Zohran Mamdani rent controls will make things worse, New York regulations are the problem “Looking at our friend, Javier Milei, the president of Argentina, he has removed all rent regulation — In a year and a half, supply has increased and rents are down 30%” “You look at New York, for example, without going into too much detail, there's all these policies that are in place to help create more affordable housing. But unfortunately, it's a fundamental misunderstanding of supply and demand. There's a state program, for example, that says, okay, if you build a building that's over a certain number of units, then you have to change these wage structures and you need to have this percentage affordable and all that, and that cap is about 100 units, 100 apartments. So if you look at all of the 100% of the applications under the new program, to build these buildings in New York, 100% of them are 99 units or below. Looking at our friend, Javier Milei, the president of Argentina, he has removed all rent regulation from Argentina and Buenos Aires. In a year and a half, supply has increased and rents are down 30%. That's incredible. In a year and a half, two years, there is 40 to 50,000 by our estimates, vacant apartments in Manhattan that because of rent regulation are not being put onto the market. That's insane. So you could have, by just changing policy, you could increase increase a huge number of units, and you could also bring all these units back online, and you could cut the price of housing in New York, and we don't have to resort to socialism. They're only able to freeze rents on the regulated units, which means the free market rents can float. And also, if you make it impossible under that regime to build more apartments, guess what happens to the price of free market rents? They keep going up. They are going to skyrocket.”

Maxine Waters is wrong. Here the proof: 1. Harvard Joint Center for Housing Studies – Analysis of the recent immigrant surge finds that immigration (documented + undocumented) added significantly to pandemic‑era household formation and housing demand, especially in certain metros, putting upward pressure on rents and prices. 2. Congressional testimony on illegal immigration and rents – Stephen Camarota’s 2024 testimony to the House Oversight Committee concludes that higher immigrant shares in a metro are associated with about a 12% increase in the average U.S.‑born household’s rent relative to income, and argues there is “very good reason to believe” illegal immigration has driven up rents and reduced affordability in high‑immigration areas. 3. Cato analysis (summarizing peer‑reviewed work) – Economists using shift‑share instruments find that an immigration inflow equal to 1% of a city’s population is associated with roughly a 1% increase in rents and housing values, with the housing‑market effect “an order of magnitude bigger” than the labor‑market effect. In places like Springfield, Ohio, JD Vance’s example, a migrant influx coincided with a 101% jump in single‑family home prices from 2019–2024, versus 46% nationwide. 4. FAIR: “Housing Affordability is an Immigration Issue” – FAIR compiles research arguing that immigration, including illegal immigration, is a primary force sustaining high housing prices in many U.S. markets and emphasizes that rapid population inflows strain limited housing supply. Scott Bessent is a savage. I love him.

Billionaire hedge fund manager Bill Ackman says “Socialism is a disaster” He explains the real reason housing is so expensive in New York City is because Democrat mayors for years have made building new housing near impossible “Why is the cost of housing so high in New York City? Because unfortunately, left-wing mayors have made it very difficult for developers to build in New York City. Zohran Mamdani, when he's freezes rents, he's just going to make the problem worse. There are buildings in New York City, many, many buildings in New York City, where half the tenants, plus or minus, are rent-stabilized apartments, and so their rent is frozen, and the other half are free market. And so what does the landlord do in order to generate enough cash flow to cover his interest expense? Well, he's gonna raise rents 'cause he can't raise them on half the apartments” “We can fix a lot of these problems with much better policy. Look at Florida. Florida's an incredibly well-managed state. They're talking about eliminating, I think they voted recently to eliminate real estate taxes. How are they able to do that? Just good policy” “You want the Ken Griffins of the world to locate Citadel here. You want him to spend $250 million dollars in apartment. Why? Because that $250 million dollar purchase made that building economically viable — You want to have the Elon Musks of the world, but you don't wanna discourage Elon Musk from locating his business here” This is what Democrats don’t understand, regulations and insane taxes are killing initiatives to build new housing developments I ran a comparison and found when you take into account all the taxes, permits and fees. It would cost 4x more to build an apartment complex in NYC vs a place like Orlando Florida
