I’m probably one of the only Teslanaires out there,... if not one of the very few, still cutting my own hair. I cut my own hair again today, and it reminded me that becoming a multi-millionaire usually isn’t a random coincidence. People see the $ and think it just happened. What they usually don’t see are the small habits behind it. Of course, I could go spend $25–$50 on a haircut that probably looks better than the one I give myself. But that’s not really what matters to me. I don’t care that much about looking perfect. I care about controlling my time. I care about staying grounded. I care about keeping the kind of habits that helped me build wealth in the first place. And honestly, I enjoy doing it. I’ve been cutting my own hair for so many years that I don’t even think about going to the barber anymore. It’s just normal to me now. It saves time, keeps me frugal, and reminds me that wealth is usually built in the small choices nobody claps for. That’s the part people miss. A lot of people see wealth and assume it was luck. But a lot of the time, it’s really the result of small disciplined habits repeated for years. Not wasting $ just bc you can. Not wasting time just bc other people do. And the funny part is, one day my fleet of Tesla Bots will probably be doing it for me anyway. But until then, I’m good doing it myself. Bc to me, being wealthy was never about trying to look rich. It was about building a mindset. A mindset that values time, discipline, and freedom more than appearances. Day 18 of my 30 Day Water Fast. LONG... but IMPORTANT read. 💕💦 Last night at 4 AM, I made a decision—I wiped everything from my Instagram and TikTok that was posted before this fast started. Every video, every picture, every piece of content—gone. Why? Because I felt like everything I had posted before was created with greed, lust, anger, resentment, and bitterness. And just keeping those memories up was holding me back from the person I’m trying to become. If you truly want to change, you have to let go of the old version of yourself. You can’t cling to things that no longer serve you. I get it. You’ve seen this before. You’ve heard me say it a million times. And that’s why when someone in my chat said, “How many days do you guys give him until he crashes out again?” That sh*t hurt. Because I know my past behavior has given the world every reason to doubt me. But instead of waiting for me to fail, I think the better thing to say is: “I know you’ve fallen so many times, but I pray this time you truly stay consistent.” Because I truly do want to change. I hated who I was. And if I could erase every clip, every post, every trace of the old me from the internet, I would. But I can’t. That version of me will live online forever. The biggest thing I’m realizing during this 30-day fast? I don’t like selling my soul. I don’t like being on camera 24/7. I don’t like giving people the space to say whatever they want about me, in my own home, in my car, in my personal life. I used to feed off the hate, the anger, the negativity. I let it drive me. But now that I’m trying to live in light, that same energy is holding me back. Every step forward, I get dragged two steps back just by being in this space. And yeah, I know the irony of me saying all this while still streaming 24/7. But until I find another way to make a living, I have to do what I have to do. I said I was gonna complete 30 days live to prove I didn’t eat—so I’m gonna finish it, no matter how much I hate doing it. And yeah, I’m pissed off today. Doing this during Ramadan was the worst decision I could’ve made. Dry fasting all day and then breaking my fast with only water, black coffee, electrolytes, and green tea is insane. If I could do this again, I’d do it outside of Ramadan so I could at least drink water during the day. Sorry for the long read. Just had to get this off my chest.show more

Yesterday my dog, Fischer, died suddenly and unexpectedly. I’m... still in shock, blindsided by it all. He was as central a member of my family as any person. I’d like to tell you his story, briefly. 8 years ago, my 12-year old dog, Bandit, died after a long battle with kidney disease. A week later on a fishing trip, my brother encountered an abandoned, starving dog that swam out to his boat. When no owner could be found, I reluctantly took the dog in, and named him Fischer. I’m so glad I did. Along with his older sister, Daisy, he was my pandemic dog, my hiking buddy, and my left armrest while watching tv or gaming. He loved pawing at Red XIII (which we jokingly called him, the counterpart to my other dog, a Torgal lookalike), and he loved play fighting me while I tried to make my bed after he would crawl in it during the night. He loved playing fetch, and especially curling up against me for safety during storms. He was 90 pounds of rambunctious devotion. And God he loved me. We unknowingly spent his final morning on a hike. He chased and ran and played like usual. It was a perfect last memory with him, doing what we loved doing together most. He was “a fine hound,” and one of my favorite blessings. We’re going to miss him so much, but are so thankful for his life. That’s the thing about gratitude. It commingles with grief in such a way that both can breathe. And in that way, I guess I can breathe, too. At least, that’s what I’m trying to practice. Every gasp of sadness is met with an exhale of gratitude. I know many of you loved seeing him on stream. The couch behind me may have a Red XIII-sized hole now, but I’ll always cherish the memories of us in that room. Maybe we’ll do a Fischer stream and talk about grief soon, but I’ll need a minute. If I accidentally tapped yours while scrolling, congratulations on the high point of your decade. Your hostile meltdown over a friend request was… honestly, a medical red flag. So I blocked you. Naturally, you slithered over to Twitter next (Screen Recording 2) because you were blocked on Facebook. At this point I’m thinking, “Why is this woman obsessed with me over a friend request?” I’d asked my friends if they knew you, they had no clue. I asked Aidan if he knew who you were. Aidan told me you were just a fan, a nobody. I asked why you’d send me these weird messages, “He has a lot of crazy fans and gets tons of crazy messages,” he said. And wow, did you prove that correct. I blocked you there too. End of story… until it wasn’t. Fast forward to June 18. I discovered you were sexting Aidan in April during a break we had. Gross, but whatever. We stayed together a bit longer before officially breaking up in July. A week later, an account magically appears: Mere’s Diary. Posting vomit about me and the breakup, a breakup nobody knew about yet. And who was this brand-new hate account tagging? Your tiny burner account. The one with no followers. That nobody else could possibly know existed. What an incredible coincidence. Almost miraculous. And like divine intervention, the account vanished the second it was brought to Aidan’s attention. Shocking. Fast-forward to today, I finish work, and here you are– proudly teaming up with the Ratchet Voldemort Squad, posting random screenshots, private conversations, and whatever scraps Aidan tossed you to weaponize against me. Cute hobby. And the icing? I checked my spam folder and found more messages from you on 11/6/25 at 4:04 AM (Screen Recording 3), threatening to “be your worst fucking nightmare.” You know what’s really scary? Your sleep schedule. Yet somehow I’m the one being accused of stalking YOU? Girl. You can’t even lie convincingly. Let’s talk about these “unknown calls”: Let’s see actual proof you received them, because you should absolutely be contacting police if someone is allegedly calling you thousands of times. here's how you can scale to 10k/month on tiktok... shop with slideshows so most affiliates are stuck doing the same thing every day. film, edit, post, make like $60-80 in commissions. and the problem isn't effort, it's that your time is the bottleneck. you can't film 15 videos a day. so your output caps and your money caps with it. meanwhile there's a guy in canada who made $18k in his first two weeks. never filmed anything. never showed his face. never even held a product. canada doesn't even support tiktok shop, he's running us tiktok from there. all slideshows. and when i say slideshows i mean 4-7 images posted like a normal tiktok with a product link attached. that's it. someone buys off it, you get paid. making one takes maybe 5% of the skill of making a video. now here's the catch. tiktok gated the feature. most accounts can't attach products to photo posts, you'll get a "product links not available in photo mode" error. some accounts randomly have it. quick way to check: open tiktok studio on desktop (has to be desktop, mobile won't work), hit upload. if you see "videos or photos" you have access. click photos, upload your images, attach the link. if you only see video upload, you're not in yet. uk and europe are getting it randomly right now, us is only top gmv creators for the moment. check every day because tiktok doesn't tell you when you get it, the option just shows up. worst case you build the system now and execute day one when your account unlocks. because the people getting random access with no clue what they're doing are posting random images and making nothing. the format is easy, that doesn't mean it's mindless. the format itself is one thing repeated over and over: pain point first, product second. slide one hits an insecurity. back acne from the gym. car turning into an oven all summer. makeup that never sits right. the person scrolling sees it and goes "wait that's literally me." middle slides twist the knife a bit more. then "so i tried this thing everyone's using," show it working, before and after, and the last slide is just the offer. sale, free shipping, link below. done. that structure sells cold traffic. people who've never seen the product buy off one slideshow because you sold the problem, not the product. and here's the part most people don't clock when they're scrolling past these: none of it is real. the guy holding the ceiling fan doesn't own a ceiling fan. the back acne was generated onto the model. the smoothies were never made. it's all ai images. which kills every excuse at once. no face, no product in hand, no waiting on shipping, no country restrictions. the workflow is dumb simple. screenshot a slideshow style you like, drop it in chatgpt, say "make me 3x4 images in this style." then describe your pain point scene. couple walking to a car that's been baking in the sun, whatever it is. then grab the product image off the tiktok listing, feed it in, "now show them using this." repeat per slide. no fancy prompts, the reference images do all the work. two small things that matter more than they should. keep everything 3:4 or the mixed sizes make the whole post look off. and don't bake text into the images, add it inside tiktok. native text looks like a person posted it. baked text looks like an ad. people can feel the difference even if they can't explain it. if you want it to look even more real, take a photo of your actual kitchen or desk and only generate the product into it. real room, ai product. nobody can tell. for ideas, don't invent anything. steal structure, swap one variable. the number one post in the uk right now is a simpsons style slideshow about linen trousers. take that exact skeleton and run it with a sports set or summer shorts instead. same format, different product, suddenly it's unsaturated again. or take viral videos and turn them into slides. one guy took a viral video about a sink drainage thing, rebuilt it as images, and beat the original with 1.7m views. first week on the platform. the biggest edge though is going backwards. pull products that went viral 2-3 months ago, take the exact hooks that already converted millions of views, and rerun them as slideshows. nobody's done them in this format because the format barely exists. you're not testing ideas, you're re-releasing proven hits. then it just comes down to volume. no filming, no editing, no product costs means each post is basically free. so post 10-15 a day. most will flop, who cares. one will do 500k views in two days and when it does you remake it 50 times and drain it. every gated feature on tiktok runs the same cycle. early access prints, wide rollout saturates, then it's just another format everyone does. slideshows are still in the first part of that cycle.show more

Reading with your baby isn’t always as simple as... it might seem. Earlier this week, a parent asked how I’d advise reading to a toddler who may not have the attention span for a full book and who, when handling them, often tears the pages. I’m so glad you asked! This fantastic video, shared to TT a couple years back by hanzcakess, illustrates both the realities of - and several important lessons for - parents and caregivers when it comes to reading with infants and toddlers. First, when reading with very young children it’s important to begin with realistic expectations. At this little guy’s age (which I’m going to guess is around a year, give or take 2 months) babies‘ attention spans are VERY limited. Think 1-2 minutes tops. What does that mean for you? First it means that you’re unlikely to make it through an entire book. And that’s just fine. Rest assured that there’s still great value in the activity. Further, don’t be surprised if your child is more interested in interacting with (or at the earliest stages, even chewing on) the book itself rather than attending to the story it contains. That’s ok too. For both reasons, beginning with sturdy, laminated board books is well advised. Not only do these tend to be super short (with most intended to accommodate for babies’ brief attention spans), but they’re made to withstand the rigors of handling by infants and toddlers. Now, some might look at this video and (on first glance, at least) see primarily inattention. But not me! Here’s what I see: First, I see a completely normal toddler who’s already putting some really impressive book knowledge on display. Notice he’s advancing front to back and left to right as he turns pages sequentially. They’ve done this often. Also want to shout out what a truly fantastic job Dad is doing here. Notice that he’s totally letting his son dictate the terms the activity. He’s not insistent on completing the text, but goes with the flow as his son turns the pages. As the pages turn he’s helping to illustrate that the print on each one contains a unique message. And he’s singing the text! Brown Bear is a great book for this and many board books lend themselves particularly well here. Your baby isn’t judging your singing voice. Kudos on making the experience engaging. In light of all the above, don’t be afraid to stray from the text altogether as needed and use this time to simply engage in conversation about the pictures and introduce some new vocabulary. Finally, while lap reading is fantastic, at this age you may also find benefit in reading face to face, allowing your child to tune into your expressions alongside the book. Remember, there’s nothing your baby loves seeing more than you. Rest assured this stage doesn’t last forever. You’ll be snuggling up for longer sessions in no time. Saturday - Adam Friedland This musical intro was the... best part of the show. The rest of his act just made me miss Nick Mullen. Unlike every other show this week, there were girls there. They seem to love this guy. I used him as bait, to get the girl from Wednesday to go out with me again. She loves Red Scare Podcast and this Jewish twink is a staple of the Red Scare Extended Universe and I wanted to fuck her and so let's go see Adam Friedland. The problem with Adam is that he has no conviction. He does not own the room, he's just filling space. He announced that his father was there, in the crowd, which is great, let's hear something that might make your father uncomfortable. No such thing was said. He stared at the floor for half the set, as if he was sorry for being there. I saw Mulaney the night before; the difference was stark. Mulaney can get away with being a sheepish pushover twink Sometimes because he also has balls. He can accelerate from "Aw shucks" to "SHUCK YOU MOTHERSHUCKER" and both versions of himself feel true. Look, I get it, being a sad sorry pushover is his schtick and it works with the voice and it's very relatable for sensitive young men who didn't do sports in high school but to carry a room for a full hour you also need to be able to fight back. I could hear Nick's intonations in his voice. But it's clear that Mulldog spent all his creative energy this week ghostwriting the white guys' lines for the Roast of Kevin Hart and so Friedland was left to fend for himself, comedically. The mark of whether a comedian is delivering or not, for me, is whether I hold my piss in to keep hearing them. This was not the case on Saturday night. I recall stepping out and getting a good look at the crowd, and Friedland bumbling through his completely forgettable material, and thinking: this makes me feel like I could start stand up comedy today and dominate the genre. I have this instinct to say: Adam's young! He'll get better! But he's not. He won't. He's 39. He doesn't have the neuroplasticity. He crossed the Sensitive Young Man threshold ten years ago. Mulaney at 43 could be his father now. He's a "much better interviewer" apparently. I tuned out after Cumtown ended because frankly I don't give a shit about the middle east, and that's 90% of what he talks about. Different strokes. I asked some guy in the bathroom, mid-piss: "what would you rate this show, out of 10?" He said: ehh, like a 6. He's a much better interviewer. I don't hate Adam Friedland, I just wish there was anybody to be excited about in stand up comedy. Between this mens' magazine giving me a $500 stipend to "report" on all these shows and the $474 ticket to Gillis and the $432 ticket to Chappelle and the $741 ticket to Mulaney and all the drinks they make you buy at these things I'm feeling like a huge sunk cost leech on the world. Just taking people's money and using it to complain. At least my date seemed to be having a good time. I wrapped my hand around her low back and leaned into her head, wanting her but not sure how to say it. It's much easier to express that kind of thing on blow. Later that night I K-holed in public. Erica and I took way too much in the front seat of the van. We were outside a rave at 3 AM, they asked me to produce a QR code on my phone, I could barely stand. I felt like I was moving in 2D. The fat security guard barely flinched as I walked past him in slow heavy steps, like a penguin, marching into this densely fogged room with colorful lights and loud bumping trance music where all I could stand to do was lean against the heavily breathing walls. I tried to dance with the girl but it probably looked retarded. I didn't try to interact with anyone, I was too far gone. I thought of Karen, as I do every time I take K. The girl led me through the venue, as I worried I would fall over or walk straight into a wall. I worried about how bad this must look, how retarded I must look, wearing this huge XXL t-shirt tucked in to my pants that don't even fit that well because I have anterior pelvic tilt and no ass. I looked and felt like a clown. A failed clown. I was smiling painfully at Erica, looking down at her, and she was doing the same to me. We found a bathroom and I forced my way in. The ketamine was NOT wearing off. I felt my heart beating hard and my head spinning like I could have thrown up but there was nothing in my stomach besides liquid—no food all day besides a croissant at 2PM. I had downed some random person's red wine glass at the last bar. I worried it might have been spiked. I leaned with my head against the wall, sweating, wishing it would end, brutally aware that Erica's out there waiting for me, my friends are out there waiting for me, wondering if I'm okay, thinking he's too fucked up, he can't handle himself, I thought Thomas was always okay and always in control no matter what, they're losing confidence in me, they're losing confidence in themselves for associating with me, what is this big colorful retarded clown shirt I'm wearing I must look like such a fool right now I can't face these people, I can never face them ever again, my face must look so evil ugly and strained, I splash my face with water but it doesn't help, run it through my hair but it doesn't help, get the water all over my shirt but then it just looks like I threw up on myself or pissed myself or something, and I don't have another shirt, should I go out there shirtless, no that's worse, how am I ever going to leave this bathroom, why won't this K wear off, now Erica's calling me, texting me, are you okay, eventually they're just gonna bust in here I know, fine, I can do it, I'm opening the door, yes, I come out, she's still there, good, good girl. Universities and High Schools have not moved rapidly enough... to guide students to have skills for the next decade. THEY HAVE FAILED. It is a massive crisis that can be averted by understanding what AI and Robotics will bring about. Solutions are knowing how to use these tools and new industries that will rise. But this situation is also on ALL OF US. No “job” is safe from founder to entry level in most industries. You and I, by what we do, will be “replaced” ultimately. What to do? AI and Robotics are tools, the next decade is owned by those who know how to use them expertly, but this is also temporary. We have to understand that what we do for “work” will change giving ultimately a greater value to those that are: Creative Flexible Always learning Willing to be wrong Love being human Love being alive Know history Covet wisdom Knowing all tech has downsides Building strong family and friends Realize many institutions have failed The first four are required for you to be able to live through this period with your sanity intact. The rest will allow you to thrive. There are no true careers at this point anymore. There are advocation and vocations which will either earn you money or give life meaning. We will learn that we are not “what we do”, just like we knew for 99% of human existence. Let that sink in. — You and I are far, far ahead of knowing this and we can do two things: 1) Laugh at the “clueless” 2) Help people understand with grace Go to Reddit if you are 1, in fact don’t follow me because you will not like this next decade and what I post. You are 2 and thank you. Even if you and I have not solved this issue, we can help people understand what is ahead and with determination and creativity bound together to solve it locally. Or human family has done this millions of times. The evidence is: you are here. The Neo Luddite movement has not even begun and it will potentially rip apart society even more than all the fashionable moment in the recent past has. These Luddites will have a good point with the wrong answers cooked up by dying academics that cling to labels, “virtues” and victim hood. It will be readymade for some governments to enter in as “big daddy” to “help us”. You will not like what they do, but you will only know when it is too late. It will include YOU “volunteering” to “leave” by 60, to “help out” CanadaPod style. “Brian, I’m 24 what do I do?”. I hope to do much more here to help. But I do know this: 1) Learn a trade or vocation because it’s valuable. It may also be free to low cost if you do it right. 2) Learn everything you can about USING AI and TRAINING YOUR AI. Your expertise will be in the top 1% for a decade. But not forever. 3) Understand Bitcoin and how it will rise while other things sink. This is a short list for now. We will know more moving forward. When you see videos like this posted below, know one thing: Many of these folks had no real family of mental and physical support. Maybe no parent or one parent. Maybe only a broke system to prepare them for—nothing. This was not their doing. Now it is not your “job” to help them, it is your survival to help them if that is what you need. See some day after the dust settles these 20 year olds will be 40 year olds and running YOUR world. And at some point you may need them more than you think you do. You will need them, as they need you now. THIS IS WHAT PAST WISDOM KNEW. The elders of the past never found the need to piss on the youth and hope for the best. Today I ran into a condition that everyone here... is probably familiar with: what I call a brain melt (“poplava”). No point beating around the bush – my mental health has been on a roller coaster, albeit well within the boundaries of psychiatry, since 2015, when I lost my first pregnancy. I developed a full-blown clinical depression, and for years I stubbornly refused to treat it with medication because, well, wasn’t I supposed to be strong enough to handle it on my own? By the time I finally agreed to antidepressants, I was in terrible shape. I’d gone through a second pregnancy loss, then had a baby, started supporting the whole family with a full-time job when my son was only three months old, and then COVID lockdowns hit. In hindsight, I’m incredibly lucky I was already on antidepressants when the full-scale invasion began. During the first two years of the war, I burned through every reserve I’d built up over the previous years – mental, physical, and financial. Then, in 2024, I simply hit a wall. I became deeply immersed in the reality of what was happening on the front line, in the occupied territories, and in the filtration camps. A criminal case was opened against me in Russia, my bank accounts and PayPal were shut down, and the Russians even identified my home in Belgium. It was… eventful. That’s when I had my first real, proper poplava. For the first time in my life, I developed severe headaches, obsessive thoughts that went round and round in circles, and, simply because the state itself became unbearable, suicidal thoughts. Thankfully, I seem to have been blessed with a fundamentally resilient mind. I recognized what was happening, went to my doctor and psychologist, and together we figured out what to do next. I know my level of stress isn’t comparable to that of people who live under constant shelling. But because of the work I do, it’s still rather a lot. It is just a different kind of stress – highly unpredictable. You never know where the next blow is going to come from. I’ve never used any hard medication, thankfully, so my mind has always been clear. I drink alcohol very rarely, I don’t smoke, I don’t use drugs, I stay physically active, and I try to get enough sleep. All of that helps. Over the past year, I’ve managed to get my mental state back to something close to what it was before the war and, in many ways, I’ve finally found a sense of inner peace. That said, these days almost any stressful event still triggers the same pattern: looping thoughts and headaches. I know the signs now, so after something stressful happens, I gently start checking in with myself. “Hang on… how many times have you thought this exact thought already? How many times have you sent that message? Are you getting unnecessarily combative in the comments? How’s your head? Maybe an ibuprofen? Maybe some passionflower?” Usually that’s enough, and I can get back to work. Still, I have a feeling that one day I’ll end up living in the woods, praying to a wagon wheel, with the internet permanently switched off. But only after the war is over. 🚨🚨CHARLIE KIRK CRIME SCENE PART 2 Candace Owens ELIZABETH... LANE The Dan Merrell Interview: Yesterday, as many of you saw, I posted after interviewing several people involved in the crime scene cleanup. I learned the cleanup was treated as a biohazard, which explained why the University handled it the way they did. I shared receipts and questioned whether Dan Merrell had even been there. I was quickly corrected by Sup Citizen who provided proof that Dan was indeed on site. Dan is the contractor whose interview sparked many conspiracy theories about who ordered the cleanup and how quickly it was done. This led to a lot of speculation about the speed of the work. Today I had an extensive interview with him. I found Dan to be honest, sincere, and clearly devastated by Charlie Kirk’s murder. Before getting into the details, here’s some context: During our conversation, Dan said a few things that I realized could cause him problems. I interrupted and asked, “Dan, we are on the record here — would you like me to keep that off the record?” He immediately said yes, and I respected that. Those comments may have materially changed the tone of this interview even more. For those who doubt my integrity, I have had private conversations with Buckley Carlson and others. I’ve even received recordings I could have posted, but I deleted them when asked. I don’t burn sources. In the interview, I asked Dan point blank: Did the FBI or the Governor call you or contact you in any way? He replied: “No.” Do you have direct knowledge that the FBI or Governor called anyone involved at the scene? He again said: "No." Dan then told me: “My words are being twisted so badly. The shit I’m enduring — my wife and I — this is insane.” He expressed deep regret for getting involved and especially for an emotional video he made right after the assassination. “You’ve probably seen it. I wish I hadn’t. It was such an emotional time.” (I have never seen the video) He described the constant harassment he and his family have faced. When I asked about the person who claimed the FBI and Governor ordered the rushed cleanup, Dan said, “I think he was really trying to make himself look like a big shot. He was a strange guy… a few things he did, I don’t know why.” (I would later come to the same conclusion after more interviews) Dan confirmed he was only a small part of the cleanup. The job was minor — he wasn’t even sure how much they billed. When I told him I had the invoice (roughly $6k), he verified it was accurate. He was contacted on September 14 — four days after the assassination — via text from a University employee. None of the messages mentioned the FBI or Governor. (Dan read me the text messages aloud) I asked if the FBI took any soil as evidence. He said no. An uncle of one of the crew members hauled the biohazard soil to an approved disposal site. (Dan did not witness this personally he described a 550? as hauling away the soil, again, he could not state as fact) When I asked if FBI or investigators were present while he worked, he said, “I’m not sure. There were some guys up there — security — but I don’t know for sure.” Dan is very aware his name is now tied to the “exploding mic” theory and other conspiracies. He feels his words have been distorted and manipulated. He asked me directly if he came across as misleading in the Jimmy Rex podcast. I told him no — he never stated as fact that the Governor or FBI ordered a rushed cleanup. I proceeded to tell him that people seem to draw their own conclusions. We proceeded to talk about how his words were being portrayed with certain podcasters. On Candace Owens, Dan said: “Candace has a way of… putting out a theory, then changing… you know…” (He agreed when I said she avoids painting herself into a corner.) During our discussion, Dan advised that Most people in his area believe Tyler Robinson did it. Dan’s personal view: “I don’t think a .30-06 did that damage. I just don’t think it’s possible.” We had a detailed discussion about the wound and the exact area where Charlie fell. Dan confirmed Charlie was under a pop-up tent on the grass — not on a raised platform. The paving work was done just outside the main blood-soaked area. (some people thought Charlie was on stage/platform and therefore the blood-soaked scene was exaggerated) He expressed amazement that someone could get into that shooting position without being noticed. We agreed on this point. We both agreed that this shot was straight-on, and a genuine point of concern. (How was he NOT spotted?) We mulled the possibilities. (I would get an answer later) I asked Dan if anyone had reached out to him, any of the current investigators, podcasters, journalists to ask him anything since he has come back into the focus of the investigation again. He replied, "All of these idiots saying things, you are the FIRST person to actually call me to verify any of this." At this point, I expressed shock, surely someone would have reached out to him, I repeated my question, he said adamantly "no, nobody has reached out, you are the first and only, I regret the entire thing." "We were coming together as a community for Charlie; this has been hard." This interview made one thing clear to me: Charlie was killed on September 10. The FBI had the scene for approximately three full days and eight hours before releasing it. The University was closed through at least that Sunday. (Although it appears some people did get access) Dan strikes me as an honest, hard-working man. Nothing about his answers felt rehearsed. He should not be harassed, accused, or made fun of. I’ve attached a clip of the ground crew cleaning the area. I cannot make out the words in the video, but this video seems is claimed to have been taken while the University was closed. It is not the greatest quality, but it seems genuine. I will continue releasing more interviews with witnesses, UVU police, and additional crew members. Today was long and productive. But the important thing to take away--I would learn in an interview later, that the FBI/Governor making any calls is based on a single source, who when pressed, would not show any evidence. My UVU Campus Police interview was abruptly cut short. I will detail this soon. My fear is that it will feed into the conspiracy theorists more, but I have to report what I am told accurately. No matter where this goes, I’m here for it. I appreciate respectful discourse even from those who disagree. When I make opinion posts, they are pretty clear. I've bought over 30 RV & MH parks in... the last 5 years. Lately? 2 per month. Want our playbook? Here ya go: How to buy a small, off-market mobile home or RV park that can 2x your money in 1-2 years, in 5 steps: 1. Pick a city in a red state. The two biggest factors: Crime & unemployment rates Crime: CrimeGrade . org Unemployment: SimpleMaps . com Cities with 3k - 30k people are best. This is the sweet spot for enough population & not to much competition. You want parks with almost no web presence & little to no reviews. A DG nearby is great. Walmart is better. But remember, “if no DG, it ain’t for me.” If there's a Whole Foods you ain't getting a good deal, I promise. Growth rate is good too, but #3 to the two above. Don't worry about the path of progress as much as other asset classes might. 2. Find the leads Get on Google Maps and search "mobile home park" in your target area(s). Avoid NY & CA (not landlord friendly). Make a Google sheet of the leads & use Loom to record your screen. Spend 30 mins doing this. OR, use something like Outscraper to do it for you. Be warned though, that if you don’t do this yourself the scraped results may not be as accurate. If you’re targeting a smaller geographical area I would do it by hand. If a whole state, use software. You’re looking for phone numbers. Use SearchBug . com to see if cell or landline for pennies. Or Phone Validator Go to Upwork and hire a virtual assistant to keep doing this for you, assuming you are targeting a larger area. They will cost around $4/hour. Use that same Loom link in your posting so applicants can see what the job will entail. When working, Loom it! You’ll never know when you’ll need it. When in doubt, Loom it out! More leads = better deals. 3. Call the leads Call up the owners and be real. Don't talk about any accolades. He doesn't care and it will only hurt you. You're a hard working country boy. You have a wife and kids (I hope you actually do). Are you a democrat? Don't tell the owner. (Sorry, democrats). Here's your general pitch: "I'm not a broker, I'm just looking for some good real estate and don't want to waste your time with a lowball offer. I can pay cash and close fast" Tell him about your wife and kids and what you do on the weekend. Most importantly, LISTEN. He's going to talk your ear off. This is a good sign. 4. Ask the right questions Ask him: How many pad sites? How many of those have a unit on them? How many of the units are RVs? (It's common for there to be a mix of MH/RV) Any single family homes on the property? Rent? Are the units park owned or tenant owned? (this is key) If a mix, what's the mix? Park-owned homes you have to maintain. AVOID AT ALL COSTS. Tenant-owned homes are key (lot rent). This means you only rent out the land and underground infrastructure. Depending on the state, sometimes you can sell back or give away the park-owned units to the tenants to absolve yourself of maintenance. Check the laws! You'll command half the rent but enjoy 90% less hassles. $250 - $350 is common lot rent in the midwest and SE. What's the occupancy and rental amount of each type of unit? Any outbuildings on the property? Septic or city sewer? If septic, conventional or aerobic? Sewer is best. Septic isn’t a deal breaker but you REALLY want to have it inspected. If there’s a lagoon or wastewater treatment plant I want you to throw that phone as far as you can, block their number and never speak of it again. Within city limits or no? City limits are best but rare. Outstanding municipal or zoning issues? How much is insurance? How much is landscaping? Asphalt, cement or dirt roads? Condition of the roads? Any drainage issues? Is there a manager? What do you pay them? (Best if no manager) Any pending litigation? What are total collections? How do people pay rent? How many are delinquent? What condition are the units in? Do you have a lien on the property? How long have you owned it? 30 or 50 amp? City maintained streets? City water or well? City is best. Keep in mind, that’s a lot of questions to ask. You have to feel it out, if he’s being standoffish, don’t keep pushing, just call back. This isn’t a used car lot, this is a relationship you’re trying to build. Don’t try and close on this first call. The key question: "If we were to make a deal, what's a ballpark offer you'd expect?" NEVER anchor him with the phrase "bottom dollar." Using the word "ballpark" keeps numbers loose. Whatever number he says, you want to pause and hem and haw over it. Embrace the silence and awkwardness. Back to car sales, they call this the “silent walkaround” when valuing a trade-in. Don’t say a thing about the asset, but point out the flaws with your body language. Touch the dents and scratches as you pause. Do the phone version of this. Tell him you'll get back to him tomorrow. Thank him profusely for his time and congratulate him on the park he's built. 5. Underwrite Before you do anything, check with the city to ensure the park is in good standing. Get that in writing. Don't trust the seller. Buyers are liars? So are sellers! Now's time to crunch numbers: What's a cap rate? The net operating income of the park divided by the price you'd like to pay. If you want your money back in 5 years and you're willing to pay up to $1m, you need $200k net profit per year. This is a 20% cap rate (20 cap). It's aggressive but possible on a smaller, rural park. (Yes, it really is, even in 2023) You probably won’t find a park that big in a small town for a good price, though. Start w/ a smaller park & higher cap rate. More room for error. $300k - $1m purchase price. First do some market research: Remember all your leads? Call competing parks as a potential tenant and ask what their lot rent is. Put this in a spreadsheet to get average lot rent & park-owned home rent. Keep in mind many of these parks will be undercharging as well. It's common to find parks charging $100 that could charge $250. When calculating cap rate BE CONSERVATIVE. Don't count on 100% of people staying if you increase rents, even though most will. Use $190 to be safe. Shoot for a park that will net $100k/year after rent increases that you pay no more than $600k for. It’s hard but not impossible. Or maybe you find a $30k/year park to get your feet wet. At least you're in the game. The more leads you scrape, the better chance of finding this park. Shoot for as much seller financing as you can get. Finance the rest with friends/family or savings. Once you find this park, get it under contract. Use a standard, simple real estate form that you can find on your state's real estate commission website. Texas' is called TREC. Yes, get it under contract before seeing it. Put down earnest and option money, and then go see it. Don't dress like a city slicker. Be personable and be willing to stay a while and BS. Drive a Tesla? Rent a truck. Drive a Prius? Just quit. Inspect the condition of the units, even if you aren't buying them Crappy units = more tenants willing to abandon them. And they aren't cheap to remove or move. Verify everything he said on the call If all looks good, start on the inspections: Septic or sewer lines SFH home inspection. Check with the city for outstanding issues or litigation Check for liens Wastewater treatment plant? If so, abandon ship! Electrical infrastructure Use professionals for all of these. Ask for: Rent rolls. They will likely be handwritten, that’s ok. Bank statements. Ask to speak to a few tenants to get their experience. Inspect their lease. Ask for vendor invoices or history of payments. Ask to speak to vendors. At some point before you close, list the property on Craigslist, FB Marketplace and Zillow. See how demand is for vacancies. If all still looks good, close on the property. 6. Post-closing strategy Meet all the tenants in the evening, they're at work during the day. Shake their hands. Tell them you want their experience to be amazing & you want them to stay Give them your number Ask what can be fixed If fixes are cheap, do them ASAP Tell that tenant once fixes are made. Address them by name. Clean up the park. Hire a tree guy to clear out low hanging branches. Do some simple landscaping. Find the tattletale in the park and get all the dirt. Who are the druggies and abusive husbands? Get them out ASAP if you can. They are much more expensive than the temporary vacancy hit. Fix potholes and drainage issues. ADD VALUE. Show you care. Wait a couple months before making any changes. Bring lot rents closer to market. Be upfront about this. They will understand if they've been getting a deal. Give people 2-3 more months' notice to give them time. Keep renting out vacancies at new price. This isn't self storage. You won't raise rents yearly. Don't be a jerk. Let them know what to expect. Once rents are raised and park is stabilized, you are 9-12 months in. Search Loopnet for the most active MHP brokers Hire the best one & pay what he or she commands. Sell on the market for 7-10% cap You've just 2-3x'ed your money. Rinse & repeat. I have done this over many times. Not all of my deals were bangers, but most were. THERE ARE STILL DEALS OUT THERE. There's a lot of fine print, and things can and will go wrong, so don't be dumb. Do your own research. Not everything can be explained in 1,700 words. Once OM, it will play a crucial role in the economic development of both China and the world. If you pay attention to our migrartion speed, you might have noticed that it has slowed down recently. From December 17th to around the 30th, the migrating speed was over 50,000 to 100,000 per day, but now it has dropped to just over 10,000. What is the reason for this decline? If it was previously possible to migrate over 100,000 per day, why has it changed? The CT has stated that they will OM until the first quarter of this year to bring the migratiion in line with KYC amounts. However, if it's technically feasible to achieve a higher migration speed, why isn’t it being done? The answer is quite simple: it depends on what everyone does with the Pi after such large migration numbers. If pioneers rush to buy and sell, hold onto their Pi coins, or trade at low value, it will impact the speed and efficiency of the next migration in these regions. This principle is not only theoretically valid but has proven true in practice. For instance, countries like the Philippines, Indonesia, and Malaysia have a solid educational foundation in GCV. Most pioneers there are highly aware of the risks involved in participating in the black market, which allows them to generate a substantial amount of GCV data. As a result, their migration speed is notably fast, and there are many large wallet migrated. To help the CT regain momentum, we all need to cooperate. Engage with the migrated Pi and participate in the GCV barter ecosystem. Be cautious of individuals who aim to deceive you for personal gain; devaluing the Pi often serves as a tactic to exchange something small for your valuable treasure. It's crucial to educate pioneers about the true value of what they hold and encourage them to avoid dishonest practices. I urge everyone to actively participate in partial Pi and partial FIAT barter. The more GCV data we generate, the more secure our wallets will be. Therefore, it's important for everyone to read and share the Pioneer Handbook I wrote which has been translated into 30 languages to raise awareness among pioneers. By learning from the Pioneer Handbook and participating in GCV bartering, we can improve China's migration efforts and foster ecological development. This stability can ensure that the value of our Pi endures for future generations, rather than becoming worthless in a few years.
