Caller: “My wife and I are both physicians in our 30s. We’re about $700,000 in debt, finishing fellowship, and about to start jobs that will pay roughly $900,000 a year combined.” “We’ve spent 14 years training. After a year of saving and paying down loans, are we finally allowed to start living our life and buy a house?” Dave Ramsey: “When do you start the new jobs?” Caller: “Next month.” Dave Ramsey: “So you’re about to make almost a million dollars a year.” “You know how to delay pleasure. You’ve spent your entire life working and sacrificing for a future payoff.” “I’m asking you to use that muscle one more time.” “Live like you’re still in fellowship for one more year.” “Clear the $700,000 debt before you buy the house, before you buy the cars, before you start celebrating.” “You can make a million dollars a year with no payments and no debt. Finish cleaning up the mess, then go enjoy the life you worked for.”

Caller: “My wife and I have about $2.3M in debt, but it’s all low interest. Mortgage, rental property, student loans, car loan. We make about $1.5M a year, and our net worth is around $5.2M . I’m wondering if we should just invest instead of rushing to pay it off.” Dave Ramsey: “Hold on. Break that down for me.” Caller: “$2M on our primary home at 2.4%, $250K rental at 3%, $80K student loans at 1.6%, and a $40K car loan at 4%.” Dave Ramsey: “So you’re looking at it like, ‘why pay 2% when I can earn 4% in the market?’” “That’s the mistake. You’re treating it like math only. Debt isn’t just interest rates. Debt is risk.” “The more you stack it up, even when it’s cheap, the more exposed you are when life changes.”

Caller: “My daughters just graduated college. We used student loans to get them through. We’ve got about $180K left on our mortgage, and I’ve got a brokerage account with about $200K in it. My wife and I are thinking… should we just cash it out, clear the $125K student loans, and put the rest toward the mortgage?” Dave Ramsey: “How much student loan debt are we talking?” Caller: “About $125K total, between two kids.” Dave Ramsey: “And you’ve got $200K sitting in the brokerage account?” Caller: “Yes.” Dave Ramsey: “Yeah… I’d liquidate that today.” Dave Ramsey: “You don’t have $200K invested while carrying $125K in debt. That doesn’t make sense.” Caller: “So you’d pay it all off?” Dave Ramsey: “Absolutely. You’d be debt-free except the house.” Dave Ramsey: “Then you rebuild properly. Emergency fund first, then attack the mortgage. But you don’t keep borrowing money at one rate while trying to invest at another. That spread you think you’re making… it’s not worth the risk.”
