I’ve been on the Delhi Mumbai Expressway. Some parts are so bad that it will make a competent engineer hide in shame. When history is written, BJP’s greatest failure will be burning tons of money for shabby infra. And killing the spirit of every infra-enthusiast in India.

Raj Thackeray urges farmers not to sell land. But to become partners in development. Highlights the example of Magarpatta City, Pune where farmers get revenue share, entrepreneurship opportunity. It is the absolute correct way but tough to implement. Satish Magar runs Magarpatta City with an iron fist and zero tolerance. Yet as he himself conceded - “you need to be a farmer to understand the mind of a farmer” If a Magarpatta City was in Mumbai - its model would have attained international recognition.

Gurgaon Real Estate is indeed a House of Cards. With that statement Sanjay Dutt, Ex-Tata Realty MD, breaks the Omerta Code. He says that conservatively 40%-50% of buyers are traders while some projects have 70% of buyers as traders.

When we buy a home in a 30-40 floor building - we expect it to get built in 3-4 years. If someone is really slow then 5-6 years. But 100 years back, a 100 floor building was built in 13 months: Empire State Building in New York. Almost the perfect operation.

A 24-year-old earning ₹80k/month and renting in Andheri wanted to buy a home. Anywhere. It’s a bad idea. ₹80k/month salary is almost poverty line in Mumbai. Instead focus on career, save, earn more - and then buy in Andheri. Buy Late but Buy Right.
