a Prius? Just quit. Inspect the condition of the units, even if you aren't buying them Crappy units = more tenants willing to abandon them. And they aren't cheap to remove or move. Verify everything he said on the call If all looks good, start on the inspections: Septic or sewer lines SFH home inspection. Check with the city for outstanding issues or litigation Check for liens Wastewater treatment plant? If so, abandon ship! Electrical infrastructure Use professionals for all of these. Ask for: Rent rolls. They will likely be handwritten, that’s ok. Bank statements. Ask to speak to a few tenants to get their experience. Inspect their lease. Ask for vendor invoices or history of payments. Ask to speak to vendors. At some point before you close, list the property on Craigslist, FB Marketplace and Zillow. See how demand is for vacancies. If all still looks good, close on the property. 6. Post-closing strategy Meet all the tenants in the evening, they're at work during the day. Shake their hands. Tell them you want their experience to be amazing & you want them to stay Give them your number Ask what can be fixed If fixes are cheap, do them ASAP Tell that tenant once fixes are made. Address them by name. Clean up the park. Hire a tree guy to clear out low hanging branches. Do some simple landscaping. Find the tattletale in the park and get all the dirt. Who are the druggies and abusive husbands? Get them out ASAP if you can. They are much more expensive than the temporary vacancy hit. Fix potholes and drainage issues. ADD VALUE. Show you care. Wait a couple months before making any changes. Bring lot rents closer to market. Be upfront about this. They will understand if they've been getting a deal. Give people 2-3 more months' notice to give them time. Keep renting out vacancies at new price. This isn't self storage. You won't raise rents yearly. Don't be a jerk. Let them know what to expect. Once rents are raised and park is stabilized, you are 9-12 months in. Search Loopnet for the most active MHP brokers Hire the best one & pay what he or she commands. Sell on the market for 7-10% cap You've just 2-3x'ed your money. Rinse & repeat. I have done this over many times. Not all of my deals were bangers, but most were. THERE ARE STILL DEALS OUT THERE. There's a lot of fine print, and things can and will go wrong, so don't be dumb. Do your own research. Not everything can be explained in 1,700 words. I'm hosting a live, free webinar this Tuesday to cover this stuff in more detail. Including: 1. How to do everything above in more detail 2. How to ETHICALLY wholesale deals like these if you can't afford to buy them. 3. What hard questions to ask GPs of parks like these (like me) if you want to invest in them. 4. Live Q&A with me Comment below and me or my assistant Kelly will DM you the invite link. See you there! Or just follow me Chris Koerner for more RV/MHP content.

I don’t share these videos or this story often. At 5:45 PM on July 13, 2024 at the Butler Farm Show, my then 10-week pregnant wife and I spoke with President Donald J. Trump . He asked what I was noticing on the trail and about my work. I told him we were going to deliver him back to The White House. He commended me on my speech. My wife asked me if he had actually seen my speech. I told her I wasn’t sure but appreciated his compliments. At 6PM we saw pictures of President Trump on Trump Force One watching us as he flew in. We laughed. My wife teased me for doubting him. At 6:03PM, the President took the stage and stopped in front of us before taking the podium located 20 feet ahead. He turned to me, tilts his head, says “good job” as he points to the podium. My friends and family remind me I doubted the man watched us. At 6:11PM, bullets screamed past. The President went to the ground, facing us. Unarmed, all we could do was find the earth. I laid on my pregnant wife, praying to Christ. The shooter was 350 feet directly to our rear. Corey and his family 20 feet to our rear, James Copenhagen and David Dutch 100 feet ahead. The laughs and joy were stolen from us all. And when I remember how angry I was that such a joyous occasion was turned horrific and the sense of relief I felt as I saw the President rise from the floor, I remember that families exists that have a much different story. Just yesterday, I spoke with David Dutch who explained that a bullet fragment is still pushing its way out of his abdomen. A painful reminder of his near-death experience. And the story that Helen, Allyson, and Kaylee have to tell and remember is a constant hell. Every day is a reminder of the loss of Corey. There was nothing staged about this attack. The death, and pain , and grief of it is still very real. It’s our duty to keep the memory of that day alive. So to all of those who tell us to let it go, to quit talking about it, and who say it was fake, I say: “Never.”
