Target owners with 10 to 50 employees, never pitch in message one. 20 DMs a day is a paying client in 3 weeks or less. 3) Free audits for your warm network. Text 10 owners you know, 6 reply, 1 to 3 book. My first 3 clients came this way. 4) Partner with CPAs, agencies, and consultants. Give them 10% of every deal. A sales team you pay nothing unless they send leads. 5) AI office hours at a coworking space. My friend did 3 in a month. His last one: 20 people, one closed deal, multiple more in the pipeline. 6) Post your wins on social. A win is as small as a screenshot of you answering an AI question. 3 to 5 posts a week for 90 days. 7) Host an AI for Business meetup. Mine took 90 minutes, cost $100, and produced 7 leads and a paying client within a week. One more very important point: You don't need to be an expert, but you do need to be credible. If you’re visiting Kyoto, here’s a perfect day trip you probably didn’t expect. A route where you can visit the Nintendo Museum, eat amazing mazemen, and see a World Heritage site — all in one day. Nintendo Museum — About 30 minutes by train from Kyoto Station. Tickets are distributed by lottery, and applications open three months in advance, so reservations are essential. On weekends and holidays, the odds can be 30 to 1 or even higher, making it one of the most competitive tickets in Japan. When I finally visited, it brought back so many memories. All the games I used to play as a kid kept appearing one after another. I even tried Mario Kart with a giant controller and somehow got first place🤣 The shop is full of exclusive items you can only buy here, and I definitely bought way too many T-shirts haha. Seikou Udoku — About 4 minutes by taxi or 20 minutes on foot from Nintendo Museum. I was looking for a good ramen spot in Uji and decided to try this place. It turned out to be really good. Their spicy mazemen is seriously addictive. After finishing the bowl, I immediately thought, “I want to come back again.” If you like spicy food or curry-style flavors, I highly recommend it. It’s also very highly rated, so it’s easy to see why locals love it. Byodo-in Phoenix Hall — About 7 minutes by taxi or 20 minutes on foot from Seikou Udoku. A UNESCO World Heritage site, famous for appearing on the 10-yen coin. The building looks like it’s floating on the pond, and the view is absolutely beautiful. I’ve visited several times, and every time I come back, I’m impressed all over again. If you visit Kyoto, this is a place you shouldn’t miss. Uji turned out to be a much more packed and rewarding day than I expected. I’ve attached a video from my previous visit, so feel free to check it out.

Have you heard about the new R18 billion ‘city’ being built right next to Sandton in Jozi?👀 It’s called the Bankenveld District City (BDC), and here’s what’s up: • Size: 300 hectares • Construction timeline: 15 - 20 years • Location: Between Sandton and Waterfall, just off the Marlboro offramp. • Developers: Eris Property Group & Calgro M3 (with Nedbank Property Partners as equity partner) The plan is ambitious: nearly 30 000 homes, plus a shopping centre, schools, offices, clinics, green spaces and 500 000m2 of industrial, commercial and retail space. The land (portion 5 of the Farm Bergvallei 37) once belonged to Wits and was sold for R200 million. About 34% of the site will go into infrastructure. Calgro M3 will drive the residential side, while Eris handles retail, commercial, industrial, healthcare and education. Developers are calling it a “city”… but to me, it feels more like a large-scale mixed-use precinct. Still, it raises important questions about how Joburg is growing: • Will projects like this ease pressure on Sandton and Waterfall, or just extend the urban sprawl? • Can infrastructure keep up, especially roads, utilities, water, electricity, and public transportation? • And at a time when housing affordability is a national concern, how many of these 30 000 homes will really be accessible to the middle market? South Africa needs bold developments that match the scale of our challenges. Challenges that we know the government cannot solve solo. I am looking forward to seeing these private developers make a difference with BDC. Is this the future of Joburg’s growth, or just another mega-project with too many promises?

It would be easy to call out the defense for this one, but the issue is complete lack of game management. It’s been an issue for years and it must improve. There are 10-15 passes that second half where Utd really would have benefited from controlling the game more — but lose possession from bad decisions. Like, 60 minutes into the game when Everton has pinned us down in our own end and we are up 1-0, it is impossible to justify from a risk/reward perspective to try to make a low percentage pass in behind the defense to a Sesko running down towards the corner flag just after we have won possession. All United fans knows how it feels like when you are down a goal against City and they just play off 15-20 minutes. How can they be so good at it? Check the videos from the City documentary. I couldn’t find the best clip I’ve seen, but the below is a good example. Pep is absolutely losing his mind after players losing possession of the ball. In another video he literarily starts to cry. United doesn’t have to become City II. But this is an area we just must improve and it’s long long overdue. It really is as simple as this. If you are patient and get enough players up pitch — the opponent must defend with the same numbers. If you lose the ball in that position when the opponent is defending with 10 players in the lap of their keeper — it is very hard for an opponent to counter attack on you effectively. So you get every chance to win the ball back even if you lose it. When we have a lead in a game like this — we just can’t help ourselves. Give it 15 seconds and a Dalot or Maguire or Rashford or Bruno or Cunha or Mbuemo will try a play to get into a scoring chance. This must improve and it must improve soon.

A business broker got 400 emails per listing. We trained a custom GPT on the marketing package, and buyers called it the best broker experience they've had. 8) You don't need an audience to sell this. One guy walked into 30 local businesses offering a free 15-minute mini assessment. 5 meetings, 2 clients. The free mini assessment is the hook for every channel. 9) Co-working spaces are the cheat code. Dennis in our community hosted his first free AI office hours this week. 9 people showed up, 2 became warm leads. 10) AI Concierge is the best upsell of all. Two 45-minute calls a month at $1,200 to $2,000. I have 5 clients and my blended rate is about $1,100 an hour at 99.9% net margin. Two things that make this work: 1) Sell the diagnosis before the cure.
