introducing a new, very fun, LLM benchmark- the Game-of-Life Bench! the rules are simple: given an 8x8 grid following Conway's game of life rules, the goal is to create an initial pattern with at most 32 cells that can last the longest number of turns before dying/repeating. some results to highlight (with caveats detailed below): - gpt 5.1 lasts the longest with a 106 step run - claude models are really bad at this! they refuse to reason about this task and score < 25 points - deepseek r1 is the best open model with 102 steps. why? because i wanted to create a benchmark that has (i think) no practicality, but is still fun to look at, cheap, and still measures something interesting. i also am a big fan of the game of life. its absurdly simple rules leading to intractability is extremely cool to me. also, i saw a lot of work with LLMs trying to "predict" the next state in Conway's game of life, I think game-of-life bench is more fun because it's pretty open ended and only asks the LLM for the initial state. I also think this could be an RL env? but idk why you would ever train on this task haha i don't think this is a "serious" benchmark because it doesnt measure anything practical, but i still think it's a hard benchmark exactly because you can't predict what happens with your initial state many turns into the future; this is why i was initially expecting all LLMs to be bad at it, but turns out, some are clearly better than the others (the ordering may surprise you!) reminder: this is still a work-in-progress; (1) i am gpu-poor so could only do 10 runs for each model, even though total running cost is relatively low. maybe with some more credits i can run more seeds for each model. (2) i handpicked models which i think are at the frontier right now, plus some others that were on my mind. so, if you'd like to see a model on here, let me know. (3) i currently only do an 8x8 grid because i thought that by itself would be pretty hard for current LLMs, but of course we can increase grid sizes! (4) the coolest thing is, i dont think we can calculate the max possible number of states (yay undecidability!) you can go without repeating, so this is essentially a no-ceiling task, which is pretty cool! again, i did this mostly out of a desire to make LLMs do something fun. if this keeps me entertained for a few more days, i'd likely release a blog post on it. if it keeps me entertained for a week (and someone sponsors me), i'll put more work into it :P lastly, this is fully open sourced, so feel free to run this on your own!

Has been a while since I've given an update so here's a breakdown of where Sappy is at right now and what we're focusing on going into this year. Pre-amble: With altcoins & NFTs the market is definitely not the same as it was before. I think this is obvious to everyone but I've noticed there are still japanese soldiers that are convinced old tricks and mechanics work. They don't. Liquidity is thin; people want to bid assets that feel like "real companies" not vacuous memecoins. There's still room for memecoins, social currencies, and "utility tokens" (I would say without these functions, tokens are hard to justify versus equities). I'm not part of the camp that thinks there will never be hyperspeculation in crypto again, because there will be; we all love ponzis and PvPing each other onchain. Just not with solved games -- people need something new and fresh. So the overarching plan is to continue building for users, sustainable revenues that aren't tied to directly to crypto, and doubling down on the areas that we've already found PMF / Brand Market Fit. Then leaning into crypto during cyclical periods where liquidity is sloshing around at an accelerated rate. Where we've found early PMF / what we're leaning into: Roblox: we're going to continue to go hard and accelerate here. It's our main objective to ship more seal/brainrot focused games across most genres to cast as wide of a net as we can for the brand, and to also iterate and see what works and stays sticky. Our initial incursion into Roblox was very successful peaking at 2M+ MAU and still sustaining a large portion of that player base... for all of its success, that was a relatively amateur first attempt; we've been setting up better AI pipelines for Roblox development that makes it reasonable to ship many more games and 10x those player counts in totality. It's my belief that Roblox is the sandbox whose audience will be the most valuable on the internet once they are grown up. That intense feeling you get when you see a TikTok referencing an old game you enjoyed on the PS2 or the Gamecube, or when you see a Pokemon card is the exact same feeling the youth of today will get when reminiscing on the things they enjoyed engaging with when they were younger. Fortnite and Roblox are functional equivalents to the old school consoles and exactly where that is taking place. Which is why as much as I care about scaling revenues through Roblox, the long term brand equity gained purely through being popular on the platform is totally invaluable. It also can heavily convert to merchandise sales today if all touchpoints for the brand are dialed in (which is why brands get overcharged so much by Roblox dev shops for the same ROI that only cost us a few thousand $). We have the playbook, it's just about iterating new concepts and then aggressively scaling. Brand Expansion & Merchandising: I've started to create a content pipeline that is easily repeatable, cost efficient (costs next to nothing through either AI or smart reusable concepts), while still being very tasteful and meeting our quality standards for the brand. We are mostly focusing here on reaching people where they're at through nostalgic/emotional content, or just being visually stimulating through carefully curated aesthetics. Content that isn't superficial and touches people in a memorable way. I've attached some examples to the post so you can see what I mean rather than just read it. I don't think it's long until larger brands start doing this at scale, but it's always good to be ahead of the curve and most importantly winning on taste -- knowing what will resonate with people and what won't has always been our edge. The purpose for these accounts is not only to rack up attention but also to begin converting those into sales of both of physicals (plushies & gacha collectibles) and digital avenues like our games, and any other apps we produce. Because they're offshoot accounts it's also a lot easier to be aggressive/experimental with said conversion strategies. Sappy Studio: I'm wrapping everything like Omnia, and everything else into this category because they're all tangentially related. Beginning with Omnia, our current focus is gearing up for Season 0 which involves players competing in the ranked ladder for a prize pool that has rewards through Monad Momentum as well as a player-funded prize pool. This season will be fairly simple with us mostly logging retention, deck building habits, as well as qualitatively observing how aggressively players push the combat system. Deeper monetization wont exist yet outside of the player buy-in (to be eligible for P2E rewards). Beyond that our overarching principle this year is to focus heavily on risk-to-earn mechanics where a portion of that excess value is circular i.e. revenues flow back to prize pools or other parts of the economy, treating the game almost like a protocol where the objective is to amass TVL or player liquidity. Social is also a big focus, and that means implementing the Open World hub which from an infrastructure perspective has already been built out and tested by all of you previously. Right now we are scaffolding the environment in 3D and working through how that hub should look and feel, so players are excited to hang out & idle together while they're queuing. For sappydotlol, what I'm about to say is still early days from a design perspective so a lot can change, but I'm pushing the site in the direction of being a virtual game console. An intersection between Nintendo & Myspace where users can play, trade, and socially interact in a way that's deeply personalised; a breathe of fresh air from the hostility of the current internet. If you go back to my thesis on Roblox above and the game console references, you can kind of see how this will all sequentially tie together. In essence, the strategy is to acquire a critical mass of players through traditional platforms like Roblox, and use that attention and trust to provide an onboarding funnel for web2 users into our own sandbox filled with a mixture of our own browser-based experiences as well as an aggregation of others. The aim is to make the platform a breath of fresh air & bunker from the enshittified platforms like TikTok/IG/X where users are actually served in ways that delight rather than agitate, and where self-expression is incentivised. Closing: As always everything here is subject to change but I've never felt more conviction in our direction until now; I know exactly what we need to do and how, with everything aligning with our team's strengths. Very excited and grinding through things to the point where I'm getting headaches and can't sleep from being hyperfocused for long periods of time lol. There probably has never been a better time to join the ecosystem from a price to fuck around and find out perspective.

Today was my hardest workout before the Javelina 100—an uphill treadmill supercompensation session accumulating 60 minutes of intervals at 10% grade, starting at threshold and ending harder. I think uphill treadmill threshold sessions can be magical for some athletes. Threshold work is classically defined as LT2 or easier, around what you could sustain for 1 hour. In practice, that feels relatively relaxed at first, and it only starts to get harder after you accumulate a substantial amount of volume. The rationale of threshold work is that it improves lactate shuttling, helping mitochondria be more efficient at processing and transporting lactate, preventing fatigue cascades even at harder efforts on other days (or at easier efforts in marathons or ultras). In other words, it’s primarily an aerobic stress. Faster is not better. The real-world obstacles with threshold work are twofold. First, for most of us, it’s pretty slow when done right, or way too hard when done wrong. A study on the training of elite athletes found that long intervals had the lowest correlation with long-term growth, and this conundrum is probably why—athletes do their long intervals too hard, breaking themselves down without the mechanical or aerobic stimulus to justify it. Second, outdoor threshold work can be an injury risk. If I tried this workout outdoors, it would wreck my calves and high hamstrings for days. The uphill treadmill can help athletes get around these hurdles. It’s slower by design, putting the emphasis squarely on the aerobic system. That helps athletes develop a much more precise understanding of threshold. But perhaps most significantly, the uphill treadmill reduces impact forces immensely. When I finish one of these—even a supercompensation session—I feel fine the next day, allowing me to absorb way more work (and more specific work to my goals). I think I've stumbled onto the future of building startups. It wasn't supposed to happen this way. It's 2 AM. I'm editing a podcast, questioning every life decision that led me here. I team up with Design Scientist to crank out 2 lead magnets a month. (Tried doing it myself first. But it was hard lol) We start pumping out things like "6 Tools I Use to Find Startup Ideas." Suddenly, I'm drowning in subscribers. 10,000 to 20,000 a month. On autopilot. Now, you're probably thinking, "Cool story, bro. But how's this a big idea?" Clarity of what to build is probably one of the most valuable ways to build products people want. You have to understand a niche's problem better than they even know them. Problem: what's the roadblock keeping founders stuck? Segment: group these founders by their specific obstacles. Product: build the bridge that gets them over their hurdle. I use ConvertKit like a scalpel, dissecting these segments. Not by age or location. By the problems they're desperate to solve. Suddenly, I'm staring at a treasure map of founder pain points. And that's when you can build startups to solve their problems. Instead of being a lead factory, you become a startup factory. You use tools like v0/replit/cursor to prototype like a madman. And it makes your life less stressful as a founder. Because you know people are lined up to buy the products. I just sold my startup Talknotes for $200,000 on acquire.com 💸🤯🤩💰🥳🎉 I launched it last August when I was looking for an idea I could grow with paid ads, and made a MVP in one week. I took it from $0 to $7500 MRR in just 11 months. 👉 Here is how I grew it from zero: 💡 Idea: I got the idea when I tried to write a tweet using Google Doc's transcription tool, but it was terrible. And I was pretty sure I wasn't the one too lazy to type. So I made my own solution, and Talknotes was created. The audience is pretty broad so it was a perfect fit for Meta ads However… ✅ Validation: My rule is to only reinvest what the project generates, so, no ads until I make enough cashflow ❌ Listing on startup directories + a few Twitter sales generated $700 after 10 days. MRR doubled in ~2 months However... In May, I had a bad burnout 🥵😩 Multiple bugs slipped into the app, and I had to spend 2 days fixing everything in an emergency while revenues plummeted. This completely fucked me up mentally and had a hard time working on the app after that ( 💀💀 So I decided to list it on acquire.com and made a Twitter post ( I listed it for $200,000, a pretty low price considering the revenues and fast growth. I could have gotten $300,000 if I accepted payment over time, but $200,000 today is better than $300,000 tomorrow for me. 🚨 The process went smoothly until we tried to use Escrow, which almost fucked up the whole deal. (details: I got extremely lucky because the buyer really wanted to buy the app, but this could have ended the deal. We had to wait over a week to get the money back from them, even tho they said they already refunded it. But luckily, after threatening them, they sent it back the next day 🙃 The buyer finally got the money back, I transferred every asset to him, and he sent me the wire. With the profit made from the app + the sale, and other projects, I'm 30% away from being a millionaire 🤯 With this amount, I can pretty much retire in Asia if I want to. But that's just the beginning, I’m going to launch new projects soon! 🚀 But before that, I need to take a real vacation and detox. My brain is completely fucked up by those last 2 months. Managed to get out of Dubai. The following is my personal opinion & experience 🇦🇪 Everything went quite seamless. Careem cabs operate normally. The airport is extremely well organized, considering the circumstances. The world has changed since Saturday and unfortunately, the country I moved to 3 years ago has been under heavy attacks. Why? No one really knows. However, I find it extremely disturbing that most media - including our beloved CT - exploits that serious situation to take cheap shots at Dubai and people who moved here. There are real families and hard working people affected. Most are scared or feel extremely uncomfortable. It's a traumatizing experience to hear missile interceptions right above your house. Nothing I wish for any human to ever experience, no matter if you pay 0% or 50% taxes. I don't even know what the link between those two things should be?? If anything, it proves that the UAE cares about their people and is able to protect its residents. Even at 0% income tax. Dubai was not known for it's strong military. It was always portrayed to be bling-bling golden steaks and influencers. But the UAE has shown the entire world that it can defend 1,000+ drones and 200+ missiles from a direct neighbor. That is impressive, whether you love or hate the UAE. Many countries would likely not be able to absorb that. So, if anything: Dubai and the UAE have demonstrated that the system works. I have lived in multiple countries around the world and the UAE is by far the most capable of handling crisis. Why did I leave Dubai then? Because it's not a situation I want to be in. Missile interceptions and drone explosions are no joke. Besides the danger that debris could hit your roof, there's an incredible intensity in the air. Most describe it as "intense calmness". While the Government managed to keep everyone from panicking, it's impossible for everyone to stay fully calm. And you can feel that in the day to day. The first night I got virtually no sleep. The night of my departure neither. I haven't left my house at all after the attacks started. But I'm out now. I really hope that leaving the country wasn't necessary, and that I will be able to come back to Dubai as soon as possible. And no, I'm not paid to say this, nor did I sign anything. Maybe part of the truth why no one who lives in Dubai has bad things to say about it is because it's one of the rare places on earth where people actually trust the Government and respect them? Not only for creating wealth and understanding business, but for caring and communicating in a way most other countries are simply incapable of. Anyways, I guess the point of this post is to 1) Tell everyone in Dubai that it's possible to leave right now. I know many people are very scared and want to get out. Be persistent with the airline if they cancel your flight and push hard to get rebooked on the next available one. And maybe choose a destination that isn't Europe, considering most of these flights are overbooked already and impossible to get on. 2) Dubai's self defense is impressive and we should acknowledge that. At least this one time, let's not derail into irrelevant discussions but show respect to the leaders + express empathy for those affected. 3) As an expat living in Dubai, I can still feel proud of my home country and do not have to choose. This isn't a black and white situation. Dubai is a melting pot of cultures and great place for Business. Other countries have better nature, social life or other things. It's also up to individual preference. 4) If you hate Dubai, yalla you don't need to live here, visit nor speak about it. Enjoy the place you live in and focus on your own. No need to feel triggered and take cheap shots at hard working people and families that are currently under heavy missile attacks. One final thing that really became clear to me this week is that after all, safety, health and living in freedom are absolutely priceless. May this all be over with soon and for sustaining peace to come in 🤲🏼

The second: through Eli Scheinman to a new collector/foundation who has been quietly entering the space in a very significant way across a number of collections whom I’ve never spoken to. Their new entrance enabled a wedding and start of a new married life for Conviction. In my very first conversation with him, we spoke about curses and commitments to the people we love. Since meeting got to talk through each step on that path, from letting go, what is imbued in the ring and ceremony of it all, a proposal, and on the way to the most important of the steps in pursuit of a blessed life. It is easy to get a little cynical on the over-leveraged exit stories that spring up from time to time, so it is a treat to watch one go towards a celebration that’s been building up in his life since the Skull was first acquired. And now: this. The third Skull and the first I can really write about as a shared story across both source and destination. An exit and an entrance. The exit: The Skulls of Luci were awarded as gifts 4 years ago. But before I'd minted Birth of Luci or painted the other 49, the first person in this space I showed the sketch of The Blueprint Skull to was actually Casey💎, when he was working at SuperRare . Casey was the very first person who onboarded me to NFTs, helping me navigate the early days of whatever it meant to even mint something. I explained the idea of gifting one to each person who bid in my first auctions. Though most of the Skulls went to the bidders, Casey's didn't. He didn't ask for one. I didn't tell him I'd give him one. But he helped me take my first steps here, and it's hard to imagine any of this making sense, or unfolding the way it has, without him. Since then, we've broken bread across continents, seen quite a lot of chortling margarita consumption, watched the rise and fall of a lot around us, weathered inter-Council dramas. He brought Laura El into The Monument Game, played as a Player, wore a Mask. Most of the vibe that started all of this, the wild west of it, feels faded in the broader space at times. But every Skull has a story and a person who helped us get here. Casey will always be the one who was there before any metric muddled the reason to care. The entrance: Last fall, Benji came over for a studio visit. We walked through Luci, the works, structure, and dream, as anyone who visits does. But we mostly talked about being a father and having a father. We discussed the very idea of "collection" stripped of accumulation, value, or signal, located more in the act or ceremony of it. What it was to grow up with a curious father who studied the edges of each thing he saw to know the next layer beneath why anyone might look or ignore it. That to pass this on is to pass on questioning, more than it is to pass on any kind of answer. The process of collecting can be perceived as an individual act of hoarding. For some it is maybe. But at its best, it's a way to bind through shared questioning, to bond in cooperation and competition with friends and family, it is the swapped story and meme of it all, and each object gathered along the way carries some shared memory that can, often does, and with intent: should; drift out of the object entirely. All in the psalm, always has been. The studio visit came and went. Soon after, a package arrived in the mail with two of the softest stuffed animals added to my daughter's own collection, now among her favorites. The Skull is a bonus to that, in the scheme of shared memory. For Rachel and I, while we are heads down making a body of work that unsettles us and excites us but demands unknown time to accomplish, it means a great deal to have this kind of support from long term people in the quiet process of making work we want to leave behind ourselves. Here’s how Redemption Mode works: When USH trades below $1 and the Redemption Mode is activated, redeemers can buy USH at the lower market price (e.g., $0.95), and use it to repay borrowers' debts at the full $1 value within the protocol. The redeemer receives collateral in the form of liquid staked tokens(such as $sEGLD or $swTAO) equivalent to the USH they repaid at its full $1 value, profiting from the difference between the discounted purchase price and the redemption value. The borrower being redeemed also benefits by receiving a redemption bonus, which allows them to keep a portion of their collateral after part of it is seized after loan was repaid. This system ensures that borrowers are not penalized during redemption, creating a balanced mechanism where both the redeemer and the borrower have something to gain. Redemption Mode differs from Liquidation in several ways: Redemption is triggered by USH falling below $1 and involves repaying borrower accounts to restore the peg. Both the redeemer and the borrower benefit, with the redeemer profiting from the price difference, and the borrower receiving a bonus from their collateral. Liquidation occurs when a borrower’s collateral falls below a certain threshold, making them risky. During liquidation, a portion of the borrower’s loan is repaid, and the collateral is seized, while also incurring a liquidation penalty. Redemption Mode uses a data structure known as a Red-Black Tree to efficiently monitor and rank all borrower positions within the protocol smart contract itself. This structure dynamically tracks borrowers based on their Borrow Limit Used, which is the percentage of collateral they have utilized relative to their borrowing capacity. The system prioritizes borrowers with the highest Borrow Limit Used, meaning those who have borrowed the most relative to their collateral are considered first for redemption. So um, that first Wildcard+Thousands stream was... amazing and also... a lot 😅 In the end, it was exactly what we were hoping for - a true stress test of ALL these systems coming together for the first time. We are SO grateful for the thousands of people who showed up today to play, attend, tune-in and help us PLAYTEST all this new stuff. We can't wait to see you all again at NEXT WEEK'S EX2 EVENT! So, now let's talk about how it went... Stuff that worked: - Our community SHOWED UP. Oh boy did you show up 😅. Our servers were straining under the load... which is good actually, in fact it's the whole point. Even more importantly, we have already received insanely valuable feedback, bug reports, stuff people loved/hated - and it's only been a few hours since the stream ended. I can't even explain to y'all how valuable this process is. Yes it's stressful, it reminds me of trying to keep Words With Friends online during that first insane year, but it's EXACTLY what we were hoping for (NEED) to turn this into the polished, top-notch game and streaming experience we are on a mission to deliver. I truly can't thank y'all enough, and hope to see you again when we run it all back again next week 🥹 - The stream itself stayed up and was mostly stable! Phew 😅. For context, ThousandsTV is not a twitch wrapper, it's a web3-native streaming tech stack built we built specifically to connect game, web/mobile, and blockchain together all at the same time. There are a LOT of moving pieces going on behind the scenes. - We brought viewers INTO THE GAME! Viewers showed up in the stands of the arena, with connected wallets/assets, triggered actions/rallies from chat, and were seen and heard during the whole stream. - The brand new 2v2 build of Wildcard was (mostly) stable and our players and viewers seemed to be having a blast down on the field and up in the stands. It was thrilling to watch Team Blue dominate, even though Team Red held their own in game 3! - Our production crew did an insanely good job running the stream, managing the players, shoutcasters, and talent, and producing a top-notch show. Of course we will work hard to make every stream better than the last, but I was super proud of how our team "rolled with the punches" during today's event. Stuff that didn't work (and/or needs to be dramatically improved): - Although it's fun to see chat going crazy, chat spam is actually something we are passionate to FIX. As you can see from the attached video, chat spam dominated today's stream and made it impossible for anyone to even see anyone else's messages. We have some GREAT ideas for how to fix this and actually turn chat spam into a FUN and exciting and not annoying thing - but those improvements didn't get shipped in time for this event. - Credits purchasing flow needs a LOT of work. As I'm sure y'all know, bringing money on chain is pretty complicated, and although we've been working hard to make this as seamless as possible, it still needs a TON of improvements. Many users who WANTED to spend money today weren't able to and/or ran into frustrating bugs in the credit purchase flow. Fixing this is obviously a top priority for our team. - Rallies need a LOT of work. Spectator-interactive features like rallies are at the heart of our vision for Wildcard. These "stream apps", as we call them, are the UNLOCK for how spectators, viewers and fans directly connect and interact with their favorite competitors, content creators, and communities. The current rally feature HINTS at this potential, but it needs to be WAY easier to understand, use, and have fun with. Improvements are ON THE WAY. - Referees were only partially working. Referees are a key innovation of the Thousands platform. They are AI-driven "personalities" (NPCs) that pay attention to everything that's happening in the arena, both on the field and especially in the stands (i.e. in chat, during rallies, etc.) The referees then make "calls" at the end of every match, rewarding users for their engagement and participation. Unfortunately, the referees weren't fully functional and seemed to drop the ball on recognizing everyone's contributions (especially people who showed up holding valuable assets such as Wildpasses in their wallets, and people who boosted those rallies with credits.) What's happening next: 1. We are combing through ALL the logs from the event right now, to make sure we don't miss a SINGLE action that our viewers and fans took during the event, including what they brought in their wallets (i.e. Wildpass holders!), any credits that were purchased, rallies that users engaged with, etc. This information is normally processed by our referees, who then determine dynamically how they're going to distribute $WC awards. We were originally hoping to complete this process and the subsequent airdrops within a few hours after the event, but given the amount of data, we need a bit more time to run these scripts (and airdrops) in batches instead of all at once, and make sure ALL of the data is being included. IMPORTANT: I will keep y'all updated in real-time here on twitter/X as this process is ongoing, and let you know the moment it's complete and all the awards have been distributed (i.e. when to go check your wallets 😎) 2. PLEASE keep sending us your feedback and bug reports. Open a ticket on our Discord and let us know what you loved, what you hated, and especially what we need to FIX. I lost one cat to cancer. Nearly lost another to diabetes. My purebred lab was constantly sick with allergies and infections. All three were eating "premium" pet food recommended by vets. Here's everything I wish I'd learned sooner: 1. Feed them a clean, low-carb diet. Our diabetic cat used to be addicted to high-carb treats and food, the stuff sold in most pet stores. It’s the pet version living on Pop-Tarts and Twinkies for us. After switching to a low-carb, high-protein diet, she no longer needed insulin and lived a long, healthy life. A raw carnivore diet from clean sources free of pesticides and antibiotics is arguably best for both cats and dogs. 2. Only feed them two meals per day. We made the mistake of leaving food out for our cats all day. I’m sure our younger cat (that died of cancer) was metabolically damaged from this. Neutering him too early also negatively affected his health, as he developed a pot belly soon after. Time-restricted eating benefits humans and animals alike. So, aim for an 8-hour feeding window or less. Don't feed them 3 hours before bed or 1 hour after waking, then gradually shrink the window. You'll notice more energy in yourself and healthier weight and digestion in your pets. 3. Only give them pure, clean water. We gave our cats tap water for years. While chlorine dissipates quickly, chemical residues, heavy metals, and hormones remain. Reverse osmosis or spring water proved to be the best. You can remineralize RO water with products like this: (ad) 4. Detoxify Pets are exposed to more toxins than we are. Their food is loaded with pesticides, antibiotics, and heavy metals. Artificial fragrances, chemical cleaners, and lawn pesticides add even more toxic stress. Like I emphasize in my book, “Ultimate Health,” constipation is the first thing to address in detoxification. The same goes for pets. If their bowel movements are strained, this needs to be improved. Increasing their hydration and fiber intake can help, as can fish oil and probiotics. For ongoing parasite management, consider mixing diatomaceous earth into your pet’s food. 6. Exercise more Dog walks benefit both of you, especially without your phone. 10 things I can’t quit thinking about after ETHDenver: 1. Convergence = here. Devner didn’t feel like an ETH conference, but more like an AI + crypto + TradFi + techno-philosophical conference. The convergence is true and real and accelerating. 2. Most corporate jobs suck ass. 40 years at a desk working on the same thing? Pure dystopia. We need fluid movement between passions, projects, people. DAOs are a massive step in that direction, but now AI is giving individuals the means to spin up their own massive businesses… there’s also this notion floating around that we can launch a product or contribute to a protocol or a DAO in a way that sets us up for life rather than slaving for decades at the golden teat of a paycheck. It's a massive win for human flourishing, passion and excitement. 3. oRaNgE cOIn. Bitcoin came up far more than I thought it would. Even $ETH ICO buyers/gigawhales talked about how bullish they are on it. The question is no longer whether $BTC will survive but rather how much exposure you should have. Orange coin has truly “up-leveled” or “transcended” to become something people simply can't ignore. 4. Founder quote that hit me like a truck: "We overengineered our project and under-engineered our story." In a world where AI flattens the app creation process, only your mindshare matters. (forgot to write down who said it 😅... chime in in the comments if you see this) 5. “Keepers of truth.” AGI will be able to fake literally anything. In such a world, blockchains become the “keepers of truth” bc they can be used to indisputably verify anything. This isn't just another use case. 10 things I can’t quit thinking about after ETHDenver: 1. Convergence = here. Devner didn’t feel like an ETH conference, but more like an AI + crypto + TradFi + techno-philosophical conference. The convergence is true and real and accelerating. 2. Most corporate jobs suck ass. 40 years at a desk working on the same thing? Pure dystopia. We need fluid movement between passions, projects, people. DAOs are a massive step in that direction, but now AI is giving individuals the means to spin up their own massive businesses… there’s also this notion floating around that we can launch a product or contribute to a protocol or a DAO in a way that sets us up for life rather than slaving for decades at the golden teat of a paycheck. It's a massive win for human flourishing, passion and excitement. 3. oRaNgE cOIn. Bitcoin came up far more than I thought it would. Even $ETH ICO buyers/gigawhales talked about how bullish they are on it. The question is no longer whether $BTC will survive but rather how much exposure you should have. Orange coin has truly “up-leveled” or “transcended” to become something people simply can't ignore. 4. Founder quote that hit me like a truck: "We overengineered our project and under-engineered our story." In a world where AI flattens the app creation process, only your mindshare matters. (forgot to write down who said it 😅... chime in in the comments if you see this) 5. “Keepers of truth.” AGI will be able to fake literally anything. In such a world, blockchains become the “keepers of truth” bc they can be used to indisputably verify anything. This isn't just another use case. I've bought over 30 RV & MH parks in the last 5 years. Lately? 2 per month. Want our playbook? Here ya go: How to buy a small, off-market mobile home or RV park that can 2x your money in 1-2 years, in 5 steps: 1. Pick a city in a red state. The two biggest factors: Crime & unemployment rates Crime: CrimeGrade . org Unemployment: SimpleMaps . com Cities with 3k - 30k people are best. This is the sweet spot for enough population & not to much competition. You want parks with almost no web presence & little to no reviews. A DG nearby is great. Walmart is better. But remember, “if no DG, it ain’t for me.” If there's a Whole Foods you ain't getting a good deal, I promise. Growth rate is good too, but #3 to the two above. Don't worry about the path of progress as much as other asset classes might. 2. Find the leads Get on Google Maps and search "mobile home park" in your target area(s). Avoid NY & CA (not landlord friendly). Make a Google sheet of the leads & use Loom to record your screen. Spend 30 mins doing this. OR, use something like Outscraper to do it for you. Be warned though, that if you don’t do this yourself the scraped results may not be as accurate. If you’re targeting a smaller geographical area I would do it by hand. If a whole state, use software. You’re looking for phone numbers. Use SearchBug . com to see if cell or landline for pennies. Or Phone Validator Go to Upwork and hire a virtual assistant to keep doing this for you, assuming you are targeting a larger area. They will cost around $4/hour. Use that same Loom link in your posting so applicants can see what the job will entail. When working, Loom it! You’ll never know when you’ll need it. When in doubt, Loom it out! More leads = better deals. 3. Call the leads Call up the owners and be real. Don't talk about any accolades. He doesn't care and it will only hurt you. You're a hard working country boy. You have a wife and kids (I hope you actually do). Are you a democrat? Don't tell the owner. (Sorry, democrats). Here's your general pitch: "I'm not a broker, I'm just looking for some good real estate and don't want to waste your time with a lowball offer. I can pay cash and close fast" Tell him about your wife and kids and what you do on the weekend. Most importantly, LISTEN. He's going to talk your ear off. This is a good sign. 4. Ask the right questions Ask him: How many pad sites? How many of those have a unit on them? How many of the units are RVs? (It's common for there to be a mix of MH/RV) Any single family homes on the property? Rent? Are the units park owned or tenant owned? (this is key) If a mix, what's the mix? Park-owned homes you have to maintain. AVOID AT ALL COSTS. Tenant-owned homes are key (lot rent). This means you only rent out the land and underground infrastructure. Depending on the state, sometimes you can sell back or give away the park-owned units to the tenants to absolve yourself of maintenance. Check the laws! You'll command half the rent but enjoy 90% less hassles. $250 - $350 is common lot rent in the midwest and SE. What's the occupancy and rental amount of each type of unit? Any outbuildings on the property? Septic or city sewer? If septic, conventional or aerobic? Sewer is best. Septic isn’t a deal breaker but you REALLY want to have it inspected. If there’s a lagoon or wastewater treatment plant I want you to throw that phone as far as you can, block their number and never speak of it again. Within city limits or no? City limits are best but rare. Outstanding municipal or zoning issues? How much is insurance? How much is landscaping? Asphalt, cement or dirt roads? Condition of the roads? Any drainage issues? Is there a manager? What do you pay them? (Best if no manager) Any pending litigation? What are total collections? How do people pay rent? How many are delinquent? What condition are the units in? Do you have a lien on the property? How long have you owned it? 30 or 50 amp? City maintained streets? City water or well? City is best. Keep in mind, that’s a lot of questions to ask. You have to feel it out, if he’s being standoffish, don’t keep pushing, just call back. This isn’t a used car lot, this is a relationship you’re trying to build. Don’t try and close on this first call. The key question: "If we were to make a deal, what's a ballpark offer you'd expect?" NEVER anchor him with the phrase "bottom dollar." Using the word "ballpark" keeps numbers loose. Whatever number he says, you want to pause and hem and haw over it. Embrace the silence and awkwardness. Back to car sales, they call this the “silent walkaround” when valuing a trade-in. Don’t say a thing about the asset, but point out the flaws with your body language. Touch the dents and scratches as you pause. Do the phone version of this. Tell him you'll get back to him tomorrow. Thank him profusely for his time and congratulate him on the park he's built. 5. Underwrite Before you do anything, check with the city to ensure the park is in good standing. Get that in writing. Don't trust the seller. Buyers are liars? So are sellers! Now's time to crunch numbers: What's a cap rate? The net operating income of the park divided by the price you'd like to pay. If you want your money back in 5 years and you're willing to pay up to $1m, you need $200k net profit per year. This is a 20% cap rate (20 cap). It's aggressive but possible on a smaller, rural park. (Yes, it really is, even in 2023) You probably won’t find a park that big in a small town for a good price, though. Start w/ a smaller park & higher cap rate. More room for error. $300k - $1m purchase price. First do some market research: Remember all your leads? Call competing parks as a potential tenant and ask what their lot rent is. Put this in a spreadsheet to get average lot rent & park-owned home rent. Keep in mind many of these parks will be undercharging as well. It's common to find parks charging $100 that could charge $250. When calculating cap rate BE CONSERVATIVE. Don't count on 100% of people staying if you increase rents, even though most will. Use $190 to be safe. Shoot for a park that will net $100k/year after rent increases that you pay no more than $600k for. It’s hard but not impossible. Or maybe you find a $30k/year park to get your feet wet. At least you're in the game. The more leads you scrape, the better chance of finding this park. Shoot for as much seller financing as you can get. Finance the rest with friends/family or savings. Once you find this park, get it under contract. Use a standard, simple real estate form that you can find on your state's real estate commission website. Texas' is called TREC. Yes, get it under contract before seeing it. Put down earnest and option money, and then go see it. Don't dress like a city slicker. Be personable and be willing to stay a while and BS. Drive a Tesla? Rent a truck. Drive a Prius? Just quit. Inspect the condition of the units, even if you aren't buying them Crappy units = more tenants willing to abandon them. And they aren't cheap to remove or move. Verify everything he said on the call If all looks good, start on the inspections: Septic or sewer lines SFH home inspection. Check with the city for outstanding issues or litigation Check for liens Wastewater treatment plant? If so, abandon ship! Electrical infrastructure Use professionals for all of these. Ask for: Rent rolls. They will likely be handwritten, that’s ok. Bank statements. Ask to speak to a few tenants to get their experience. Inspect their lease. Ask for vendor invoices or history of payments. Ask to speak to vendors. At some point before you close, list the property on Craigslist, FB Marketplace and Zillow. See how demand is for vacancies. If all still looks good, close on the property. 6. Post-closing strategy Meet all the tenants in the evening, they're at work during the day. Shake their hands. Tell them you want their experience to be amazing & you want them to stay Give them your number Ask what can be fixed If fixes are cheap, do them ASAP Tell that tenant once fixes are made. Address them by name. Clean up the park. Hire a tree guy to clear out low hanging branches. Do some simple landscaping. Find the tattletale in the park and get all the dirt. Who are the druggies and abusive husbands? Get them out ASAP if you can. They are much more expensive than the temporary vacancy hit. Fix potholes and drainage issues. ADD VALUE. Show you care. Wait a couple months before making any changes. Bring lot rents closer to market. Be upfront about this. They will understand if they've been getting a deal. Give people 2-3 more months' notice to give them time. Keep renting out vacancies at new price. This isn't self storage. You won't raise rents yearly. Don't be a jerk. Let them know what to expect. Once rents are raised and park is stabilized, you are 9-12 months in. Search Loopnet for the most active MHP brokers Hire the best one & pay what he or she commands. Sell on the market for 7-10% cap You've just 2-3x'ed your money. Rinse & repeat. I have done this over many times. Not all of my deals were bangers, but most were. THERE ARE STILL DEALS OUT THERE.
