Vietnam gives India a run for its money when it comes to building public places with near same per capita income. Sorry fellows. What is true is true. And what India lacks more than money is an urge to be a tidy place. Indians have gotten used to living in filth. Indian leadership don’t plan any public places - where people can hang out and enjoy. What is equivalent of Central Park/Hyde Park for Mumbai? What is equivalent of Hollywood hills? Mumbai has great surrounding and potential, but not accessible. Any great public park was either built by British or Mughals (with few exceptions). My usual rant: IAS & Judiciary has failed India. The service needs to be diluted with power distributed to 10 times more people (doesn’t India need jobs anyway?). The ratio of IAS, judges to population need to be brought to at least UK levels. We have many great people no point letting power in hands on a few thousand. “Vishwaguru”, “great culture” - how about learning basic civic sense first and being the worthy descendants of the great old civilization? (View from my hotel, will post more in coming days of “normal places’ that will give any Indian city run for its money). Ho Chi Minh and Hanoi are incredible at this income level. They also had 2 decades of war!

People were told 7 vs 7 Match, Chief Minister left Governance and practised for 1 month but Messi leave playing he did not even wear his Jersey. 5. Is Former President Rodrigo Duterte finally conceding to Karlo Nograles? I sincerely hope so. This might be one of the very very few times I agreed with Former President Duterte and I think Davao City should listen to his wishes. Lols "Ayaw ko na. Ayaw ko na talaga. Whoever, alam mo, leave it to God. Hindi kailangang Duterte ang mayor" -FPRRD I have been to Davao City at least four times this year alone and I always think that a change in leadership will do them good. With all my love to the wonderful people of that city— it is not exactly as great as how the Dutertes package it, right? Traffic is extremely terrible, there are a lot of people in need of social aids, healthcare should be improved, poverty incidence is high, crimes exist amongst other things. And this is even after decades of Duterte reign, one term of Duterte presidency, the billions of pesos preferential budget of Pulong Duterte and influx of foreign investments especially during the time of FPRRD as president. In August 2024, General Torre even said that Davao City has been manipulating crime statistics to create a misleading impression of low crime rates in the city. Peter Obi did not say he’ll float the Naira, he said he’ll devalue to N600. Before that, he would have plugged the leakages, & put the savings into education, healthcare & SMEs. He said he’ll stop the massive looting & cut the Cost of Governance, before devaluation. That’s a man with a thinking cap, he’ll do Nigerians a solid. He is not impulsive, showmanship is not in his DNA. He is the only man whose heart is in the right place. He won’t govern by propaganda, he is not interested in looking good, against being good. Social values will return; Peter Obi’s Ethical Governance & Ethical Leadership will signal to Nigerians that CHANGE is here. Ultimately, he will embark on consumption to production. You don’t expect a Tinubu to fight corruption, plug the leakages & cut the cost of governance, do you? Nigerians need an attitudinal change, social values & morality. It can only start from the top. When the head is not rotten, WE the People’ will get the message. Morality is gone, the average Nigerian just wanna hammer. “Wealth without enterprise” has eaten deep into the fabric of the Nigerian society. This video was taken the day I played through the first build of the Neural DSP Archetype JM X plugin. We’d set up my amp rig in the live room and were switching between the rig and the plugin. I threw every test at it; does turning the volume knob to 5 create a natural response in tone? It did. Does a single note that’s held die out without a noise gate eating it or the “math” just giving up? It did. Do two notes bent at once with distortion on create natural harmonic overtones exactly like the amps in the room? They did, exactly. I had the engineer switch between signals without my knowing. “That’s the amps,” I’d guess. “Plugin,” the engineer would say, several times. It had fooled me. Neural DSP had done it. It wasn’t just a faithful recreation of my sound - it was the first plugin I’d ever heard that proved that digital modeling could create a digital emulation with zero compromises. I’d like to say that we went back and forth countless times, making tweaks until it was right, but the truth is that they pretty much nailed it on the first try. Only a few EQ changes and some changes to a couple of the effects pedals were needed. The thousands of hours of creation came to fruition yesterday when the plugin was released, and it’s been a joy to see and hear players putting this software to the test and being as impressed as I was in this video. Thank you to every guitar player who created such clever and great sounding presets and for spreading the word. I can’t wait to hear all the new music that’s created with this plugin. Getting my sound is just the beginning of what it can do, and I can’t wait to hear what musicians create with it.

Fear of ticks will not deter me from being outdoors. No way! Here’s my go-to for tick (and flea and mosquito) repellent. 🍃❤️🍃 TICK BLOCK For Clothing/Gear (4 oz bottle) 3 oz distilled water 1–2 tsp food-grade vegetable glycerin (emulsifier) 50–60 drops total essential oils (for a solid ~2–3% blend): —12–15 drops Clove bud (one of the top performers for repellency) —12–15 drops Rose Geranium —10 drops Cedarwood —8–10 drops Lemongrass or Thyme —Optional: 3–5 drops Lavender for milder scent OIL AND WATER DON’T MIX! Mix Oils into glycerin first then add water. Shake hard before every use. Store cool/dark; make fresh batches every 1–2 weeks. Spray thoroughly on pant legs/cuffs, socks, inside shoes, uppers/laces, boot tops, shirts, backpacks, etc. Let dry a few minutes. Reapply every 1–2 hours or after dew/wet grass contact. Tuck pants into socks + wear light-colored clothing (easier to spot ticks). FOR SKIN APPLICATION: Same recipe, but decrease Clove Oil and Cedarwood oil to 6 drops each in the recipe and do a patch test on inner arm first. Clove and Cedarwood can be irritating to sensitive skin. PETS: Use cautiously with dogs. I DO NOT KNOW IF IT’S SAFE FOR CATS! (Cats are so weird!) OTHER ANTI-TICK TO-DO’S Extra Natural Layered Strategies Physical barriers: Long pants/sleeves, gaiters over shoes, tucking everything in. Light colors help you see ticks quickly. Tick checks: Thorough full-body (and clothing) checks immediately after outings, plus a shower with scrubbing. Yard/habitat tweaks (if applicable): Mow grass short, clear leaf litter/brush, create gravel or woodchip borders between lawn and woods. Here’s my go-to for tick (and flea and mosquito) repellent. 🍃❤️🍃 TICK BLOCK For Clothing/Gear (4 oz bottle) 3 oz distilled water 1–2 tsp food-grade vegetable glycerin (emulsifier) 50–60 drops total essential oils (for a solid ~2–3% blend): —12–15 drops Clove bud (one of the top performers for repellency) —12–15 drops Rose Geranium —10 drops Cedarwood —8–10 drops Lemongrass or Thyme —Optional: 3–5 drops Lavender for milder scent OIL AND WATER DON’T MIX! Mix Oils into glycerin first then add water. Shake hard before every use. Store cool/dark; make fresh batches every 1–2 weeks. Spray thoroughly on pant legs/cuffs, socks, inside shoes, uppers/laces, boot tops, shirts, backpacks, etc. Let dry a few minutes. Reapply every 1–2 hours or after dew/wet grass contact. Tuck pants into socks + wear light-colored clothing (easier to spot ticks). FOR SKIN APPLICATION: Same recipe, but decrease Clove Oil and Cedarwood oil to 6 drops each in the recipe and do a patch test on inner arm first. Clove and Cedarwood can be irritating to sensitive skin. PETS: Use cautiously with dogs. I DO NOT KNOW IF IT’S SAFE FOR CATS! (Cats are so weird!) OTHER ANTI-TICK TO-DO’S Extra Natural Layered Strategies Physical barriers: Long pants/sleeves, gaiters over shoes, tucking everything in. Light colors help you see ticks quickly. Tick checks: Thorough full-body (and clothing) checks immediately after outings, plus a shower with scrubbing. Yard/habitat tweaks (if applicable): Mow grass short, clear leaf litter/brush, create gravel or woodchip borders between lawn and woods. Interestingly, $Devin didn’t supply all the required information on the first attempt and got some error messages, then retried until it succeeded. It’s unclear whether Devin had been specifically trained on interface or simply learned to adapt on the fly. 3⃣Canceling the Booking This part was even more interesting. While booking didn’t require me to log in, canceling did—so $Devin had to access my (likely via a remote server) account using my Gmail credentials. It successfully canceled the reservation. I wonder how websites will handle future “remote” logins. Notably, Google blocked $Devin’s direct attempts to log in to Gmail when I specifically requested it. 4⃣Booking from Official Hotel Sites I asked Devin to book InterContinental NYC and Four Seasons Boston via their official websites. Strength work for Leadville 100 💪 Over the years, I have felt judged by the research--my strength routines were limited to a few minutes at a time, while everyone was screaming at me from their Abstracts that I needed to do way more. I noticed two big problems whenever I committed to more resistance training: 1. I'd carry around soreness even after the initial adaptation window, likely corresponding to high CK levels and some background inflammation. Either way, it would reduce running economy on subsequent running training days, and every training day counts. Split squats are the ultimate offender--an exercise that I know I should be doing, but I can't without feeling like Forrest Gump after he was shot in the butt. 2. I just wouldn't do it. Oops. With lots of guessing and testing, I developed this routine, which I'd do after my easy run on Sunday (before a Monday rest day), and sometimes after my workout on Wednesday (if I felt like it): 1. Three Minute Mountain Legs, working up to 100 single-leg step-ups (I think step-ups in particular are a magic exercise for running uphill. But remember, magic is not equal to science): 2. Back squats, 2 sets of 10 (135 pounds for me, which I make look like 800 pounds in this video. The 17-year old me who played football would laugh so hard) 3. Back extensions, 2 sets of 30, engaging glutes and hamstrings 4. Single-leg calf raises, 1 set of 100 on each leg, with a 35 pound dumbbell 5. Every day, I do the 2-minute Core Snack routine 1-3 times. My core strength is one of my best attributes for ultras, and I can do the Core Snack with our toddler Leo. I also do daily band work before running (bandz a make me dance): That's it! I also foam roll and stretch daily (don't tell the researchers, but I am a tight boi and as soon as I stop stretching, I get hurt). The lesson is not to do this particular routine, but that strength training for runners can be based on individual needs. And I personally think that routines should be short and efficient for both performance (limiting breakdown) and adherence (limiting me from being a lazy little punk). Find what works for you, do it 1-2 times per week year round (on top of some daily supportive work), and don't feel the need to pursue progressive overload. It's not about getting stronger and stronger (unless you're into that sort of thing for its own sake, which I think will sacrifice some running growth). It's about supporting performance and health 🧡

Making OpenCode as lean as Pi agent? Just trimmed 25k out of OpenCode's system prompt (from 30k to 4-5k tokens) How? Just disable skills and get rid of massive skill definition bloat. I've bought over 30 RV & MH parks in the last 5 years. Lately? 2 per month. Want our playbook? Here ya go: How to buy a small, off-market mobile home or RV park that can 2x your money in 1-2 years, in 5 steps: 1. Pick a city in a red state. The two biggest factors: Crime & unemployment rates Crime: CrimeGrade . org Unemployment: SimpleMaps . com Cities with 3k - 30k people are best. This is the sweet spot for enough population & not to much competition. You want parks with almost no web presence & little to no reviews. A DG nearby is great. Walmart is better. But remember, “if no DG, it ain’t for me.” If there's a Whole Foods you ain't getting a good deal, I promise. Growth rate is good too, but #3 to the two above. Don't worry about the path of progress as much as other asset classes might. 2. Find the leads Get on Google Maps and search "mobile home park" in your target area(s). Avoid NY & CA (not landlord friendly). Make a Google sheet of the leads & use Loom to record your screen. Spend 30 mins doing this. OR, use something like Outscraper to do it for you. Be warned though, that if you don’t do this yourself the scraped results may not be as accurate. If you’re targeting a smaller geographical area I would do it by hand. If a whole state, use software. You’re looking for phone numbers. Use SearchBug . com to see if cell or landline for pennies. Or Phone Validator Go to Upwork and hire a virtual assistant to keep doing this for you, assuming you are targeting a larger area. They will cost around $4/hour. Use that same Loom link in your posting so applicants can see what the job will entail. When working, Loom it! You’ll never know when you’ll need it. When in doubt, Loom it out! More leads = better deals. 3. Call the leads Call up the owners and be real. Don't talk about any accolades. He doesn't care and it will only hurt you. You're a hard working country boy. You have a wife and kids (I hope you actually do). Are you a democrat? Don't tell the owner. (Sorry, democrats). Here's your general pitch: "I'm not a broker, I'm just looking for some good real estate and don't want to waste your time with a lowball offer. I can pay cash and close fast" Tell him about your wife and kids and what you do on the weekend. Most importantly, LISTEN. He's going to talk your ear off. This is a good sign. 4. Ask the right questions Ask him: How many pad sites? How many of those have a unit on them? How many of the units are RVs? (It's common for there to be a mix of MH/RV) Any single family homes on the property? Rent? Are the units park owned or tenant owned? (this is key) If a mix, what's the mix? Park-owned homes you have to maintain. AVOID AT ALL COSTS. Tenant-owned homes are key (lot rent). This means you only rent out the land and underground infrastructure. Depending on the state, sometimes you can sell back or give away the park-owned units to the tenants to absolve yourself of maintenance. Check the laws! You'll command half the rent but enjoy 90% less hassles. $250 - $350 is common lot rent in the midwest and SE. What's the occupancy and rental amount of each type of unit? Any outbuildings on the property? Septic or city sewer? If septic, conventional or aerobic? Sewer is best. Septic isn’t a deal breaker but you REALLY want to have it inspected. If there’s a lagoon or wastewater treatment plant I want you to throw that phone as far as you can, block their number and never speak of it again. Within city limits or no? City limits are best but rare. Outstanding municipal or zoning issues? How much is insurance? How much is landscaping? Asphalt, cement or dirt roads? Condition of the roads? Any drainage issues? Is there a manager? What do you pay them? (Best if no manager) Any pending litigation? What are total collections? How do people pay rent? How many are delinquent? What condition are the units in? Do you have a lien on the property? How long have you owned it? 30 or 50 amp? City maintained streets? City water or well? City is best. Keep in mind, that’s a lot of questions to ask. You have to feel it out, if he’s being standoffish, don’t keep pushing, just call back. This isn’t a used car lot, this is a relationship you’re trying to build. Don’t try and close on this first call. The key question: "If we were to make a deal, what's a ballpark offer you'd expect?" NEVER anchor him with the phrase "bottom dollar." Using the word "ballpark" keeps numbers loose. Whatever number he says, you want to pause and hem and haw over it. Embrace the silence and awkwardness. Back to car sales, they call this the “silent walkaround” when valuing a trade-in. Don’t say a thing about the asset, but point out the flaws with your body language. Touch the dents and scratches as you pause. Do the phone version of this. Tell him you'll get back to him tomorrow. Thank him profusely for his time and congratulate him on the park he's built. 5. Underwrite Before you do anything, check with the city to ensure the park is in good standing. Get that in writing. Don't trust the seller. Buyers are liars? So are sellers! Now's time to crunch numbers: What's a cap rate? The net operating income of the park divided by the price you'd like to pay. If you want your money back in 5 years and you're willing to pay up to $1m, you need $200k net profit per year. This is a 20% cap rate (20 cap). It's aggressive but possible on a smaller, rural park. (Yes, it really is, even in 2023) You probably won’t find a park that big in a small town for a good price, though. Start w/ a smaller park & higher cap rate. More room for error. $300k - $1m purchase price. First do some market research: Remember all your leads? Call competing parks as a potential tenant and ask what their lot rent is. Put this in a spreadsheet to get average lot rent & park-owned home rent. Keep in mind many of these parks will be undercharging as well. It's common to find parks charging $100 that could charge $250. When calculating cap rate BE CONSERVATIVE. Don't count on 100% of people staying if you increase rents, even though most will. Use $190 to be safe. Shoot for a park that will net $100k/year after rent increases that you pay no more than $600k for. It’s hard but not impossible. Or maybe you find a $30k/year park to get your feet wet. At least you're in the game. The more leads you scrape, the better chance of finding this park. Shoot for as much seller financing as you can get. Finance the rest with friends/family or savings. Once you find this park, get it under contract. Use a standard, simple real estate form that you can find on your state's real estate commission website. Texas' is called TREC. Yes, get it under contract before seeing it. Put down earnest and option money, and then go see it. Don't dress like a city slicker. Be personable and be willing to stay a while and BS. Drive a Tesla? Rent a truck. Drive a Prius? Just quit. Inspect the condition of the units, even if you aren't buying them Crappy units = more tenants willing to abandon them. And they aren't cheap to remove or move. Verify everything he said on the call If all looks good, start on the inspections: Septic or sewer lines SFH home inspection. Check with the city for outstanding issues or litigation Check for liens Wastewater treatment plant? If so, abandon ship! Electrical infrastructure Use professionals for all of these. Ask for: Rent rolls. They will likely be handwritten, that’s ok. Bank statements. Ask to speak to a few tenants to get their experience. Inspect their lease. Ask for vendor invoices or history of payments. Ask to speak to vendors. At some point before you close, list the property on Craigslist, FB Marketplace and Zillow. See how demand is for vacancies. If all still looks good, close on the property. 6. Post-closing strategy Meet all the tenants in the evening, they're at work during the day. Shake their hands. Tell them you want their experience to be amazing & you want them to stay Give them your number Ask what can be fixed If fixes are cheap, do them ASAP Tell that tenant once fixes are made. Address them by name. Clean up the park. Hire a tree guy to clear out low hanging branches. Do some simple landscaping. Find the tattletale in the park and get all the dirt. Who are the druggies and abusive husbands? Get them out ASAP if you can. They are much more expensive than the temporary vacancy hit. Fix potholes and drainage issues. ADD VALUE. Show you care. Wait a couple months before making any changes. Bring lot rents closer to market. Be upfront about this. They will understand if they've been getting a deal. Give people 2-3 more months' notice to give them time. Keep renting out vacancies at new price. This isn't self storage. You won't raise rents yearly. Don't be a jerk. Let them know what to expect. Once rents are raised and park is stabilized, you are 9-12 months in. Search Loopnet for the most active MHP brokers Hire the best one & pay what he or she commands. Sell on the market for 7-10% cap You've just 2-3x'ed your money. Rinse & repeat. I have done this over many times. Not all of my deals were bangers, but most were. THERE ARE STILL DEALS OUT THERE. There's a lot of fine print, and things can and will go wrong, so don't be dumb. Do your own research. Not everything can be explained in 1,700 words. I've bought over 30 RV & MH parks in the last 5 years. Lately? 2 per month. Want our playbook? Here ya go: How to buy a small, off-market mobile home or RV park that can 2x your money in 1-2 years, in 5 steps: 1. Pick a city in a red state. The two biggest factors: Crime & unemployment rates Crime: CrimeGrade . org Unemployment: SimpleMaps . com Cities with 3k - 30k people are best. This is the sweet spot for enough population & not to much competition. You want parks with almost no web presence & little to no reviews. A DG nearby is great. Walmart is better. But remember, “if no DG, it ain’t for me.” If there's a Whole Foods you ain't getting a good deal, I promise. Growth rate is good too, but #3 to the two above. Don't worry about the path of progress as much as other asset classes might. 2. Find the leads Get on Google Maps and search "mobile home park" in your target area(s). Avoid NY & CA (not landlord friendly). Make a Google sheet of the leads & use Loom to record your screen. Spend 30 mins doing this. OR, use something like Outscraper to do it for you. Be warned though, that if you don’t do this yourself the scraped results may not be as accurate. If you’re targeting a smaller geographical area I would do it by hand. If a whole state, use software. You’re looking for phone numbers. Use SearchBug . com to see if cell or landline for pennies. Or Phone Validator Go to Upwork and hire a virtual assistant to keep doing this for you, assuming you are targeting a larger area. They will cost around $4/hour. Use that same Loom link in your posting so applicants can see what the job will entail. When working, Loom it! You’ll never know when you’ll need it. When in doubt, Loom it out! More leads = better deals. 3. Call the leads Call up the owners and be real. Don't talk about any accolades. He doesn't care and it will only hurt you. You're a hard working country boy. You have a wife and kids (I hope you actually do). Are you a democrat? Don't tell the owner. (Sorry, democrats). Here's your general pitch: "I'm not a broker, I'm just looking for some good real estate and don't want to waste your time with a lowball offer. I can pay cash and close fast" Tell him about your wife and kids and what you do on the weekend. Most importantly, LISTEN. He's going to talk your ear off. This is a good sign. 4. Ask the right questions Ask him: How many pad sites? How many of those have a unit on them? How many of the units are RVs? (It's common for there to be a mix of MH/RV) Any single family homes on the property? Rent? Are the units park owned or tenant owned? (this is key) If a mix, what's the mix? Park-owned homes you have to maintain. AVOID AT ALL COSTS. Tenant-owned homes are key (lot rent). This means you only rent out the land and underground infrastructure. Depending on the state, sometimes you can sell back or give away the park-owned units to the tenants to absolve yourself of maintenance. Check the laws! You'll command half the rent but enjoy 90% less hassles. $250 - $350 is common lot rent in the midwest and SE. What's the occupancy and rental amount of each type of unit? Any outbuildings on the property? Septic or city sewer? If septic, conventional or aerobic? Sewer is best. Septic isn’t a deal breaker but you REALLY want to have it inspected. If there’s a lagoon or wastewater treatment plant I want you to throw that phone as far as you can, block their number and never speak of it again. Within city limits or no? City limits are best but rare. Outstanding municipal or zoning issues? How much is insurance? How much is landscaping? Asphalt, cement or dirt roads? Condition of the roads? Any drainage issues? Is there a manager? What do you pay them? (Best if no manager) Any pending litigation? What are total collections? How do people pay rent? How many are delinquent? What condition are the units in? Do you have a lien on the property? How long have you owned it? 30 or 50 amp? City maintained streets? City water or well? City is best. Keep in mind, that’s a lot of questions to ask. You have to feel it out, if he’s being standoffish, don’t keep pushing, just call back. This isn’t a used car lot, this is a relationship you’re trying to build. Don’t try and close on this first call. The key question: "If we were to make a deal, what's a ballpark offer you'd expect?" NEVER anchor him with the phrase "bottom dollar." Using the word "ballpark" keeps numbers loose. Whatever number he says, you want to pause and hem and haw over it. Embrace the silence and awkwardness. Back to car sales, they call this the “silent walkaround” when valuing a trade-in. Don’t say a thing about the asset, but point out the flaws with your body language. Touch the dents and scratches as you pause. Do the phone version of this. Tell him you'll get back to him tomorrow. Thank him profusely for his time and congratulate him on the park he's built. 5. Underwrite Before you do anything, check with the city to ensure the park is in good standing. Get that in writing. Don't trust the seller. Buyers are liars? So are sellers! Now's time to crunch numbers: What's a cap rate? The net operating income of the park divided by the price you'd like to pay. If you want your money back in 5 years and you're willing to pay up to $1m, you need $200k net profit per year. This is a 20% cap rate (20 cap). It's aggressive but possible on a smaller, rural park. (Yes, it really is, even in 2023) You probably won’t find a park that big in a small town for a good price, though. Start w/ a smaller park & higher cap rate. More room for error. $300k - $1m purchase price. First do some market research: Remember all your leads? Call competing parks as a potential tenant and ask what their lot rent is. Put this in a spreadsheet to get average lot rent & park-owned home rent. Keep in mind many of these parks will be undercharging as well. It's common to find parks charging $100 that could charge $250. When calculating cap rate BE CONSERVATIVE. Don't count on 100% of people staying if you increase rents, even though most will. Use $190 to be safe. Shoot for a park that will net $100k/year after rent increases that you pay no more than $600k for. It’s hard but not impossible. Or maybe you find a $30k/year park to get your feet wet. At least you're in the game. The more leads you scrape, the better chance of finding this park. Shoot for as much seller financing as you can get. Finance the rest with friends/family or savings. Once you find this park, get it under contract. Use a standard, simple real estate form that you can find on your state's real estate commission website. Texas' is called TREC. Yes, get it under contract before seeing it. Put down earnest and option money, and then go see it. Don't dress like a city slicker. Be personable and be willing to stay a while and BS. Drive a Tesla? Rent a truck. Drive a Prius? Just quit. Inspect the condition of the units, even if you aren't buying them Crappy units = more tenants willing to abandon them. And they aren't cheap to remove or move. Verify everything he said on the call If all looks good, start on the inspections: Septic or sewer lines SFH home inspection. Check with the city for outstanding issues or litigation Check for liens Wastewater treatment plant? If so, abandon ship! Electrical infrastructure Use professionals for all of these. Ask for: Rent rolls. They will likely be handwritten, that’s ok. Bank statements. Ask to speak to a few tenants to get their experience. Inspect their lease. Ask for vendor invoices or history of payments. Ask to speak to vendors. At some point before you close, list the property on Craigslist, FB Marketplace and Zillow. See how demand is for vacancies. If all still looks good, close on the property. 6. Post-closing strategy Meet all the tenants in the evening, they're at work during the day. Shake their hands. Tell them you want their experience to be amazing & you want them to stay Give them your number Ask what can be fixed If fixes are cheap, do them ASAP Tell that tenant once fixes are made. Address them by name. Clean up the park. Hire a tree guy to clear out low hanging branches. Do some simple landscaping. Find the tattletale in the park and get all the dirt. Who are the druggies and abusive husbands? Get them out ASAP if you can. They are much more expensive than the temporary vacancy hit. Fix potholes and drainage issues. ADD VALUE. Show you care. Wait a couple months before making any changes. Bring lot rents closer to market. Be upfront about this. They will understand if they've been getting a deal. Give people 2-3 more months' notice to give them time. Keep renting out vacancies at new price. This isn't self storage. You won't raise rents yearly. Don't be a jerk. Let them know what to expect. Once rents are raised and park is stabilized, you are 9-12 months in. Search Loopnet for the most active MHP brokers Hire the best one & pay what he or she commands. Sell on the market for 7-10% cap You've just 2-3x'ed your money. Rinse & repeat. I have done this over many times. Not all of my deals were bangers, but most were. THERE ARE STILL DEALS OUT THERE. There's a lot of fine print, and things can and will go wrong, so don't be dumb. Do your own research. Not everything can be explained in 1,700 words. Unpopular opinion about El Salvador. A TON of workers here are lazy as hell and i do hope this message reaches many Salvadoreños in the United States. You leave the job site, little will get done and yes tools and materials will disappear. I said it. If you’re going to build a home, start a business, or just hire a few helping hands for that side project, get ready to fire fast. Put in systems of checks and balances, hire solid management, use cameras, and lock up materials. If you have the time or money you or someone you really trust must manage the project on SITE. I’ve hired thousands of people throughout the last few 6 years while personally living in 9 Latin countries and El Salvador has been one of the hardest to work in. El Salvador also happens to be my favorite country at the moment with my favorite people. It’s beautiful, small, has a Chuck E cheese for my daughter but most important, it’s safe for my family. So why is it so damn hard to work with people here? I think it’s because of the civil war. This is going to sound crazy coming from a president of a non profit but free money destroys people. It enables them. It ruins their will to work ultimately creating a lazy and slothful person Over 2.5 million people from El Salvador live in the United States. MANY of them send money every 2 weeks to their aunts, uncles, brothers and sisters, nieces and nephews to “help” them. This has turned into dependency. It has created a cycle of entitlement rather than self-sufficiency. “Why would I work for 10 hours in the sun when I can tell my aunt that I need money for medicine?” There are kids here with no desire to self educate, no desire to work, because they’re sucking the tit of their families in the United States or Canada. 2 of my hardest workers who show up early, never miss a day are these two men in this video. No arms, and an elderly who just wants to work. Their speed compared to a young healthy man is slow in comparison but their will and desire to work is unwavering. They’re inspiring. They are happy at work. They don’t complain. They’re not rich working for me but they are ok. I believe they are hard workers because they were never a part of a welfare system given to them from family in the states. I also believe that the civil war has created a massive divide between the wealthy and the poor. Maybe this already existed but chatting with enough people you can put 2 and 2 together. The socioeconomic divides between the wealthy and the poor. Certain families growing incredibly rich over the suffering of the lower class. People have lost trust, they’ve lost hope. Their views on money and rich people are shaped by past experiences of being taken advantage of. People are sick and tired of making $75 per pay period in the farms of El Salvador. I know that’s a whole other discussion. How do we fix this? I don’t know but I know my mission with casa conejo is to inspire others to work their asses off and to get paid by the sweat of their brows. I want to create a micro economy that allows the poor of the poor to grow! To break the cycle of poverty. To shatter the idea of “we can’t make it in El Salvador” We can and we will by working our asses off and getting paid what we deserve. Once we’re open a percentage of profits will go towards these workers. The rest back into our projects of building schools, running our women’s shelters, feeding the elderly. Let’s do this

Last week, I mentioned I would be exposing a Bangladeshi drugs cartel operating in Oldham. This followed intelligence that their leader had instructed his foot soldiers to “balaclava up” and come after me with baseball bats. I don’t care who leads it, how violent they are, or how many politicians or police officers are on their payroll. For the record, I’ve never had much interest in drug dealers. They usually stay out of my way, and I stay out of theirs. My fight is with the rape gangs. Their threats suggest I’ve hit a nerve. Good. I don't take bribes. Nor do I need their postal votes. LEARN SPANISH QUICK huevones I think I have some credibility here, here’s some vids from my IG narrating at one of my jobsites; I run my company comms entirely in Spanish and probably speak an equal amount of English/Spanish in my day to day. I’m terrible compared to a native speaker but better than most gringos Here are some things that helped/help me, YMMV 1. Get your head right: -you have to adopt an extreme beginner’s mindset and be okay feeling and sounding like an idiot. You can’t learn without putting yourself out there, you won’t be able to rewire your brain otherwise 2. Related to point 1 - humor helps A TON. If you’re going to sound like an idiot, lean into it - you want people to bust your balls. Learn to joke and make people laugh (learning swear words and local idioms is a great way to do this) 3. Make it clear you want and welcome correction. Make it safe for people to make fun of you, repeatedly ask for feedback (“soy gringo menso, ayúdame por favor 🙏🏻”) 4. Once you lay that groundwork, here’s your first cheat code: pick a book like Harry Potter (something with a lot of dialogue) and get the physical book and audiobook. Carve out 15-30 mins/day to do the following: listen to 2-3 sentences, and then read the same segment OUT LOUD (en voz alta) and repeat. You’ll get a sense for where your accent needs tweaking. Pay attention to how your mouth feels: what shape does it take, what physical space do the words occupy etc, Do this every day, no excuses, no off days. Repetition breeds familiarity. 5. Find a practice buddy - if you’re single, dating apps are great for this (don’t cancel me for this, there’s no greater forcing function to modify behavior than romance) or if that’s not for you, use an online service to find a convo buddy (via WhatsApp/facetime). Again, you gotta put yourself out there and be ok sounding/feeling dumb. 6. Do an English “fast” and put yourself in an environment with lots of speaking opportunities (eg take a 1 week vacation to CDMX and sign up for a bunch of tours and events away from English speakers). 1 week minimum, ideally 2. No English means no English. No calling or texting back home and breaking your fast. That’ll get you started. You can’t learn to speak without speaking. Reading and listening, IMO, sit in a far distant second place in the learning hierarchy Other stuff that wasn’t around when I started learning but that seems promising to me: 1. Duolingo - just kidding, this doesn’t seem to help anyone 2. Instagram accounts - like Maddie’s Mundo - for me the key here would be verbally repeating the stuff you see in the videos, NOT passively consuming them. Just like the audiobook hack: watch a video, verbally mimic it, watch again, copy it again, repeat repeat repeat 3. AI - I’m seeing some AI products that seem to allow you to have interactive verbal conversations. Seems very promising I’ll post some links and stuff below. Any other tips? (Duolingo owl, please don’t come for me,” or my family, I harbor no ill feelings toward you)

I did the best that I could every day and I know so many honest good caring San Franciscans out there are hurting just as much as I am and I've met so many of you who desperately want the same healing and recovery for this city that I do... The truth is... the daily chaos, lawlessness and human suffering on our streets are not accidents but a deliberate result of a cruel, sick game engineered by corrupt politicians and non-profits who benefit from the suffering of the less fortunate. I don't hate everyone who votes differently or works in non-profits... there are plenty of decent people trying to help, but far too many bad apples in the Democratic party are working hand-in-hand with these organizations to keep the crisis alive. I'm infuriated by this broken, predatory system that devastates the vulnerable, attacks those trying to help and enriches those who have blood on their hands... all on the taxpayers dime. That's why I'm done playing along and refusing to sacrifice my life to their endless failure. The drug dealers operating freely, the human feces and needles littering streets and sidewalks, the judges letting the fentanyl dealers out of jail, the fentanyl showing up on playgrounds and in schools, the women giving birth on the sidewalk, the still born babies found in port-o-pottys, the people jumping off of buildings, the people living in the sewers, the non-stop every day looting of our grocery store, the robbery of our local restaurants, the targeting of our mom-and-pop shops, the risk of riding public transportation, the waking up to burglars kicking in my door and fighting them off, the sound of going to sleep to people screaming and waking up to emergency sirens, the billion dollar tech offices and third world conditions across the streets, the constant threat of The Big Earthquake, power outages, infrastructure breakdown, skyrocketing cost of living, it's all become unbearable. Homeless encampments blocking public spaces, the high risk of fentanyl exposure and rampant property crime have eroded any sense of normalcy. Personal safety threats from erratic behavior, boarded-up stores and political hostility weigh heavily on me. I no longer desire or wish to endure these heartbreaking struggles. Building a life for myself, let alone a family, in this decay, is almost impossible. The frustration with leftist policies enabling open drug scenes, health risks from biohazards and store closures reducing access to essentials has taken its toll. I have personally witnessed at least a dozen grocery stores close down and my heart is broken as I wonder if I am slowly living in a food desert because of rampant, unchecked crime. They defunded the police and the judge releases criminals out of jail the next day. I am sick and tired of fighting off the same bad guys every day. The Urban decay is not just in areas like the Tenderloin, SOMA and Union Square, but all over the city. The difficulty in regular social life is noticeable and everybody is on guard making human connection even more challenging unless you are a millionaire. I walk into small businesses, stores and restaurants and all the workers are on edge wondering what chaos will happen that day. Tourists ask me what is happening to the city? All I do is shake my head. This is not the San Francisco I grew up in. My City has become unrecognizable. The Full House Days are long gone and it will take years, if not generations, for San Francisco to recover from all the damage done. Years of frontline activism without any city wide solutions have left me absolutely drained. Every day feels like the same nightmare, repeating the same chaos day after day without end. I don't want my life trapped in this cycle of sirens, screams and unchecked decline. It's time to step away from this chaos. I do not want to die here. The threats to personal safety, the constant exposure to violence and humanitarian crisis has become too much for one lifetime. I shouldn't have PTSD from living in San Francisco, but I do. Honestly, we all have survivor's guilt. I refuse to let this environment claim my future or my dreams. Relocating means saving my health, mental well being, spirituality and opportunity to thrive elsewhere. No more waking up and counting the bodies on the sidewalks or navigating hazards just to live daily life. I deserve a chance to build without the shadow of this humanitarian crisis looming over everything. I've sacrificed my personal health, safety and years of my life on the frontlines for the vulnerable while our local leaders profited from their pain... now, to keep fighting, I have to leave everything behind and start over. EXODUS: Help Darren Stallcup Move Out Of San Francisco After dedicating the best years of my life to save San Francisco, I have made the heartbreaking decision to leave this great beautiful city behind. I did the best that I could every day and I know so many honest good caring San Franciscans out there are hurting just as much as I am and I've met so many of you who desperately want the same healing and recovery for this city that I do... The truth is... the daily chaos, lawlessness and human suffering on our streets are not accidents but a deliberate result of a cruel, sick game engineered by corrupt politicians and non-profits who benefit from the suffering of the less fortunate. I don't hate everyone who votes differently or works in non-profits... there are plenty of decent people trying to help, but far too many bad apples in the Democratic party are working hand-in-hand with these organizations to keep the crisis alive. I'm infuriated by this broken, predatory system that devastates the vulnerable, attacks those trying to help and enriches those who have blood on their hands... all on the taxpayers dime. That's why I'm done playing along and refusing to sacrifice my life to their endless failure. Yet even as I leave, I'll never stop fighting for the less fortunate by demanding secure treatment beds, real enforcement against fentanyl dealers and sober housing that actually saves lives instead of enabling death. I can continue my art, music and citizen journalism in another city that is cleaner, safer and dare I say more friendlier to me, a conservative Patriot who loves our great beautiful country. Day and Night I walked these streets up and down the block, handing out food, clothing and blankets to the less fortunate while listening to their stories. Through citizen journalism, I documented the homeless crisis on the ground, sharing videos and photos to raise awareness. I spoke passionately at City Hall meetings, demanding accountability from leaders who seemed indifferent. I appeared on national and international television to share my story with the world about the fentanyl genocide devastating our city. Today, with a heavy heart, I regret to inform our community that I am relocating to a safer area outside San Francisco. I can no longer tolerate the chaos and stress of day to day survival in this city. It has taken an undeniable toll on my physical, mental and spiritual well being. Our corrupt and incompetent local and state leaders have deliberately enabled chaos on San Francisco's streets, creating a perpetual crisis that funnels billions of taxpayer dollars into the hands of corrupt non-profits and organizations. These entities thrive on the suffering of the less fortunate, profiting from endless contracts for shelters, outreach programs and harm-reduction initiatives that fail to reduce harm or homelessness. Harm reduction is causing more harm. Progressive policy is making everything progressively worse. I am done being a guinea pig in their social experiment. Year after year, billions have been spent, yet the humanitarian crisis has only worsened, with more tents, more overdoses, and more despair. Fentanyl overdoses are on the rise, homelessness numbers are climbing and our public spaces have all but deteriorated, all while the same politicians get elected year after year. It is a calculated system of human suffering and I am done living through the nightmare every single day. I've been documenting the truth about San Francisco's streets for years, but as I prepare to leave for good, this frontline perspective might go with me unless I am able to find a nice small town where I can continue my work from afar. OFFICIAL: EASTER EGG GUIDE FOR TOTENREICH: Wonder Weapon: 1. Head to The Drydocks and lower The Crane, this will allow you to wall jump and interact with the tip of the ship to pick up the Chain Link 2. Next, Head to Storm Bridge and pick up Chili Chunks behind the truck next to Deadshot 3. Place Chili Chunks on the table in the middle of the Skalen Market 4. Next, Head to Burial Grounds left-side door and interact with the keyhole. 5. Interact with the door again and hold it to open the door and to unlock the underground area. 6. This will spawn a Zursa Bear during a special round (starting the second special round) you need to kill him and he will drop The Lantern 7. Place The Lantern in the center of the Underground Room in Burial Grounds. 8. Constellations will appear around the wall. Interact with them as they’re shown on the table in this order: left, right, back, front. 9. Once completed, Astrid will appear and talk, she will then travel to different areas of the map. She will occasionally stop and you will need to kill frost zombies next to her. 10. Once all the Soulboxes are completed an Obstacle Course will form on the outside of The Lighthouse, climb to the top by Jumping / Wall Jumping up 11. Once you reach the top, Listen to the Astrid talk and pick up The Jotunn Star Wundersignal: 1. After completing Jotun Star Quest Head to The Lighthouse and inside on a shelf there will be a Crowbar 2. There are Multiple Wooden Boxes around the map with red IDs on the bottom right corner of the front of the box in red (for example III-6) use The Crowbar on the Wooden Box that has the Roboterteile ID (the IDs are on the shipping manifest in the War Factory Admin Room), this will give Flak Gun Round War Factory Core Foundry Fjord Road Dry Dock 3. Head to Turret Gun beside The Lighthouse and place Flak Gun Round then melee with Jotunn Star 4. Next, Head to The Robot Head in spawn and interact with it to search broken piece to get The Transmitter 5. Go to Tyr’s Head and place it inside the Wall Machine thingy at the top of the Ladder 6. Next, whilst inside of Tyr’s Head underneath the balcony there are 3 white lights, 2 of these lights will blink, count how many times it blinks -Both lights will remain on, There is the sound of a light turning on to indicate the start of a new light flashing cycle where both lights will flash at the same time to a certain count (for example left 2, right 5). Both lights will be on and then it will flash another set (for example left 6, right 4). (Unsure if these 2 combos have to be put into console in order but correct entry will give two different voicelines.) After entering one correctly you will be kicked out to hear voiceline and can re-enter console to input the 2nd shortly afterwards. 7. Now head to Core Foundry, and use a molotov to burn the ascender to access the consoles. 8. Ascend and interact with the consoles, The next part is timed and has a cooldown if you fail - you need to Calibrate the Amplitude and Frequency using the flashing light code. 9. Once this has been done head to the room Next to the Radio Tower and pick up The Wunderbarrage Controller Atomkraft Core 1. Find three uraniums: Uranium #1 Find the Fishing Rod (Olaf’s Personal Item) locations: - Dry Dock - Storm Bridge - Fishery Island - Beacon island Look for a Glowing Green Fish jumping around the water at each Fishing Location and use the Fishing Rod at that location once you see it Fishing Locations: Eidskallen Landing x2 Beacon Island x2 Eidskallen Square x2 Dry Dock (found one so far) Fishery Island x2 Tyr’s Foot (found one so far) Once the fish is caught it will spawn an Irradiated Ravager (HVT) that will disappear and respawn somewhere else, chase it down and kill it (check your map to see its location, it shows up as an HVT). It will drop a Uranium. Uranium #2 Next, Craft an ARC-XD (there is one for free in Eidskallen Square on top of a box near the flame trap, you can get it by fishing as well) and melee the vent at Core Foundry to the left of the zipline to open the Secret ARC-XD Course. Blow up the boat full of barrels. Once the course is completed the 935 Genetic Lab room will be open and another Uranium x2 will be inside a Prison Cell There are several Jars with Heads inside in this room, all labelled A,B,C,D,E Look down the Hallway inside the Lab and note which numbered rooms have Nuclear Symbols 1 = A, 2 = B, 3 = C, 4 = D and 5 = E Take one Jar at a time that corresponds with the Numbers next to Nuclear Symbols and place them on the machine to the right of the cell door, once the correct jars are placed the Jar on the left side of the machine will glow purple and you can pick up acid There is a Big Chunk of Meat on a desk next to multiple drawings in the same Room, interact with it, then Pick up The Necrospike Once you have The Necrospike, use it on the Prison Cell Door, this will trigger a lockpick mini game. Spin the lockpick until the lock turns white 3x to unlock the cell, then pick up the second Uranium. Uranium #3 Next you need to craft or obtain the Glocke Drop, once you have one call it in, then shoot 20 mid-air zombies it throws up. This will drop the third and final Uranium. 2. At the Dry Dock, you need to call a WunderBarrage (unlocked by completing Wundersignal steps) in on the “02 Building” at Dry Dock (where there’s debris on the stairs), this will open the stairs to the Machine Workshop. 3. Inside The Workshop there is a Claw Machine which you can place all of The Uranium inside of and play a mini-game. -Have a big group of 7 cores and a small group of 2 cores. 4. Once you complete the Mini-game you will be able to pick up The Atomkraft Core (Note: you drop if you zipline, and cant sprint with it) 5. Head to Quick Revive and place The Atomkraft Core on generator next to quick revive. Go into the shed behind quick revive and turn on the generator. You must now defend the The Atomkraft Core until it’s charged. In interrupted you must turn on the generator again to continue. 6. Take the The Atomkraft Core to the barrel on the Storm Bridge and a Mini-Cutscene will play between the Giant and The Robot. Vegvisir 1. After the cutscene finishes, The Dravakar Shard will spawn at Tyr’s Foot, pick it up 2. Pick it up and place the Shard inside the Bloodheim Hall on the bonfire 3. Use WW range attack to light the fire 4. Use Disciple Injection (there should be a free one around the map) and throw zombies into the bonfire (I only had to throw four) 5. A lockdown will start. Kill the boss zombie and pick up the Sunstone from the bonfire 6. Put the Sunstone in the church and do a range WW attack on it. 7. Around the map, there will now be floating rocks and runes. Above the church there will now be a compass with runes and arrows. -Shoot the floating rune rocks with the ranged WW in the order of the arrow lines. If an arrow has 1 line, then that's the first one. If an arrow has 2 lines, that's the second one, etc. 8. Go into Tyr's Head and interact with the console to start the boss fight.
