DID YOU SEE MY PUBLIC $ONDO CALL A FEW DAYS AGO? Called it at $0.2773.๐Ÿ‘‡ Today? it hit $0.4218. A 52% MOVE! $10,000 on that call is now worth roughly $15,210. That's $5,210 in profit in days. NOT MONTHS. DAYS But here's the thing. I'm not posting this to flex. I'm posting this because the move barely started. $ONDO sits at roughly $2 billion market cap right now. The tokenized real-world asset market it dominates is projected at $16.1 trillion by 2030 per BCG. The total addressable market across treasuries, equities, real estate, and bonds exceeds $600 trillion. $2 billion against $600 trillion. That's 0.0003% penetration. The room to grow isn't measured in percentages. It's measured in orders of magnitude. Ondo controls 80% of the tokenized Treasury market. BlackRock's BUIDL connected. Mastercard integrated. JPMorgan just settled tokenized Treasuries alongside Ondo through XRP Ledger. 250+ tokenized stocks and ETFs live. This 52% move was the market waking up to one news cycle. The structural repricing hasn't even started. Inside my subscriber feed? I share the deeper strategy. Entry points. Expectations. Market structure. Exit planning. For subscribers who want a more personalized approach, I also offer 1-on-1 customized exit strategies designed to help protect your gains, manage risk, and preserve capital when the pullback comes. The bull run rewards the prepared. Not the lucky. The public call was free. The strategy behind it is what makes the difference between catching a move and building wealth from it. $ONDO IS BUILT FOR TRILLIONS Whoโ€™s with me? ๐Ÿ‘‡

As college football coaches, due to our new annual college football schedule, there arenโ€™t consecutive โ€œDays Offโ€ like we used to have in the past, thus the reason Iโ€™m taking advantage of these next few days off โ€” starting today. Context: this is the first time the Atuaia family has been together as one unit since 2020 Covid Christmas. We got up this morning (11am๐Ÿ˜‚) to ready ourselves for a FAMILY PHOTOSHOOT that hasnโ€™t happened since 2017 due to 3 LDS missions, 3 job changes, 3 moves to 3 different states, and mostly the multiple excuses Iโ€™ve given NOT to be available for this event. After the Photoshoot, our kids wanted to go to Savage Fish in Millcreek for Pokฤ“. My kids know a little about it, but we (Liz and I) have a Christmas story concerning the owners of Savage Fish. 16 years to the day, we were at BYU struggling financially as I was a full time graduate student and Liz a stay-at-home Mom with our 6 young kids to look after. Literally, every penny went to pay for our daily survival. On this day (23rd) these angels on earth came to our 2 bed/1 bath Wymount Terrace apartment to save Christmas for 6 little kids and 2 thankful parents. Today, as I watched each of my kids order their pokฤ“ bowl, the same who were blessed by the owners of Savage Fish years ago, I tugged at Lizโ€™s sweater to reminder her of that day. She smiled and simply said โ€œTender mercies.โ€ Right now, Iโ€™m typing this and drinking my kava while listening to all 7 of my kids, led by the oldest child in our family, putting together over a hundred โ€œGIFT PACKAGESโ€ to personally handout to less fortunate folks outside homeless shelters, multiple public parks, and other areas frequented by this demographic in Salt Lake City area. My kids, not prompted by me in anyway, have done this everywhere weโ€™ve lived in the past: Charlottesville Virginia, Pullman Washington, and now Salt Lake City, Utah. We have been the beneficiaries of other peopleโ€™s kindness all our lives (including recently with a stranger saving my wifeโ€™s lifeโ€”a stranger we have not found yet), paying it forward is simply just the right thing to do. If we have any juice left tonight, weโ€™ll likely do our annual Christmas Song for the online masses. Or, weโ€™ll just mixx as a family and enjoy laughing like crazy. Either way, itโ€™s been an awesome day.

The MGF Marshalls (who by the way is one of the best run orgs in the country, more on that in a future post!) called and in his 1st game and 2nd AB with a 1-2 count in a left on left matchup with the shadows in play, Grant took a 92 mph FB off the shoulder and into the right side of his face. The only time in 5 years w/o a face shield on his helmet, itโ€™s the only time heโ€™s been hit above the shoulder. Was watching the game on live stream, and it was hard to tell where it actually hit him? Grant immediately started walking to the dugout and I couldnโ€™t figure out why he was doing that, because he should be either staying at home plate gathering his bearings or going to 1B. What you donโ€™t see is the catcher and pitcher who are close friends of Grantโ€™s growing up facing each other in HS and teammates throughout their CBA summer/fall travel ball experiences, looking on with what just happened? The pitcher and catcher who Iโ€™m close with as well, are in shock and the pitcher then walks into the opposing dugout to see if Grant is okay? Grant was okay, but he wasnโ€™t okay?! That helpless feeling again when youโ€™re not there and your son has something almost tragic happen?! I was calling friends who I knew were at the game and they said he had ice on his cheek in the dugout. After the game Grant was going to drive 4 hours home and get home at 3am to attend his cousinโ€™s church service to listen to him speak at his 2 year church missionary farewell. He got home late as I said and woke up yesterday with his face extremely swollen and his eye already black, so we saw his uncle at church, who is a pediatric dentist and he scheduled a CT Scan with an oral surgeon buddy. Grant went in this morning for the scan and to our surprise, NO broken bones. Thank you to the countless people who text and reached out with worry and wanting updates. The baseball circle is small, but big at the same time and is a comforter! Once again his mother Heidi was working overtime to protect her kids, just like my daughterโ€™s car accident 3 weeks ago. It's 2030 and you are reviewing humanoid robots. A Tesla. A Google. An Apple. An OpenAI. A Meta. A Figure. And a bunch of Chinese-made ones. Which one is best, and why? I think the Tesla understands the world much better. Why? There were eight Teslas around me on the freeway today. Start there. No other robot company has that data. But my robot is parked at the local high school twice a day. Its cameras see humans in all of our weirdness. How we move. Where we go. Where we walk. Who we talk with. What you are wearing. Whether your hair was combed this morning. That data will lead to robotics breakthroughs. Apple might keep up with its Vision Pro data, but it is too freaked out by the privacy implications of using said data. (On the front are six cameras and a couple of TOF -- Time Of Flight -- sensors that can see everything in your home in great detail). Google has a lot of data, for sure. All my: 1. Email. 2. Calendars. 3. Photos. 4. TV watching behavior. 5. Contacts. 6. Documents and spreadsheets. 7. Files. 8. Location data. So I expect Google's robot will be attractive to many. But how do you see the others shake out over the next five years? Make some guesses. But remember what an AI pioneer told me years ago about AI: it's all about the data. The Chinese ones have huge advantages: the Chinese have more data on their citizens, and many more citizens to boot AND they can make robots cheaper than we can. But now that you know OpenAI is building its own robot you have caught wind of what I've heard from many in San Francisco and Silicon Valley: that humanoid robots are the real prize of AI and will be highly profitable for those that can make them and find customers willing to buy them. Here, too, I learned long ago never to bet against Elon Musk. Will you?

This is GIFT City. But this post is about Gurugram. Wide roads. Underground utility tunnels. District cooling. Automated waste collection. Green-certified buildings. More than 1,200 registered entities and $111 billion in banking assets. It is not Shanghai, Shenzhen or Dubai yet. But the direction is visible. Gujarat imagined a city that could compete with global financial centres. Then it started building the infrastructure required for that ambition. Now come to Gurugram. The city credited with contributing around 65% of Haryanaโ€™s revenue. Around 25% of the stateโ€™s GST collection comes from Gurugram. Last year, it contributed โ‚น3,875 crore from liquor-zone auctions alone. That was 27% of Haryanaโ€™s total. The Bristol Chowk licensing zone alone fetched nearly โ‚น100 crore. Mr Nayab Singh Saini, what exactly is Gurugram getting in return? Garbage is lying on roads across the city. Gurugram generates around 1,200 tonnes of waste every day. The waste collection system has survived on temporary arrangements since the main contract was terminated in June 2024. Nearly two years later, the city is still floating tenders and searching for a permanent solution. Then come the roads. An MCG survey found more than 2,000 potholes across eight zones. One division alone had 600. Only 387 had been repaired when those numbers were reported. By February 2026, MCG had to announce another drive targeting 5,000 potholes in ten days. We do not have a road-maintenance system. We have pothole-filling announcements after every round of public outrage. Then it rains. In July 2025, 133 mm of overnight rain brought Gurugram to a standstill. Subhash Chowk had around 2.5 feet of water. People remained stuck in traffic until 2 AM. Open manholes disappear under rainwater. Potholes become invisible. Roads turn into accident traps. Then the electricity goes. A resident of DLF Phase 1 reported an eight-hour power cut after a five-minute drizzle. In May 2026, a fault at the Sector 72 substation disrupted eight substations and even affected Rapid Metro operations. This is happening in one of the most expensive corporate and residential districts in India. And money is not the problem. MCG spent โ‚น1,282 crore out of its โ‚น1,497 crore expenditure budget by January 2026. But only โ‚น85 crore had gone towards road construction and โ‚น240 crore towards sanitation and waste management. So the problem is worse than merely having an unspent budget. Money is being spent. Residents simply cannot see the outcome on the roads outside their homes. We are not asking Haryana to build another GIFT City tomorrow. We are asking for three things. Roads that remain usable after rain. Electricity that does not disappear with the first storm. Garbage that gets collected before every vacant plot becomes a dumping ground. These are not luxury demands. These are the most basic functions of a government. Property prices in Gurugram have reached global-city levels. People are paying โ‚น5 crore, โ‚น8 crore and โ‚น10 crore for apartments. But outside the gates, the roads, drains and electricity systems still feel like they belong to another decade. Gujarat looked at an empty piece of land and imagined a global city. Haryana already has one of Indiaโ€™s strongest economic cities. It does not need to imagine it. It only needs to stop neglecting it. Fix the roads. Fix the power. Pick up the garbage. That is all Gurugram is asking for. Video credit, Reddit: [aamirusiddiqui]

EXODUS: Help Darren Stallcup Move Out Of San Francisco After dedicating the best years of my life to save San Francisco, I have made the heartbreaking decision to leave this great beautiful city behind. I did the best that I could every day and I know so many honest good caring San Franciscans out there are hurting just as much as I am and I've met so many of you who desperately want the same healing and recovery for this city that I do... The truth is... the daily chaos, lawlessness and human suffering on our streets are not accidents but a deliberate result of a cruel, sick game engineered by corrupt politicians and non-profits who benefit from the suffering of the less fortunate. I don't hate everyone who votes differently or works in non-profits... there are plenty of decent people trying to help, but far too many bad apples in the Democratic party are working hand-in-hand with these organizations to keep the crisis alive. I'm infuriated by this broken, predatory system that devastates the vulnerable, attacks those trying to help and enriches those who have blood on their hands... all on the taxpayers dime. That's why I'm done playing along and refusing to sacrifice my life to their endless failure. Yet even as I leave, I'll never stop fighting for the less fortunate by demanding secure treatment beds, real enforcement against fentanyl dealers and sober housing that actually saves lives instead of enabling death. I can continue my art, music and citizen journalism in another city that is cleaner, safer and dare I say more friendlier to me, a conservative Patriot who loves our great beautiful country. Day and Night I walked these streets up and down the block, handing out food, clothing and blankets to the less fortunate while listening to their stories. Through citizen journalism, I documented the homeless crisis on the ground, sharing videos and photos to raise awareness. I spoke passionately at City Hall meetings, demanding accountability from leaders who seemed indifferent. I appeared on national and international television to share my story with the world about the fentanyl genocide devastating our city. Today, with a heavy heart, I regret to inform our community that I am relocating to a safer area outside San Francisco. I can no longer tolerate the chaos and stress of day to day survival in this city. It has taken an undeniable toll on my physical, mental and spiritual well being. Our corrupt and incompetent local and state leaders have deliberately enabled chaos on San Francisco's streets, creating a perpetual crisis that funnels billions of taxpayer dollars into the hands of corrupt non-profits and organizations. These entities thrive on the suffering of the less fortunate, profiting from endless contracts for shelters, outreach programs and harm-reduction initiatives that fail to reduce harm or homelessness. Harm reduction is causing more harm. Progressive policy is making everything progressively worse. I am done being a guinea pig in their social experiment. Year after year, billions have been spent, yet the humanitarian crisis has only worsened, with more tents, more overdoses, and more despair. Fentanyl overdoses are on the rise, homelessness numbers are climbing and our public spaces have all but deteriorated, all while the same politicians get elected year after year. It is a calculated system of human suffering and I am done living through the nightmare every single day. I've been documenting the truth about San Francisco's streets for years, but as I prepare to leave for good, this frontline perspective might go with me unless I am able to find a nice small town where I can continue my work from afar. If my story has ever opened your eyes or fueled your fight, I ask you to show love to my journey. My work in our community began with a deep compassion for those suffering on the streets and I poured my energy into helping the homeless directly. My home burned down to the ground, I know what it's like to have nothing and work your way up from rock bottom. Every day, more people overdose and more people show up in San Francisco from all over the country. It's a never ending cycle. I have lost too many family and friends and I refuse to be next. I am profoundly tired of the fentanyl genocide that has turned my once beloved city into a hell hole. I have seen one too many open air drug markets, claiming thousands of lives each year. The drug dealers operating freely, the human feces and needles littering streets and sidewalks, the judges letting the fentanyl dealers out of jail, the fentanyl showing up on playgrounds and in schools, the women giving birth on the sidewalk, the still born babies found in port-o-pottys, the people jumping off of buildings, the people living in the sewers, the non-stop every day looting of our grocery store, the robbery of our local restaurants, the targeting of our mom-and-pop shops, the risk of riding public transportation, the waking up to burglars kicking in my door and fighting them off, the sound of going to sleep to people screaming and waking up to emergency sirens, the billion dollar tech offices and third world conditions across the streets, the constant threat of The Big Earthquake, power outages, infrastructure breakdown, skyrocketing cost of living, it's all become unbearable. Homeless encampments blocking public spaces, the high risk of fentanyl exposure and rampant property crime have eroded any sense of normalcy. Personal safety threats from erratic behavior, boarded-up stores and political hostility weigh heavily on me. I no longer desire or wish to endure these heartbreaking struggles. Building a life for myself, let alone a family, in this decay, is almost impossible. The frustration with leftist policies enabling open drug scenes, health risks from biohazards and store closures reducing access to essentials has taken its toll. I have personally witnessed at least a dozen grocery stores close down and my heart is broken as I wonder if I am slowly living in a food desert because of rampant, unchecked crime. They defunded the police and the judge releases criminals out of jail the next day. I am sick and tired of fighting off the same bad guys every day. The Urban decay is not just in areas like the Tenderloin, SOMA and Union Square, but all over the city. The difficulty in regular social life is noticeable and everybody is on guard making human connection even more challenging unless you are a millionaire. I walk into small businesses, stores and restaurants and all the workers are on edge wondering what chaos will happen that day. Tourists ask me what is happening to the city? All I do is shake my head. This is not the San Francisco I grew up in. My City has become unrecognizable. The Full House Days are long gone and it will take years, if not generations, for San Francisco to recover from all the damage done. Years of frontline activism without any city wide solutions have left me absolutely drained. Every day feels like the same nightmare, repeating the same chaos day after day without end. I don't want my life trapped in this cycle of sirens, screams and unchecked decline. It's time to step away from this chaos. I do not want to die here. The threats to personal safety, the constant exposure to violence and humanitarian crisis has become too much for one lifetime. I shouldn't have PTSD from living in San Francisco, but I do. Honestly, we all have survivor's guilt. I refuse to let this environment claim my future or my dreams. Relocating means saving my health, mental well being, spirituality and opportunity to thrive elsewhere. No more waking up and counting the bodies on the sidewalks or navigating hazards just to live daily life. I deserve a chance to build without the shadow of this humanitarian crisis looming over everything. I've sacrificed my personal health, safety and years of my life on the frontlines for the vulnerable while our local leaders profited from their pain... now, to keep fighting, I have to leave everything behind and start over. If this battle has ever meant something to you, please do consider supporting. As I pursue my American dreams in a new place, I carry the lessons from San Francisco with me forever. I will always cherish the memories and good times. This city will always have a place in my heart. San Francisco is my hometown. I continue advocating for change from afar, but with renewed energy in a safer environment. This move allows me to build a stable life, free from the nightmare that has defined too many years of life. Thank you to all my family and friends that have supported my work, I fought valiantly but now it is time for a tactical retreat. My time in the trenches, on the frontlines are over. I can't believe I made it out alive. Here's to new beginnings and the hope that one day, San Francisco heals.

Two days ago Elon said SpaceX is building a "self-growing city on the Moon" in under 10 years. Most people don't realize how close the engineering already is. Using the xAI API (Grok) I compiled every peer-reviewed study, mission result, and hardware spec into one document. Here's what the data actually says. The math: Elon Musk's core argument: "We can launch to the Moon every 10 days a 2-day trip. Mars is every 26 months a 6-month trip. We can iterate much faster." Starship lands ~100 metric tons per flight. At 10-20 lunar flights/year, that's 1,000-2,000 tonnes of infrastructure annually. That's enough to build a city. Construction: We already know how to build with lunar dirt. 9 validated sintering methods turn raw regolith into structural material ranging from 26 to 207 MPa compressive strength. For reference: under 1/6 g, lunar structures need a fraction of what terrestrial buildings require. China flew 34 regolith bricks on Tiangong for a full year. Returned November 2025. No cracks or structural damage. 3x standard brick strength. Power: The 14-day lunar night is the hardest engineering problem on the Moon. NASA and DOE signed an MOU in January 2026 for a nuclear reactor on the surface by 2030. The Phase 1 demo spec was 40 kW. The Phase 2 solicitation issued December 2025 calls for at least 100 kW. Both targets: under 6 tonnes, 10-year life, zero crew intervention, autonomous startup. A rover drives it to a safe distance, unreels a cable, and walks away. One of those powers a small city through every lunar night. ISRU: The Moon is 40-45% oxygen by weight. It's locked in the rock, but we know how to get it out. Molten regolith electrolysis: ~6,800 kg of hardware produces 25 t/yr of metal + 24 t/yr of oxygen. Mass payback ratio: 0.14 kg of equipment per kg of annual product. That's an industrial plant. Dust: Lunar dust is electrostatically charged, razor-sharp, and gets into everything. Apollo crews called it the worst operational hazard on the Moon. In March 2025, NASA's Electrodynamic Dust Shield was tested on the actual lunar surface during the Blue Ghost mission. Before-and-after images show regolith visibly cleared from glass and radiators. First in-situ dust removal ever demonstrated on the Moon. Most people missed this entirely. Lava tubes: The best real estate on the Moon is underground. GRAIL gravity data suggests lava tubes up to several kilometers wide may exist beneath the lunar maria. The first cave was directly confirmed by radar analysis published in 2024: the Mare Tranquillitatis pit, at least 45 meters wide with a conduit extending tens of meters further. Interior temperatures in shadowed lunar caves range from -20C to as warm as 17C, stable year-round. Zero radiation, zero micrometeorites, zero thermal cycling. A pressurized lava tube habitat doesn't need regolith shielding, doesn't need thermal control, and has virtually unlimited expansion volume. Timeline: Elon Musk said "less than 10 years." Here's what that looks like with the hardware that exists today: 2026-2028: Robotic cargo flights. 5-10 Starships pre-position 500-1,000 tonnes. Nuclear reactor. ISRU pilot plant. All before crew arrives. 2028-2029: First crew lands to a turnkey site. Monthly cargo flights continue. 20-40 people. 2030-2032: 100-200 residents. Industrial oxygen and metal production. 3D-printed campus. Propellant production begins. 2033-2035: 200-500+ people. Propellant self-sufficiency. Lava tube outpost. A functioning city. Geopolitics: China's ILRS is in active construction phase. Joint Russia-China nuclear power station planned for 2033-2035. Chang'e-7 launches this year with a PSR hopper. A Trump executive order in December called for a permanent lunar outpost by 2030. NASA Administrator Isaacman is accelerating commercial partnerships. The south pole is a strategic race, and SpaceX just entered it as a city-builder. Close: A year ago Elon Musk called the Moon "a distraction." Now it's the overriding priority. What changed isn't the destination. It's the realization that Starship's 100-tonne payload class, combined with ISRU and nuclear power, makes a self-sustaining lunar city achievable this decade, not next. The full technical reference (47 sources, 14 sections) is linked in the comment below. It's the most comprehensive single document that you will find on what it actually takes to build a permanent settlement on the Moon.

Dating a man that is 30 years and above? Here are things you might not understandโ€ฆ. 1. He's allergic to unnecessary stress. At that age, his patience for drama is zero. Even small chaos drains him. He wants a woman who calms him, not one he has to survive. 2. He moves slower because he's thinking long term. He's not scared of commitment. He's scared of committing to the wrong woman. That caution is not lack of interest... it's maturity. 3. His career pressure is real. At this age, a man is fighting silent battles: finances, stability, responsibilities. So if he's not texting 24/7, it's not neglect... it's life. 4. He's tired of begging for understanding. If he says he's stressed and you take it personal, he'll stop opening up. Grown men close their hearts quietly. 5. Consistency is his love language. He's not impressed by a woman who is sweet today and confusing tomorrow. He needs steady energy. 6. Disrespect switches him off instantly. You might think it's a small statement or attitude, but to him, it's a sign of the future. Respect is currency for a grown man. 7. His appreciation meter is sensitive. If he feels like you only notice what he didn't do, he'll stop doing anything at all. Men that age shut down when they feel unappreciated. 8. He listens more to actions than words. At 30+, men have met talkers, manipulators and performers. What you do will matter more. 9. He already knows what he doesn't want. He won't force a vibe, tolerate immaturity, or entertain emotional games. One wrong pattern, and he'll quietly move on. 10. He loves in a steady way. Not loud. Not chaotic. Not childish. I've bought over 30 RV & MH parks in the last 5 years. Lately? 2 per month. Want our playbook? Here ya go: How to buy a small, off-market mobile home or RV park that can 2x your money in 1-2 years, in 5 steps: 1. Pick a city in a red state. The two biggest factors: Crime & unemployment rates Crime: CrimeGrade . org Unemployment: SimpleMaps . com Cities with 3k - 30k people are best. This is the sweet spot for enough population & not to much competition. You want parks with almost no web presence & little to no reviews. A DG nearby is great. Walmart is better. But remember, โ€œif no DG, it ainโ€™t for me.โ€ If there's a Whole Foods you ain't getting a good deal, I promise. Growth rate is good too, but #3 to the two above. Don't worry about the path of progress as much as other asset classes might. 2. Find the leads Get on Google Maps and search "mobile home park" in your target area(s). Avoid NY & CA (not landlord friendly). Make a Google sheet of the leads & use Loom to record your screen. Spend 30 mins doing this. OR, use something like Outscraper to do it for you. Be warned though, that if you donโ€™t do this yourself the scraped results may not be as accurate. If youโ€™re targeting a smaller geographical area I would do it by hand. If a whole state, use software. Youโ€™re looking for phone numbers. Use SearchBug . com to see if cell or landline for pennies. Or Phone Validator Go to Upwork and hire a virtual assistant to keep doing this for you, assuming you are targeting a larger area. They will cost around $4/hour. Use that same Loom link in your posting so applicants can see what the job will entail. When working, Loom it! Youโ€™ll never know when youโ€™ll need it. When in doubt, Loom it out! More leads = better deals. 3. Call the leads Call up the owners and be real. Don't talk about any accolades. He doesn't care and it will only hurt you. You're a hard working country boy. You have a wife and kids (I hope you actually do). Are you a democrat? Don't tell the owner. (Sorry, democrats). Here's your general pitch: "I'm not a broker, I'm just looking for some good real estate and don't want to waste your time with a lowball offer. I can pay cash and close fast" Tell him about your wife and kids and what you do on the weekend. Most importantly, LISTEN. He's going to talk your ear off. This is a good sign. 4. Ask the right questions Ask him: How many pad sites? How many of those have a unit on them? How many of the units are RVs? (It's common for there to be a mix of MH/RV) Any single family homes on the property? Rent? Are the units park owned or tenant owned? (this is key) If a mix, what's the mix? Park-owned homes you have to maintain. AVOID AT ALL COSTS. Tenant-owned homes are key (lot rent). This means you only rent out the land and underground infrastructure. Depending on the state, sometimes you can sell back or give away the park-owned units to the tenants to absolve yourself of maintenance. Check the laws! You'll command half the rent but enjoy 90% less hassles. $250 - $350 is common lot rent in the midwest and SE. What's the occupancy and rental amount of each type of unit? Any outbuildings on the property? Septic or city sewer? If septic, conventional or aerobic? Sewer is best. Septic isnโ€™t a deal breaker but you REALLY want to have it inspected. If thereโ€™s a lagoon or wastewater treatment plant I want you to throw that phone as far as you can, block their number and never speak of it again. Within city limits or no? City limits are best but rare. Outstanding municipal or zoning issues? How much is insurance? How much is landscaping? Asphalt, cement or dirt roads? Condition of the roads? Any drainage issues? Is there a manager? What do you pay them? (Best if no manager) Any pending litigation? What are total collections? How do people pay rent? How many are delinquent? What condition are the units in? Do you have a lien on the property? How long have you owned it? 30 or 50 amp? City maintained streets? City water or well? City is best. Keep in mind, thatโ€™s a lot of questions to ask. You have to feel it out, if heโ€™s being standoffish, donโ€™t keep pushing, just call back. This isnโ€™t a used car lot, this is a relationship youโ€™re trying to build. Donโ€™t try and close on this first call. The key question: "If we were to make a deal, what's a ballpark offer you'd expect?" NEVER anchor him with the phrase "bottom dollar." Using the word "ballpark" keeps numbers loose. Whatever number he says, you want to pause and hem and haw over it. Embrace the silence and awkwardness. Back to car sales, they call this the โ€œsilent walkaroundโ€ when valuing a trade-in. Donโ€™t say a thing about the asset, but point out the flaws with your body language. Touch the dents and scratches as you pause. Do the phone version of this. Tell him you'll get back to him tomorrow. Thank him profusely for his time and congratulate him on the park he's built. 5. Underwrite Before you do anything, check with the city to ensure the park is in good standing. Get that in writing. Don't trust the seller. Buyers are liars? So are sellers! Now's time to crunch numbers: What's a cap rate? The net operating income of the park divided by the price you'd like to pay. If you want your money back in 5 years and you're willing to pay up to $1m, you need $200k net profit per year. This is a 20% cap rate (20 cap). It's aggressive but possible on a smaller, rural park. (Yes, it really is, even in 2023) You probably wonโ€™t find a park that big in a small town for a good price, though. Start w/ a smaller park & higher cap rate. More room for error. $300k - $1m purchase price. First do some market research: Remember all your leads? Call competing parks as a potential tenant and ask what their lot rent is. Put this in a spreadsheet to get average lot rent & park-owned home rent. Keep in mind many of these parks will be undercharging as well. It's common to find parks charging $100 that could charge $250. When calculating cap rate BE CONSERVATIVE. Don't count on 100% of people staying if you increase rents, even though most will. Use $190 to be safe. Shoot for a park that will net $100k/year after rent increases that you pay no more than $600k for. Itโ€™s hard but not impossible. Or maybe you find a $30k/year park to get your feet wet. At least you're in the game. The more leads you scrape, the better chance of finding this park. Shoot for as much seller financing as you can get. Finance the rest with friends/family or savings. Once you find this park, get it under contract. Use a standard, simple real estate form that you can find on your state's real estate commission website. Texas' is called TREC. Yes, get it under contract before seeing it. Put down earnest and option money, and then go see it. Don't dress like a city slicker. Be personable and be willing to stay a while and BS. Drive a Tesla? Rent a truck. Drive a Prius? Just quit. Inspect the condition of the units, even if you aren't buying them Crappy units = more tenants willing to abandon them. And they aren't cheap to remove or move. Verify everything he said on the call If all looks good, start on the inspections: Septic or sewer lines SFH home inspection. Check with the city for outstanding issues or litigation Check for liens Wastewater treatment plant? If so, abandon ship! Electrical infrastructure Use professionals for all of these. Ask for: Rent rolls. They will likely be handwritten, thatโ€™s ok. Bank statements. Ask to speak to a few tenants to get their experience. Inspect their lease. Ask for vendor invoices or history of payments. Ask to speak to vendors. At some point before you close, list the property on Craigslist, FB Marketplace and Zillow. See how demand is for vacancies. If all still looks good, close on the property. 6. Post-closing strategy Meet all the tenants in the evening, they're at work during the day. Shake their hands. Tell them you want their experience to be amazing & you want them to stay Give them your number Ask what can be fixed If fixes are cheap, do them ASAP Tell that tenant once fixes are made. Address them by name. Clean up the park. Hire a tree guy to clear out low hanging branches. Do some simple landscaping. Find the tattletale in the park and get all the dirt. Who are the druggies and abusive husbands? Get them out ASAP if you can. They are much more expensive than the temporary vacancy hit. Fix potholes and drainage issues. ADD VALUE. Show you care. Wait a couple months before making any changes. Bring lot rents closer to market. Be upfront about this. They will understand if they've been getting a deal. Give people 2-3 more months' notice to give them time. Keep renting out vacancies at new price. This isn't self storage. You won't raise rents yearly. Don't be a jerk. Let them know what to expect. Once rents are raised and park is stabilized, you are 9-12 months in. Search Loopnet for the most active MHP brokers Hire the best one & pay what he or she commands. Sell on the market for 7-10% cap You've just 2-3x'ed your money. Rinse & repeat. I have done this over many times. Not all of my deals were bangers, but most were. THERE ARE STILL DEALS OUT THERE. There's a lot of fine print, and things can and will go wrong, so don't be dumb. Do your own research. Not everything can be explained in 1,700 words. I'm hosting a live, free webinar this Tuesday to cover this stuff in more detail. Including: 1. How to do everything above in more detail 2. How to ETHICALLY wholesale deals like these if you can't afford to buy them. 3. What hard questions to ask GPs of parks like these (like me) if you want to invest in them. 4. Live Q&A with me Comment below and me or my assistant Kelly will DM you the invite link. See you there! Or just follow me Chris Koerner for more RV/MHP content.

Saturday - Adam Friedland This musical intro was the best part of the show. The rest of his act just made me miss Nick Mullen. Unlike every other show this week, there were girls there. They seem to love this guy. I used him as bait, to get the girl from Wednesday to go out with me again. She loves Red Scare Podcast and this Jewish twink is a staple of the Red Scare Extended Universe and I wanted to fuck her and so let's go see Adam Friedland. The problem with Adam is that he has no conviction. He does not own the room, he's just filling space. He announced that his father was there, in the crowd, which is great, let's hear something that might make your father uncomfortable. No such thing was said. He stared at the floor for half the set, as if he was sorry for being there. I saw Mulaney the night before; the difference was stark. Mulaney can get away with being a sheepish pushover twink Sometimes because he also has balls. He can accelerate from "Aw shucks" to "SHUCK YOU MOTHERSHUCKER" and both versions of himself feel true. Look, I get it, being a sad sorry pushover is his schtick and it works with the voice and it's very relatable for sensitive young men who didn't do sports in high school but to carry a room for a full hour you also need to be able to fight back. I could hear Nick's intonations in his voice. But it's clear that Mulldog spent all his creative energy this week ghostwriting the white guys' lines for the Roast of Kevin Hart and so Friedland was left to fend for himself, comedically. The mark of whether a comedian is delivering or not, for me, is whether I hold my piss in to keep hearing them. This was not the case on Saturday night. I recall stepping out and getting a good look at the crowd, and Friedland bumbling through his completely forgettable material, and thinking: this makes me feel like I could start stand up comedy today and dominate the genre. I have this instinct to say: Adam's young! He'll get better! But he's not. He won't. He's 39. He doesn't have the neuroplasticity. He crossed the Sensitive Young Man threshold ten years ago. Mulaney at 43 could be his father now. He's a "much better interviewer" apparently. I tuned out after Cumtown ended because frankly I don't give a shit about the middle east, and that's 90% of what he talks about. Different strokes. I asked some guy in the bathroom, mid-piss: "what would you rate this show, out of 10?" He said: ehh, like a 6. He's a much better interviewer. I don't hate Adam Friedland, I just wish there was anybody to be excited about in stand up comedy. Between this mens' magazine giving me a $500 stipend to "report" on all these shows and the $474 ticket to Gillis and the $432 ticket to Chappelle and the $741 ticket to Mulaney and all the drinks they make you buy at these things I'm feeling like a huge sunk cost leech on the world. Just taking people's money and using it to complain. At least my date seemed to be having a good time. I wrapped my hand around her low back and leaned into her head, wanting her but not sure how to say it. It's much easier to express that kind of thing on blow. Later that night I K-holed in public. Erica and I took way too much in the front seat of the van. We were outside a rave at 3 AM, they asked me to produce a QR code on my phone, I could barely stand. I felt like I was moving in 2D. The fat security guard barely flinched as I walked past him in slow heavy steps, like a penguin, marching into this densely fogged room with colorful lights and loud bumping trance music where all I could stand to do was lean against the heavily breathing walls. I tried to dance with the girl but it probably looked retarded. I didn't try to interact with anyone, I was too far gone. I thought of Karen, as I do every time I take K. The girl led me through the venue, as I worried I would fall over or walk straight into a wall. I worried about how bad this must look, how retarded I must look, wearing this huge XXL t-shirt tucked in to my pants that don't even fit that well because I have anterior pelvic tilt and no ass. I looked and felt like a clown. A failed clown. I was smiling painfully at Erica, looking down at her, and she was doing the same to me. We found a bathroom and I forced my way in. The ketamine was NOT wearing off. I felt my heart beating hard and my head spinning like I could have thrown up but there was nothing in my stomach besides liquidโ€”no food all day besides a croissant at 2PM. I had downed some random person's red wine glass at the last bar. I worried it might have been spiked. I leaned with my head against the wall, sweating, wishing it would end, brutally aware that Erica's out there waiting for me, my friends are out there waiting for me, wondering if I'm okay, thinking he's too fucked up, he can't handle himself, I thought Thomas was always okay and always in control no matter what, they're losing confidence in me, they're losing confidence in themselves for associating with me, what is this big colorful retarded clown shirt I'm wearing I must look like such a fool right now I can't face these people, I can never face them ever again, my face must look so evil ugly and strained, I splash my face with water but it doesn't help, run it through my hair but it doesn't help, get the water all over my shirt but then it just looks like I threw up on myself or pissed myself or something, and I don't have another shirt, should I go out there shirtless, no that's worse, how am I ever going to leave this bathroom, why won't this K wear off, now Erica's calling me, texting me, are you okay, eventually they're just gonna bust in here I know, fine, I can do it, I'm opening the door, yes, I come out, she's still there, good, good girl. She leads me outside. I feel 10% better. I lead her straight to the van. We get in. I tell her to lay with me. Just like on the first night we met. Head spinning, chest heaving, completely exhausted, just lay with me. She asks are you okay and I say for the first time, no. No, I am actually not okay. I blame Adam Friedland. Overall rating: 4/10. Have Nick write your jokes or just stick to interviews.
