The reason they aren't competing with 1st home buyers is the profit isn't in that sector of the market for them. EVERYTHING is getting built for investors, as they have the money to have built more expensive rentals. End result is 1st home buyers competiting with each other on a diminishing pool of properties. Everyone else is going to hang back to the next election, when the whole mess will get reversed.
