This math is completely wrong. The 250K in the SP500 growing at 10% a year compounds to 2.6x, not 2x. The Real Estate leveraged at 5x, growing a 3%, compounds out to a 430K, not 375K. But this ignores rental imcome, financing costs, and maintenance. Add those in and you get 1.8x. Stocks win.

Both are great. Stocks are better for some people, real estate is better for other people. Endless debate that will lead nowhere because the answer is different for everyone.

You can also get leverage in stocks. It’s called margin 😂

Real estate taught me this: You’re not just buying space. You’re shaping someone else’s daily life. How they live. How they feel. How they grow. That responsibility? That’s bigger than any deal.

you forgot to add the compounding factor of owning stocks, with 10 % annual return compounded over 10 years you have closer to 650K, so you gained 400K not 250K

Not even close when you run the real numbers. Stocks give you: → A number on a screen → Zero control over the asset → Zero leverage on your capital → Taxed at ordinary income on short term gains Real estate gives you: → A hard asset that exists in the physical world → 5x leverage on day one $100K controls a $500K asset → Tenant paying down your mortgage every month → Depreciation writing off income you never actually lost → Equity you can pull out without selling → An asset you can force appreciate through improvements The real comparison nobody makes: $100K in the S&P500 at 10% average return = $110K after year 1 $100K down on a $500K rental property: → Asset appreciates 5% = $525K = $25K gain on $100K invested = 25% return → Plus rent covering the mortgage → Plus $8K in depreciation offsetting income → Plus tenant building your equity Same $100K. Completely different outcome. Stocks make you a passenger. Real estate makes you the driver. 🏠

Also, most people who invest in stocks don’t own shares of the public company. Stock investors aren’t aware of this unforeseen risk.

What about the payments you’re making every month? And 10% in stocks? wtf …… Real estate will never return 1000% lmfao! Just go back and do the math. Stocks will always beat real estate. Always. Yiu can’t buy a 100k property and hope it hits 1 mill in 10 years. 0% chance that happens 100,000 in 1 mill in stocks in 10 years is easy!

2. Pure gold, Grant 💯 Real estate builds generational wealth. Stocks go up and down in a single day. Leverage (the magic of real estate) makes it win almost every time. Tried it — zero regrets!

The secret that Wall Street wants you to believe it’s the other way around. You’re welcome….🔥🔥🔥 Bottom-Line Comparison: Investment Type Annual Return (25 yrs) Stocks (S&P 500) ~6–7% Passive REITs (real estate index) ~11–12% Multifamily (direct) ~12–20%+ Active + leveraged •••Leverage (the biggest driver)*** •Stocks: usually 1x (no leverage) •Multifamily: often 3–5x leverage This alone can double or triple equity returns.

How much higher do you think real estate can go and have buyers?

Mansplainer's profile picture
Mansplainer7 months ago

Lol, no. 600k more residential real estate sellers than buyers. Real estate is mostly dead capital if there are no qualified buyers. Land > residential real estate. Stocks > Land > Residential Real Estate.

Grant tell the world to come invest in Africa- don't settle for mediocre returns of 3% when you can have stable investments here of 10-15%, with better tax advantages.

Real estate feels safer because you can see it, but stocks compound quietly in the background. The better one is the one you actually understand and stick with.

None of your deals are over 10% cash on cash. Much less what you quoted. Misleading. You steal from retail LP’s that don’t know better. @SEC

Wealth creation is a marathon, not a sprint. Most investments rely on market fluctuations, not fundamentals. Real estate, on the other hand, offers tangible assets and passive income. True wealth is built on stability, not speculation.
