What helps them make the property distressed and trigger foreclosures is rent controls. If the amount of money you're allowed to charge for rent is artificially fixed, it leaves little to no money available for repairs and upkeep. Because they're no longer being kept up, they get taken.

There are thousands of older NYC buildings with outdated heating, electrical, and plumbing systems that will cost 2–3 times their current value just to meet today’s code. Layer on strict rent control that blocks legitimate rent increases, plus coordinated tenant rent boycotts, and you’ve created the perfect trap. The result is a clear recipe for plunder: forced negative cash flow, defaults, foreclosures, and cheap transfers; all documented in plain sight at the county records offices. We need a federal lawsuit and injunction now, invoking the Takings Clause of the U.S. Constitution, before this becomes an epidemic.

I've already lost 15 buildings in NYC from this scheme. I'll lose many more. My entire life's work will be stolen from me by the government. Then... Mamdani limits who can buy my properties. The best landlords in the city are explicitly not allowed to buy them... 40 NGOs approved by Mamdani are the only ones who can buy them. Ask yourself why inexperienced NGOs, who are friends of Mamdani, are allowed to buy my properties, but the best private landlords in NYC are not allowed to buy them.

I think the explanation is disingenuous because the city of NewYork is conniving through policies to steal private property giving it to someone else who is concealed by an NGO to implement political policies and goals benefiting Democrats and people feel beholden to vote for Democrats. It is essentially theft and bribery using government power. If the courts do not strike it all down we will be living in a kleptocracy.

Dumb people looking for free something may sabotage the property. The end result will be lease/rent costing more and much going to raise taxes.

To lower rent and improve rental property condition you do this. This creates a flood of available rental properties and competition between them to improve quality in order to attract renters. What Mamdani is doing instead is using the excuse to steal people's property like every slimy socialist snake oil salesman always do.

Rent control has squeezed landlords, particularly the petit bourgeois mom & pop owners), for DECADES. Commie Jihadi Mamdani is simply finishing up on the theft. The rentier class - landowners and interest-collectors - are stripped of assets. The government takes effective ownership. Debt’s been written off, which means no monthly note which means the formerly distressed buildings will be VERY profitable. NGOs & similar are granted lucrative management contracts. Political/religious operatives - DSA or Islamist most likely - are set up by the city - Mamdani - with mid-six-figure salaries, and tithe a portion of their political patronage money to the DSA and/or other orgs (Islamist “charities”?). And the tenants? There will be an initial high-profile public show of repairs and improvements, but none of that will last.
