“Taking aim at affordability” is a slogan and a lie. Five years in, New Yorkers are still leaving and the city is still too expensive to live in. NYC asking rents hit records: about $4,200 median, up ~7% in a year and ~35% above pre-pandemic. Vacancy was 1.4%. Your own budget office said housing affordability is the worst since 1982. Households keep leaving for Florida, New Jersey, the Carolinas, Pennsylvania, Texas. Census and IRS data still show New York among the biggest net losers of domestic migrants. Costs are the main reason. Rent, fares, congestion pricing, and insurance hit the same paycheck. Fare evasion still drains the MTA.
