The first lease was $54. It's on the beach, and nobody built a new office building in 20+ years. We leased it up in the pandemic. It's 100% leased. A tenant actually needs to grow, and they called us last week. They're paying $125 and we'll re-lease it at $175. I mean, you can still make a lot of money if you get the micro market right."

Real estate agent and brokers. The recent ruling in Missouri is wrong, will only benefit litigators, ambulance, tracers, and I believe will be appealed. More importantly, this ruling will not negatively impact housing or buyers agents unless you allowed to iMessage to all homebuyers I have never as a professional real estate investor not used a buyers agent to represent me in a transaction. Even when the deal was off market, I hired an agent to represent me to make sure that all my rights were protected and that I got the best price. If you pay a bar’s agent is nothing compared to what they can get done for you as a buyer, I will never ask for a discount. I will always use the agent to go get that discount for me more importantly, or as importantly, I will always use the agent to keep the deal together. The purpose of the buyers agent is to find the right or best property in the right or best location at the right time at the best price. If you’re not using your buyer’s agent to achieve that or you’re hiring the wrong agent well, that’s on you. Hire the right agent pay them well and make them do their job. WTH! WHY DO YOU HAVE TO DESTROY EVERYTHING NICE! The cycling track is one of the nicest places in West Hyderabad. A lot of families I know enjoy their time with kids here! Lots of cyclists prepare for their races on this route. Lots of fitness enthusiasts run / walk on this track! And of late, I have been seeing a lot of construction workers/ security guards use this route to cycle back and forth to work. That is how you make cities cycle friendly! Go to any European country! See how cycling is promoted. How it is a way of life and how their cities are clean! No! We just have to destroy everything nice and then wonder how Hyderabad is all polluted. Such BS! And what did all those minister and their big entourages learn from those foreign nations they traveled? This is India’s first solar track? And it is beautiful. Whoever is resorting to this should lose their job! "the people who struggle with coding agents are those who try to push their way too hard. partially why I find coding with agents easy is that I've led engineering teams before". this is a unique view on AI coding, that to maximize your output you have to "let go" a bit and accept that the way AI will build the project might not be 100% aligned with your way, it might not even be 100% correct, but it will push the project forward. and if you realize later that you don't like an approach, you can always go back to it later and iterate over it. so there's not always an absolute total gain, but the overall performance is what matters in the end.

You put your focus on succeeding, not on 'You can’t lose this.' It's, 'You need to win this.' Or, 'You need to perform at this level.' And so, I think a lot of people say, ‘Don’t lose.’ It would be more, ‘Go win.’ There’s a big difference between the two.
