Someone is looking to drop $1.3B into the Toronto pre-con market. If you do the math… that’s less than 1% of GTA condo supply. A Vancouver realtor says Ontario is spending $1.3B to bail out developers by buying unsold condos. That’s not what the announcement says. The province isn’t buying condos. A private fund is. Ontario’s Building Ontario Fund is providing up to $300M in financing, while High Art Capital is targeting about 2,200 units to convert into rentals. Even if every single unit came from the completed unsold inventory… That’s still under 1% of the GTA condo pipeline!! In other words: A drop in the bucket. Context matters.

Mark Carney spent today trying to clarify his controversial BC condo proposal, even admitting the government hadn't done a good job explaining it. According to Carney, the proposal would involve a roughly $1.45B program, with approximately 10% federal financing and 90% provincial financing, to purchase some unsold condos at a discount and convert them into affordable rent-to-own housing. Carney says the focus isn't on helping developers. He says the goal is to help families who can't afford a down payment get into a home sooner.

Carney does claim he wants to buy condos so he can set up a rent to own scheme. According to Carney, people who need affordable housing can eventually own their condo after renting for an undetermined amount of time. No details forthcoming. So yet another housing announcement with funding allocated, but no other details. As my quoted post highlights, our government has blown tens of billions on housing, only to provide almost no housing. The money simply seems to vanish. Obviously there are no hard targets for what the money will actually do. When that happens, the money is bound to get bled dry, with minimal benefit. The government is basically begging unethical companies and shell companies, to rip us off.
