Is buying a home retarded?

You list home equity but does it include home value increase?

you can buy a home and also invest. Where does that fall in the chart?

Don’t believe this bs. No on has the discipline. They pay rent and drink Starbucks and lose their ass. Buy a house and force discipline.

2000, your mortgage was $1800 and your rent was $1300 2026, your mortgage is $1800 (and almost paid off) and your rent is $3300.

It's not retarded to provide stable housing for your family.

No, because people who rent don’t invest. Renters drink and smoke pot.

Literally starting from the date where retardation was essentially first legalized for the most part….

What if I buy a home and invest? I bought a dump, renovated it myself, it’s worth 4 times what I paid for it. My mortgage was $1390 and I was making $225,000 a year. I’m 42 retired for 3 years and beat my meat all day

No, it isn't. My last mortgage payment was 2005. Living rent free since.

Looks like I should buy a home then rent it out. Maybe wear a stained wife beater while I’m at it.

I'm so confused. Where I live a home mortgage is comparable to the cost of rent. But with a house you build equity and have much more freedom, space, and independence. Mortgage cost is similar to rent, and I'm still investing the excess, and the home will be paid off... Why rent?

Now do Buy your home and invest....

I know of a few people who used real estate to gain wealth. One bought a duplex. Lived in one unit and rented the other side. The renter was paying the mortgage and repairs with how much the rent was and it was listed as fair market.

The presumption is that you're not also investing if you own a home. It is a false one.

What about having a good life…lol. Why save and save and not live a stable life in a home.

Is this chart retarded?

Tax breaks plus no capitol gains on 500k worked out well for me.

Not if you use a HELOC to “yeet” into stock market and then borrow on margin to buy more stocks and then park 100% of your paycheck into HELOC and then equity and take out PLOC & 401k loan to buy more when it crashes and then start a business and get 50,000 in business credit and use the business to loan to yourself and business buys datacenters and rent out cloud compute to pay down business credit and then start another business to buy the first one using SBA loan and then crowdfund some bullshit and seed round into angel round into SPAC into a partial exit when we enter the bubble 3 years later and you can finally use that to move into a house decent enough quality to match renting lmaoooo

Rent plus invest, does anyone spend money on things they enjoy anymore? And I don’t mean on materialistic trash I mean on experiences, risky things, following dreams?

If you got good credit you can get a mortgage for cheaper than rent

Unless u are rich YES

Where are you renting? It goes up like 10% per year here...

Only in a blue city or state. Homes are not investments… but in those places they are protected so their value goes up like it’s a diamond… but the rich!!!

It's retarded if you buy your home in places like Nebraska. If you buy in California, you're ahead.

It really depends on the location!

No. But as an investment yes. Gravy train is over now that the goverments policy (snd not just out but globally) is hmm, maybe making line always to up isnt a good thing.

atm i can imagine that it is prices are too high might decrese or stagnate for a while .

It should be: Renting + Investing vs. Buying A Home + Investing Homeowners have more available💰to invest

I own outright, with no mortgage. So I don't have that huge monthly bill. I think this chart is assuming you never have a rent increase, & that renting is cheaper. It isn't. Most houses around me have a monthly mortgage less than what rentals are going for 🤷🏼♀️

Not if you buy it in Thailand

stuck in one place for 30 years....

I would need to know what "invest" means. You buy a CA home in 2000 for $150k, it would be $650k now. Yes you would pay for maintenance etc. Per the graph you could pocket over $600k investing. But the $150k home buyer was also saving for retirement. Draw-ish?

Not from this comparison because there is much more that is not captured by this comparison. For instance, in my county, the vast majority of the best public schools are in areas of overwhelming home ownership. And ownership neighborhoods are usually much safer and more community oriented.

Right now, yea.

this is my plan and people keep giving me shit for it. im a single guy, plan on having no children, why would i need a house?
