I own 40 RV parks. They bring in about $100M in alone. I also just picked up a wedding venue. It does $2M a year. Most people sleep on investing in RV parks and businesses. I love them because they make so much money with little to no work. But what I really love is stacking businesses inside of them. If you want to own something similar, click the link below for the resources you need to do this. This is Glacier Peaks. It's not just an RV park... It has 85 RV pads. Tiny homes. Self-storage. And a laundromat out front. One property. Multiple income streams. And I bought it without a bank and NO MONEY down. I don't just buy single-family or multi-family. I buy whatever asset makes money that I can acquire creatively and then I build on top of it. Click the link below for everything you need to learn how I structure deals.

I don’t buy assets to pay taxes. I buy assets so taxes pay me. I seller financed an RV park for $5M. The IRS says 60% of that value is a write-off. That’s $3,000,000 in tax credits. 🤯 What does this really mean? I can make $3M this year and pay $0 in taxes OR wipe out $300k/year of active income for YEARS. People are taught how to make money… Not how to keep it.

There are 14,000 RV parks in the USA. You only need ONE. I own four today. Soon to be 8. Average makes $15,000 a month in your pocket. After all expenses. Net net net! You can do it too… here’s how. FIRST: How to finance them??? No one cool is using banks anymore. That’s soooo 2022. We use seller financing and Subto to buy these. This means the sellers let us make them payments monthly to take over their business. SECOND: Where do I find them? is dope for finding them. is great too. is my favorite. THIRD: You’ll need to get someone to manage them. NOT!!! They already have people living in them that manage themselves for you!!! I'm not against Bitcoin, I own 15. I'm against HOW people buy it. Most people take hard earned, after tax dollars and "gamble", hoping it goes up. Here's my rule: active income buys assets that cash flow. Cash flow buys the investments. The property pays me every month whether Bitcoin is up or down. Then the profit made buys the Bitcoin. Same investment. Completely different strategy. So tell me... Are you gambling your paycheck or with your cash flow? Why the HECK are you still paying taxes?? If I still have $700K in taxable income, I don’t write a check to the IRS. I buy assets. I put $70K down. And control $700K worth of tiny homes. That $700K purchase wipes out $700K in taxable income. Then it gets better. Those tiny homes get placed on parks I already own. The park’s profit share pays off the other 90% of the balance. Meaning: You never personally pay off the remaining loan The asset pays for itself And once it’s paid off… cash flow keeps coming This isn’t a loophole. It's how the smart ones avoid taxes.

My rule: if a deal doesn't put $10K in my pocket every month AFTER every mistake, every vacancy, etc, I DON'T touch it. Let me explain... This mobile home park in Yuma? Nets me $8,000 a month. My payment is around $3K. I could pull that $8K out every month and live great, BUT I've been reinvesting it back into the park to raise rents and create appreciation. That's how you compound. Now here's the part nobody talks about... This is why I keep telling people: the energy you spend on a single family deal is the same energy a 50-unit park requires. Stop playing small. Click the link below and I'll show you how to secure your first mobile home park.

Rent doubles every 10 years. Your mortgage payment doesn't. 🤯 I buy a property today and the payment's $2K, I rent it for $2,400. Fast forward 10 years, my payment is STILL $2K, but that rent? $4,500. Multiply that across every door I've bought in the last 5 years and the cash flow gets stupid. Wait 5 more and we're talking a million a month. When I flip, I might make $500K and hand 40% to the government. 🤢 You made 50 to keep 30?? When I make money on rentals, it does the OPPOSITE. It shelters my income and helps me pay LESS in taxes. Click the link below for more real estate cheat codes on Youtube.

Let’s talk about AI in real estate. 🤖🏘️ And no, I’m not talking about ChatGPT or Grok. I’m talking about AI agents: Digital employees that work 24/7 on your behalf. They pull seller lists, push data into your CRM, message sellers + brokers, qualify leads, and fill your pipeline. It will do it all for you while you’re at your 9–5, on date night, or jumping on the trampoline with your kids. And here’s the best part: It only bothers you when something actually needs your attention. Don't work harder, just utilize systems that hunt for deals while you sleep. The investors who win in the next 5 years won’t be the smartest. They’ll be the ones adapting to the new systems and tools. Welcome to the era of AI deal flow. 💯
