I've bought over 30 RV & MH parks in... the last 5 years. Lately? 2 per month. Want our playbook? Here ya go: How to buy a small, off-market mobile home or RV park that can 2x your money in 1-2 years, in 5 steps: 1. Pick a city in a red state. The two biggest factors: Crime & unemployment rates Crime: CrimeGrade . org Unemployment: SimpleMaps . com Cities with 3k - 30k people are best. This is the sweet spot for enough population & not to much competition. You want parks with almost no web presence & little to no reviews. A DG nearby is great. Walmart is better. But remember, “if no DG, it ain’t for me.” If there's a Whole Foods you ain't getting a good deal, I promise. Growth rate is good too, but #3 to the two above. Don't worry about the path of progress as much as other asset classes might. 2. Find the leads Get on Google Maps and search "mobile home park" in your target area(s). Avoid NY & CA (not landlord friendly). Make a Google sheet of the leads & use Loom to record your screen. Spend 30 mins doing this. OR, use something like Outscraper to do it for you. Be warned though, that if you don’t do this yourself the scraped results may not be as accurate. If you’re targeting a smaller geographical area I would do it by hand. If a whole state, use software. You’re looking for phone numbers. Use SearchBug . com to see if cell or landline for pennies. Or Phone Validator Go to Upwork and hire a virtual assistant to keep doing this for you, assuming you are targeting a larger area. They will cost around $4/hour. Use that same Loom link in your posting so applicants can see what the job will entail. When working, Loom it! You’ll never know when you’ll need it. When in doubt, Loom it out! More leads = better deals. 3. Call the leads Call up the owners and be real. Don't talk about any accolades. He doesn't care and it will only hurt you. You're a hard working country boy. You have a wife and kids (I hope you actually do). Are you a democrat? Don't tell the owner. (Sorry, democrats). Here's your general pitch: "I'm not a broker, I'm just looking for some good real estate and don't want to waste your time with a lowball offer. I can pay cash and close fast" Tell him about your wife and kids and what you do on the weekend. Most importantly, LISTEN. He's going to talk your ear off. This is a good sign. 4. Ask the right questions Ask him: How many pad sites? How many of those have a unit on them? How many of the units are RVs? (It's common for there to be a mix of MH/RV) Any single family homes on the property? Rent? Are the units park owned or tenant owned? (this is key) If a mix, what's the mix? Park-owned homes you have to maintain. AVOID AT ALL COSTS. Tenant-owned homes are key (lot rent). This means you only rent out the land and underground infrastructure. Depending on the state, sometimes you can sell back or give away the park-owned units to the tenants to absolve yourself of maintenance. Check the laws! You'll command half the rent but enjoy 90% less hassles. $250 - $350 is common lot rent in the midwest and SE. What's the occupancy and rental amount of each type of unit? Any outbuildings on the property? Septic or city sewer? If septic, conventional or aerobic? Sewer is best. Septic isn’t a deal breaker but you REALLY want to have it inspected. If there’s a lagoon or wastewater treatment plant I want you to throw that phone as far as you can, block their number and never speak of it again. Within city limits or no? City limits are best but rare. Outstanding municipal or zoning issues? How much is insurance? How much is landscaping? Asphalt, cement or dirt roads? Condition of the roads? Any drainage issues? Is there a manager? What do you pay them? (Best if no manager) Any pending litigation? What are total collections? How do people pay rent? How many are delinquent? What condition are the units in? Do you have a lien on the property? How long have you owned it? 30 or 50 amp? City maintained streets? City water or well? City is best. Keep in mind, that’s a lot of questions to ask. You have to feel it out, if he’s being standoffish, don’t keep pushing, just call back. This isn’t a used car lot, this is a relationship you’re trying to build. Don’t try and close on this first call. The key question: "If we were to make a deal, what's a ballpark offer you'd expect?" NEVER anchor him with the phrase "bottom dollar." Using the word "ballpark" keeps numbers loose. Whatever number he says, you want to pause and hem and haw over it. Embrace the silence and awkwardness. Back to car sales, they call this the “silent walkaround” when valuing a trade-in. Don’t say a thing about the asset, but point out the flaws with your body language. Touch the dents and scratches as you pause. Do the phone version of this. Tell him you'll get back to him tomorrow. Thank him profusely for his time and congratulate him on the park he's built. 5. Underwrite Before you do anything, check with the city to ensure the park is in good standing. Get that in writing. Don't trust the seller. Buyers are liars? So are sellers! Now's time to crunch numbers: What's a cap rate? The net operating income of the park divided by the price you'd like to pay. If you want your money back in 5 years and you're willing to pay up to $1m, you need $200k net profit per year. This is a 20% cap rate (20 cap). It's aggressive but possible on a smaller, rural park. (Yes, it really is, even in 2023) You probably won’t find a park that big in a small town for a good price, though. Start w/ a smaller park & higher cap rate. More room for error. $300k - $1m purchase price. First do some market research: Remember all your leads? Call competing parks as a potential tenant and ask what their lot rent is. Put this in a spreadsheet to get average lot rent & park-owned home rent. Keep in mind many of these parks will be undercharging as well. It's common to find parks charging $100 that could charge $250. When calculating cap rate BE CONSERVATIVE. Don't count on 100% of people staying if you increase rents, even though most will. Use $190 to be safe. Shoot for a park that will net $100k/year after rent increases that you pay no more than $600k for. It’s hard but not impossible. Or maybe you find a $30k/year park to get your feet wet. At least you're in the game. The more leads you scrape, the better chance of finding this park. Shoot for as much seller financing as you can get. Finance the rest with friends/family or savings. Once you find this park, get it under contract. Use a standard, simple real estate form that you can find on your state's real estate commission website. Texas' is called TREC. Yes, get it under contract before seeing it. Put down earnest and option money, and then go see it. Don't dress like a city slicker. Be personable and be willing to stay a while and BS. Drive a Tesla? Rent a truck. Drive a Prius? Just quit. Inspect the condition of the units, even if you aren't buying them Crappy units = more tenants willing to abandon them. And they aren't cheap to remove or move. Verify everything he said on the call If all looks good, start on the inspections: Septic or sewer lines SFH home inspection. Check with the city for outstanding issues or litigation Check for liens Wastewater treatment plant? If so, abandon ship! Electrical infrastructure Use professionals for all of these. Ask for: Rent rolls. They will likely be handwritten, that’s ok. Bank statements. Ask to speak to a few tenants to get their experience. Inspect their lease. Ask for vendor invoices or history of payments. Ask to speak to vendors. At some point before you close, list the property on Craigslist, FB Marketplace and Zillow. See how demand is for vacancies. If all still looks good, close on the property. 6. Post-closing strategy Meet all the tenants in the evening, they're at work during the day. Shake their hands. Tell them you want their experience to be amazing & you want them to stay Give them your number Ask what can be fixed If fixes are cheap, do them ASAP Tell that tenant once fixes are made. Address them by name. Clean up the park. Hire a tree guy to clear out low hanging branches. Do some simple landscaping. Find the tattletale in the park and get all the dirt. Who are the druggies and abusive husbands? Get them out ASAP if you can. They are much more expensive than the temporary vacancy hit. Fix potholes and drainage issues. ADD VALUE. Show you care. Wait a couple months before making any changes. Bring lot rents closer to market. Be upfront about this. They will understand if they've been getting a deal. Give people 2-3 more months' notice to give them time. Keep renting out vacancies at new price. This isn't self storage. You won't raise rents yearly. Don't be a jerk. Let them know what to expect. Once rents are raised and park is stabilized, you are 9-12 months in. Search Loopnet for the most active MHP brokers Hire the best one & pay what he or she commands. Sell on the market for 7-10% cap You've just 2-3x'ed your money. Rinse & repeat. I have done this over many times. Not all of my deals were bangers, but most were. THERE ARE STILL DEALS OUT THERE. There's a lot of fine print, and things can and will go wrong, so don't be dumb. Do your own research. Not everything can be explained in 1,700 words. Universities and High Schools have not moved rapidly enough... to guide students to have skills for the next decade. THEY HAVE FAILED. It is a massive crisis that can be averted by understanding what AI and Robotics will bring about. Solutions are knowing how to use these tools and new industries that will rise. But this situation is also on ALL OF US. No “job” is safe from founder to entry level in most industries. You and I, by what we do, will be “replaced” ultimately. What to do? AI and Robotics are tools, the next decade is owned by those who know how to use them expertly, but this is also temporary. We have to understand that what we do for “work” will change giving ultimately a greater value to those that are: Creative Flexible Always learning Willing to be wrong Love being human Love being alive Know history Covet wisdom Knowing all tech has downsides Building strong family and friends Realize many institutions have failed The first four are required for you to be able to live through this period with your sanity intact. The rest will allow you to thrive. There are no true careers at this point anymore. There are advocation and vocations which will either earn you money or give life meaning. We will learn that we are not “what we do”, just like we knew for 99% of human existence. Let that sink in. — You and I are far, far ahead of knowing this and we can do two things: 1) Laugh at the “clueless” 2) Help people understand with grace Go to Reddit if you are 1, in fact don’t follow me because you will not like this next decade and what I post. You are 2 and thank you. Even if you and I have not solved this issue, we can help people understand what is ahead and with determination and creativity bound together to solve it locally. Or human family has done this millions of times. The evidence is: you are here. The Neo Luddite movement has not even begun and it will potentially rip apart society even more than all the fashionable moment in the recent past has. These Luddites will have a good point with the wrong answers cooked up by dying academics that cling to labels, “virtues” and victim hood. It will be readymade for some governments to enter in as “big daddy” to “help us”. You will not like what they do, but you will only know when it is too late. It will include YOU “volunteering” to “leave” by 60, to “help out” CanadaPod style. “Brian, I’m 24 what do I do?”. I hope to do much more here to help. But I do know this: 1) Learn a trade or vocation because it’s valuable. It may also be free to low cost if you do it right. 2) Learn everything you can about USING AI and TRAINING YOUR AI. Your expertise will be in the top 1% for a decade. But not forever. 3) Understand Bitcoin and how it will rise while other things sink. This is a short list for now. We will know more moving forward. over the weekend, i built an app that i... sincerely hope you will never have a need for, but if you do happen to need a friendly, free, private mri viewer designed to make it easy for you to track tumor progression, you can try it here: here's the story: as some of you may know, last last september, my six year old daughter mira was diagnosed with an extremely rare brain tumor called an adamatinomatous craniopharyngioma, and since then our family has been doing everything we can possibly do to find a cure for her. we tortured chatgpt deep research, put together our own private research team, raised $1.4M and donated it all to Hankinson-Mitra Lab research thanks to $MIRA, explored every remotely applicable drug whether on the market or not, and even began working with md anderson to develop a personalized vaccine that we hope can lead to a more permanent cure unfortunately, we received the devastating news last march that the tumor has continued to grow since her initial surgery, and we had to start to consider more drastic options which would have seriously impacted mira’s quality of life. thankfully, with the help of dr. sabine mueller UCSF Benioff SF and the Hankinson-Mitra Lab at the university of colorado, in april, we started her on an alternative but extremely experimental treatment for this disease. to our unimaginable relief, her tumor has responded extraordinarily well to this treatment which combines tocilizumab (an arthritis drug that blocks IL6 receptors) with avastin (a colon cancer drug that inhibhits VEGF proteins). we know this, because mira gets an MRI scan of her brain every few months. and every time we get a new scan, the first thing we do is compare it against her last scan. so we have to find the matching weight of the scan, and then find the same plane, and then carefully find the slices of the scan where the tumor is visible, and then find the closest match to last month’s scan, then adjust the zoom, rotation, and brightness / contrast so they all look the same. we got pretty good at this. but it shouldn't be this hard. so i built last weekend using gemini 3 with some gpt 5.2 xhigh. you just import your DICOM MRI files (either zip, files or a folder), and you can align all of your scans across multiple dates instantly, just click and drag a rectangle around the tumor on any image, and it will use some very clever algorithms to automatically align up and find the closest matching slice from all your other scans, match the brightness / contrast, rotation, pan, zoom, and even shear to make sure the registration is as close as possible, and make it as easy to possible to compare tumor progression. it has a grid view so you can see all your scans for the same location all at once, and an overlay view so you can quickly compare two scans visually (by holding down the space bar to toggle quickly between two scans), along with tools to animate your scans both within the same sequence as well as over multiple scans to show progression. there is no server, it runs entirely locally on your browser - nothing ever gets uploaded and it's all open source: if you've found this useful, please consider a donation to the UCSF Benioff SF hospital foundation, who has given us extraordinary care over the past year or so:show more

1️⃣ I did everything I could for Ritual I... made all kinds of contributions. For 8 months, I contributed to Ritual, but I am extremely disappointed with their system. I made 181 contributions on X, bought Canva Premium to design infographics, and sent almost 17,000 messages. Despite all this, I have been permanently ignored for 8 months. Two of my friends, Ashish.Base.eth (❖,❖) (230 contributions) and KUNDAN (150 contributions), are facing the same treatment. Because of this unfair and favoritism based system, I decided to post on Twitter to expose it. When we raised our voice after 6 months of hard work and 150+ contributions, the so called Indian community handlers and famous team members labeled it as FUD and continued ignoring us. 2️⃣ When we asked the Indian community handlers why we were not given roles after 8 months, they said: “We can’t do anything, the team decides.” But when we contacted the team or mods, they said: “Go back to the Indian community handlers, they will help you.” If these handlers and big mods really can’t do anything, then why are they even here? They are here to build connections This system has been making fun of me and other hard working contributors. 3️⃣ Now look at the people who received roles based on “quality contributions.” Everything is available with proof. One person (Yaneul) got a role with only 15 very low quality contributions (mostly food and event screenshots). He even got Ritualist with just 25 contributions. This clearly shows either connections were used or it could be a mod’s second account. Another person (placboeffect) got a role with just 9 contributions. Many people received roles at 35, 40, 50, 55, 60 contributions, while I had 181 contributions. This is what they call “quality contributions.” 4️⃣ Now decide yourself: Who contributed more? Who worked harder? People contributing for 8 months to 1 year are ignored, while others get roles at 9 or 25 contributions. Yes, we may have wasted our time, but we did work hard. 5️⃣ I didn’t want to come to X. but after contributing like a mad person and getting ignored, I don’t want to waste my time anymore. 6️⃣ I don’t know if the Josh (❖,❖) admin is aware of how mods and team are damaging this project Claire (❖,❖) she just help her country mates doesn't care about other people. 7️⃣ What’s the worst that can happen? They will ban me, and my 8 months of contributions will be wasted. There was never respect for real contributors anyway. If I had good connections with mods, I wouldn’t have struggled this much. 12 Angels of Majdal Shams 👼 Of all the... things I've done in my professional life, few experiences, if any, have been as deeply meaningful, inspiring or profoundly moving as this. At the initiative of my incredible friend ERIC RUBIN אריק 🟦 🎗️ and the amazing organizations Athletes for Israel (AFI) 🟦 & Project Max that he leads, this week I had the opportunity to join two NFL legends and Hall of Famers, Nick Lowery and Tony Richardson(T Rich), in a visit to Majdal Shams, in northern Israel. In July last year, Hezbollah terrorists fired a missile, murdering 12 beautiful kids who were just playing football here. A moment that has been seared into our collective memories and heartache. We went to the site of this horrific attack and heard first-hand from the families of the children who were killed, and the indescribable devastation they suffered, as well as their herculean resilience, hope and even prayers for peace. To see these NFL legends, hardened men, who played football their entire careers in one of the toughest sports there is, brought to tears (as was I mind you), was incredibly powerful. These NFL champions, who are also super mensches by the way, also played some football with the kids in the community - at the site of the rebuilt stadium - and spent time signing autographs and handing out gifts. It was the first visit of its kind, of professional athletes, to this community. It was truly inspiring beyond words to see the smiles on these kids faces, and their parents. The moment of happiness and joy was just priceless. They also spoke about long-term projects to support this special community! This was not, like for many others, just a one-off PR visit, and then abandoning them. This is the beginning of a legitimate long-term partnership (more on that to come). We must never forget what happened and do everything possible to support and help these children, their families and the community rebuild! During their trip by the way, the NFL champions also spoke with hostage families, visited the south of Israel and spent time with Lone Soldiers. None of this would have been possible were it not for the vision, initiative and indefatigable effort of Eric Rubin, someone I am proud beyond words to know, and who is single-handedly revolutionizing using sport and athletes to support Israel, combat antisemitism and draw attention to the plight of our hostages. The State of Israel and the Jewish people are absolutely blessed to have him! As for me ... well, I'm just lucky these beautiful little kids at Majdal Shams let me have a goal at the end!show more

Sorry, I’m drunk: We don’t have many “little steps”... left to take or make. We won’t be together much longer. She will be taken; though I’ve known it for years, it doesn’t hurt less. She shined in an incredible way – a supernova. I was black-pilled after a terrible divorce complete w/ false accusations & later this woman came along; I was slow to trust & bitter but she made the world bright again. She made me smile. She gave me hope & something to come home to. I think that’s what most men aspire to…something to come home to, some family unit to serve & sacrifice for. I put my own life below my children’s, and below my wife or partner. I will suffer whatever I must for their benefit, and I’ll take satisfaction in doing it. In a weird way, it will make me happy. She is far more than I deserve & now she is wasting away…and I can’t do anything about it, no matter how much I work or suffer. Part of me – maybe a large part – will go with her. I will soldier on for the kids, but she was so beautiful & bright…that light will be gone & I’m not sure what’s left. Now she struggles to get out of bed. Can’t eat besides a bag of liquids hooked to a pump & tube, either. Which is only one of three tubes & bags. Cancer is devouring her. She weighs 80 pounds. She’s still beautiful. I will be lost without her; no purpose or rudder. I was going to show her the world & how to have spontaneous adventures…she’d started learning to non-rev & we made good use of it, but it’s not to be. I’ll carry on for the kids, but I just don’t see anything for me, and I’m tired of being the good soldier & sucking up all the bad shit. So, so tired of “you’ll survive”. I’m sorry. HOW WE MAKE OUR TRIPS MAGICAL - Cooking classes.... In Mexico City, our guide took us to the market, then we all made extra-spicy salsa together. This is a beautiful way to visit places you wouldn't know about and get involved in a tactile activity. Perfect for families and older parents and very inexpensive. - The $325 underwear. We'd been traveling for weeks and needed to do our laundry. Our hotel, Aman Kyoto, would have charged $325 for a small bag of laundry (standard price for all ultra-luxury hotels). I said "NO WAY!!!" and we decided to go into town and find a laundromat. It turned into an adventure (as we stumbled into place after place that wasn't quite right -- one lady translated for us and said, "Are you trying to wash your clothes? This isn't the right place. This place restores kimonos"). We finally found a local laundromat, took our best guess if it would work, and went to lunch. Now this is a fun ritual for us every time we travel. Sometimes cheaper is way more fun - We hire a local photographer. We love our memories of our trips and local photographers know the best spots/time to take photos. Find the best ones on Instagram. In Tokyo, we use the same photographer every year - On complex trips, I work with a travel advisor. I used a larger firm for a 6-week trip across multiple continents, which was invaluable: They helped us navigate different transportation, recommended which safari lodges to visit (and in what order), and even suggested where to economize & where to splurge. Sometimes I know exactly where I want to go so I call a more surgical travel advisor. In the video, he got our NYC hotel triple-upgraded. Or sometimes I just do it myself. TAs are especially helpful for Disney trips, honeymoons, and multi-generational trips. (They also cost you nothing, but you should look into how they work. I find them very valuable) - 1 major activity every two days. The ultimate luxury is time, so we have a rule: 4+ days in any location. We also book 1 major thing (food tour, museum, etc). The rest of the time, we've pinned a bunch of stuff and we wander where we feel like that day - We know exactly what we DON'T want to see. When I'm attending a private tour, I tell them what I want to experience and what I'm not interested in. Most tour guides will take you to the usual hotspots because it's safe and people can say they saw X or ate Y. I know exactly what I want to see. For example, on a coffee tour, I told them the exact kind of beans I wanted to try and what I was not into. People in hospitality love someone who knows what they want!! This level of intentionality means you get to experience magic (it's not rude) I travel several months per year and I want my travel to be incredibly meaningful for my loved ones and me. This app uses AirDrop to send files from your... Android phone to your Macbook! Yes, it actually uses AirDrop. That means you don't have to install ANYTHING on your Mac to send files from your Android phone! Here's a video of a Galaxy Z Flip 5 AirDropping a file to a Macbook running macOS Ventura 13.5.1. (Thanks to u/FragmentedChicken for testing this app for me and sharing the video!) A few months ago, Twitter user @Linus13499209 brought an app called WarpShare to my attention. WarpShare is an app made by the developers of MoKee, an AOSP-based custom ROM that was popular in China. Since MoKee wasn't as popular outside of China, it seems the existence of their WarpShare app slipped under the radar. I was skeptical about whether it would work at all. Grishka, the developer of NearDrop, an open source port of Google's Nearby Share to macOS, told me that they were under the assumption that AirDrop requires the use of AWDL (Apple Wireless Direct Link, Apple's proprietary WiFi-based protocol) to communicate both ways. However, it seems that AWDL is only required for your Android phone to be discoverable by your Mac (ie. to send files from your Mac to your Android phone) but not the other way around. Because of this, though, WarpShare only supports sending files from Android to Mac but not vice versa. Your Mac also needs to have AirDrop discoverability set to "everyone" for this to work, as "contacts-only" requires Apple-signed certificates. Plus, it also doesn't support sending files from Android to iPhones or iPads, even when "everyone" mode is enabled. Still, if you find other Android --> Mac file sharing options to be lackluster, give WarpShare a try! The fact that it works at all is incredible, which is why I'm sharing this news here. Reading with your baby isn’t always as simple as... it might seem. Earlier this week, a parent asked how I’d advise reading to a toddler who may not have the attention span for a full book and who, when handling them, often tears the pages. I’m so glad you asked! This fantastic video, shared to TT a couple years back by hanzcakess, illustrates both the realities of - and several important lessons for - parents and caregivers when it comes to reading with infants and toddlers. First, when reading with very young children it’s important to begin with realistic expectations. At this little guy’s age (which I’m going to guess is around a year, give or take 2 months) babies‘ attention spans are VERY limited. Think 1-2 minutes tops. What does that mean for you? First it means that you’re unlikely to make it through an entire book. And that’s just fine. Rest assured that there’s still great value in the activity. Further, don’t be surprised if your child is more interested in interacting with (or at the earliest stages, even chewing on) the book itself rather than attending to the story it contains. That’s ok too. For both reasons, beginning with sturdy, laminated board books is well advised. Not only do these tend to be super short (with most intended to accommodate for babies’ brief attention spans), but they’re made to withstand the rigors of handling by infants and toddlers. Now, some might look at this video and (on first glance, at least) see primarily inattention. But not me! Here’s what I see: First, I see a completely normal toddler who’s already putting some really impressive book knowledge on display. Notice he’s advancing front to back and left to right as he turns pages sequentially. They’ve done this often. Also want to shout out what a truly fantastic job Dad is doing here. Notice that he’s totally letting his son dictate the terms the activity. He’s not insistent on completing the text, but goes with the flow as his son turns the pages. As the pages turn he’s helping to illustrate that the print on each one contains a unique message. And he’s singing the text! Brown Bear is a great book for this and many board books lend themselves particularly well here. Your baby isn’t judging your singing voice. Kudos on making the experience engaging. In light of all the above, don’t be afraid to stray from the text altogether as needed and use this time to simply engage in conversation about the pictures and introduce some new vocabulary. Finally, while lap reading is fantastic, at this age you may also find benefit in reading face to face, allowing your child to tune into your expressions alongside the book. Remember, there’s nothing your baby loves seeing more than you. Rest assured this stage doesn’t last forever. You’ll be snuggling up for longer sessions in no time. And while we’re on the topic of reading, I want to give a special shout out to my friends at Reach Out and Read, which is a fantastic program you may know from distributing books and sharing advice like this via your pediatrician’s office. LEARN SPANISH QUICK huevones I think I have some... credibility here, here’s some vids from my IG narrating at one of my jobsites; I run my company comms entirely in Spanish and probably speak an equal amount of English/Spanish in my day to day. I’m terrible compared to a native speaker but better than most gringos Here are some things that helped/help me, YMMV 1. Get your head right: -you have to adopt an extreme beginner’s mindset and be okay feeling and sounding like an idiot. You can’t learn without putting yourself out there, you won’t be able to rewire your brain otherwise 2. Related to point 1 - humor helps A TON. If you’re going to sound like an idiot, lean into it - you want people to bust your balls. Learn to joke and make people laugh (learning swear words and local idioms is a great way to do this) 3. Make it clear you want and welcome correction. Make it safe for people to make fun of you, repeatedly ask for feedback (“soy gringo menso, ayúdame por favor 🙏🏻”) 4. Once you lay that groundwork, here’s your first cheat code: pick a book like Harry Potter (something with a lot of dialogue) and get the physical book and audiobook. Carve out 15-30 mins/day to do the following: listen to 2-3 sentences, and then read the same segment OUT LOUD (en voz alta) and repeat. You’ll get a sense for where your accent needs tweaking. Pay attention to how your mouth feels: what shape does it take, what physical space do the words occupy etc, Do this every day, no excuses, no off days. Repetition breeds familiarity. 5. Find a practice buddy - if you’re single, dating apps are great for this (don’t cancel me for this, there’s no greater forcing function to modify behavior than romance) or if that’s not for you, use an online service to find a convo buddy (via WhatsApp/facetime). Again, you gotta put yourself out there and be ok sounding/feeling dumb. 6. Do an English “fast” and put yourself in an environment with lots of speaking opportunities (eg take a 1 week vacation to CDMX and sign up for a bunch of tours and events away from English speakers). 1 week minimum, ideally 2. No English means no English. No calling or texting back home and breaking your fast. That’ll get you started. You can’t learn to speak without speaking. Reading and listening, IMO, sit in a far distant second place in the learning hierarchy Other stuff that wasn’t around when I started learning but that seems promising to me: 1. Duolingo - just kidding, this doesn’t seem to help anyone 2. Instagram accounts - like Maddie’s Mundo - for me the key here would be verbally repeating the stuff you see in the videos, NOT passively consuming them. Just like the audiobook hack: watch a video, verbally mimic it, watch again, copy it again, repeat repeat repeat 3. AI - I’m seeing some AI products that seem to allow you to have interactive verbal conversations. Seems very promising I’ll post some links and stuff below. Any other tips? here we go again. It’s a pretty common theme... to attack me and discredit everything I do, regardless of what I share to prove otherwise. Why? Because it gains traction for all the influencers. i wanted to address the “paper trading” allegations on X, but before i do i want to point out that the ones capitalizing on the engagement are the same ones who have flip flopped their narrative on me again and again. the same people saying i’m a paper trader suddenly decide my trading is real when im losing or in drawdown. whatever positioning gets them the most engagement is the narrative they run with. I’ve been trading for 11 years now and have a longer track record than most in this space. If you go back and watch my YouTube videos you’ll see my broker statements presented. I can appreciate healthy skepticism and will continue to show the statements to those it benefits. Now let’s address the paper trading allegation. A video is floating around that I posted where you see “paper trading” on my screen. Yes, I had paper trading open. But why is the first assumption that I’m a paper trader? Am I not allowed to open paper trading? If I do, I’m immediately a paper trader? That window was open because I tell everyone in my community to paper trade first and I walk them through how to do it. See the attached video that I recorded for my community where you can clearly see paper trading open while I’m walking them through TradingView paper trading. Now let’s assume I’m lying about that and people still want to call me a paper trader simply because I had paper trading open while teaching my community. That would mean I don’t trade real money and that I’m not profitable. Well I’ve posted my broker statements for the last four years, all on YouTube. See attached. Let’s also address my recent trade where I made $18k. When I posted it, people on X said it was fake and that it was paper trading because of certain settings. Here is the attached order ID number for that trade. I’m up $57k this year so far and I’ve stopped sharing trades and updates with the trading community because regardless of whether I share or not, people will continue to come at me because it gets views.
