When real estate markets were rolling over, institutional capital was one of the only major bids left supporting the market. Without it, things could have been far worse for average Americans. That’s why I don’t like policies designed to push institutions out of housing. It’s government trying to manipulate markets, and history shows that usually ends badly. The flow of pension funds, sovereign wealth, and institutional capital is a foundational part of the economy, and many of the people proposing these bills have never actually lived through a true real estate down cycle.
