Bloody lies, an average 2 bedroom nothing luxury can be built with 20-25m , 3bedroom 30-35m, 4bedroom 40-50m all these are not fixed and subject to change with the type of finishes and landscaping provided. But they will do an average house for you. That 272m he called is a lie.

I see so many takes bashing this guy for how he answered the question, but the truth is there’s no direct answer. There are too many variables in construction, and a lot of it comes down to specification and perspective. You say “not luxury,” but what exactly is luxury? Many of the things you people consider luxury today are really just the bare minimum for a properly finished modern home. If what you want is the usual substandard build on an extremely tight budget, then maybe you should be asking Baba Sikira the bricklayer down the road, not a professional.

He answered by drawing reference from an actual project he was involved in, which happened to cost over ₦200m. He also clearly stated that building wider rather than vertically would be considerably cheaper. How do you expect him to give you the cost of a room and parlour or 2 bedroom flat on the spot without knowing the location, specifications, or site conditions? You guys don’t even realise how much location alone can affect construction cost. He gave a real life reference and explained the variables, he never said every house costs ₦200m. You’re a lawyer. Don’t be deliberately ignorant just to drop takes online.

Most of the responses here reiterate what the poster said. The interviewer asked a direct question. A direct answer was what was needed. There was no need for all the information he provided before giving the final verdict. That is a reason why most people fail exams.

Simple question! I will first ask him location and use random figure to give a decent estimate according to the land location, factoring the soil bearing capacity. Not all this grammas. Or I choose a location like Abule Egba to encourage some tenant that are planning to own a house under 40m

Sir Folajomi He dey try Sha but every thing still fall back to our taste. But truly if you are into building construction with the kind of house he mention once it's going on decking and you are planning on 60million you are deceiving yourself. For a 4bedroom duplex my guy has spent 45million and still on carcass and called me to come check cuz he is starting to think the engineer is eating him but I let him know with the quality of the house he will spend up to 100 or 120 million to get it completed.

I do see the guy’s videos, and I want to believe he knows his stuff. The issue with this interview is the same issue Peter Obi seems to be having. They want to showcase their knowledge and personality instead of allowing their listeners to determine that for themselves. They approach questions not on the merit of the questions, but with their own pre-prepared answers already in mind. I want to believe he will do better next time.

NOOO. He answered professionally. He gave a derivate context to arrive at 60million. Cost of construction is never same everywhere, even with same design. Several factors affects cost, which he pointed out.

You cannot just discredit what he said outrightly when you aren’t into construction. Everything he has dissected is on point and need mention a very important factor which is the foundation type to be used based on the soil condition which can in turn affect the overall cost of construction. And yes you won’t spend lass than 60million for a decent structurally fit 3 bedroom in Lagos.

Engr folajomi knows what he saying. "Affordability and no luxury" are subjective. You could see he was talking about inverter,and the guy was like you are talking luxury. To some it's and to others it's not. If you want to use 10m to build you can, 30m will still do. Don't mix it

These developers are part of the reason rent is so high. They quote inflated figures and property owners eventually pass the cost on to tenants. If you supervise the project yourself, 20m–30m can build an average 3bed in many parts of 9ja, excluding documentatn and high interior

Folajomi is a trained Quantity Surveyor and he won't give a price or a price range. Although for what would be basic for some, 30m would be sufficient but in some cases, 30m may not be sufficient for the ground works.

You’re wrong on this, he’s a professional, he broke it down,give an example and even give you some location which it will be lesser and places it maybe higher. Most Nigerians don’t build to standard, that’s why you think he’s saying rubbish.
