This can only happen because we live in a lawless country. You can't just increase rent by that amount, it's literally insane. In my experience, a fixed amount or percentage is usually added yearly to arrive at that amount. And your Airbnb anecdote doesn't justify that increment.

I do not agree with you in totality Yes the present value could be what you said but it is also essential in utmost good faith in business for one to transact with a true value of the property You sound like an agent who are part of the reason why landlords increases rent in the grounds that people can afford it Imagine a property he bought over 20 years ago which is obvious that he must have gotten his 100% ROI so pushing the cost to be at par with people who just acquired their property with the current rate is very mean I can agree that those who use your property for business can be billed as government does in PAYE but not one who is just living in the house Their is so much leg to it but always remember the concept of FIFO and LIFO principles in accounting

My only question is… was she given prior notice of the increase, I’d say at least 90 days before the new rent was due? If not, then this entire analysis is fundamentally flawed, regardless of sentiment. I don’t want to jump to conclusions, but knowing Nigeria and our tendency to flex power without clear rule of law or adequate protections for tenants, I wouldn’t be surprised if little to no notice was given. After all, it’s hard to argue that the landlord didn’t know months in advance that he was going to increase the rent. But If proper notice was given, then fair enough I have no issue with it. But if the tenant only found out when it was time to pay, that’s a completely different conversation and absolutely wrong
