Rebar is in place for more pours, the new tall crane is assembled and working the slab, and the last reinforced footings on the south end are still going in. This is the joint Tesla / SpaceX ATCF on the east side of Giga Texas and it is a ~490,000 sq ft research fab. Heavily vibration-isolated foundation (GeoPiers, pedestal piers, massive footings) because chip lithography can’t tolerate movement. It’s the prototype: logic, memory, packaging, and test under one roof so they can make a chip, test it, revise the mask, and repeat without shipping wafers. At Giga Texas, the new joint SpaceX & Tesla Advanced Technology Chip Fabrication facility foundation shape & size is beginning to emerge, with a defined rectangular excavation area that has had some GeoPiers and now gravel mix being applied while it continues to grow longer on the S end. Based on the original rendering, I expect the full foundation will have the iconic beveled corners just like the main factory, but these have not yet emerged. Rebar cages for footings are already being assembled & some structural steel is on site. More work remains to reconfigure the E WOW yard, recycle center & pipe fabrication workshops along with finishing the massive water retention pond on the S end.

The main work continues to be grade preparation, clearing & relocation of temporary workshops, material storage & equipment & there was some preliminary GeoPier work strengthening the soil for eventual construction. I noted farther to the north several new temporary structures going up, most likely the shops that will allow the movement of the remainder of the workshops and recycling yard not eh E side to allow for the Chip Fab construction to begin in earnest later this summer.

The beveled corners that we saw in the original render have yet to emerge, so I’m not sure if this is a change, or will be added later. GeoPiers and grouting of piers seems to be well underway today, while footing rebar cage assembly is moving right along on the NE of the foundation. Steel beams & columns are beginning to be stockpiled nearby. 4 new permits were filed in the past few days for the large trailer complex that houses the general contractors and the temporary Tesla offices for the new facility, a great sign that things are progressing rapidly behind the scenes to fit out the facility when construction progresses far enough to allow for equipment installation. This all says “acceleration” to me!

Elon Musk on the size: ~ 100 million square feet of factory floor ~ 10x larger than the entire Tesla Gigafactory Texas ~ Designed to produce one billion full-reticle chip equivalents per year ~ Each chip producing roughly one kilowatt of compute For context, current global AI chip manufacturing tops out at around 100 gigawatts per year of total compute. The TeraFab is built for 1000 gigawatts. That is 10 times the current global capacity, from a single facility.

TERAFAB: Grimes County, TX - September 5th, 2026 Happy Labor Day! Here is my first flyover of the joint Tesla and SpaceX TERAFAB project in Grimes County, Texas. It was a gorgeous day for a flyover. The scattered showers made for a beautiful backdrop. I took this trip a learning expedition to find spots to fly from and how to get as close as possible. I was able to get some amazing footage. The video is in 4 parts. PART I: EARTHWORKS The first maps show the current land acquisitions by WIT TECH LLC, a Musk-linked / SpaceX-adjacent buyer. Compared to the TERAFAB scale I give you an idea of where the current clearing is taking place on the southeastern side of Gibbons Creek Reservoir. There is also a clearing further east with a substantial lake that will eventually need to be drained. PART II: 348.59 ACRE MILLENNIUM POWER PARCEL This is the tract on the west side of the reservoir, directly south of and next to the Grimes County Substation. SpaceX has said it will use natural-gas generators and Megapacks, so it is not clear what this area will be used for. There was a No Drone Video sign, so I only took photos. PART III: SUBSTATION & INTAKE Far to the west on the Navasota River, WIT TECH LLC acquired two parcels. One is a 3.83-acre plot with an 11,000 gal/min pump station. The second is a 1-acre plot on and over the river that includes an intake and low dam. SpaceX says this will be used to divert stormwater into the reservoir. PART IV: 433.79 ACRE ENERGY PARCEL This site sits northwest of the reservoir, between the old, removed coal plant and the 210 MW Grimes County Solar Farm. The new Giga Texas Optimus factory foundation work continues with three distinct sections under construction. On the south end of what I think may be phase 1 of the construction, the large depressed graded area has had about .5 to 1 meters of gravel and crushed concrete added and now GeoPier equipment is at work. On the middle section, dense footings of two primary types are being constructed, suggesting heave loading of the structure in this area. On the north end, it’s mainly flat grade with little footing work so far. I say I *think* this might be a two phase construction project because the north perimeter grade beam is laid out as if it is the final configuration, but the south end is not. There is a large field south of this area that, with reclamation work, could support a doubling of the structure, if that was desired.

So that chip program was in bad shape. It wasn't on the path to success and we also had the DOJO program which was also doing okay but not on a path to be competitive with NVIDIA. So I collapsed the two programs into just one program to get everyone focused on the AI5 chip. It's performance per watt is extremely good. It is probably going to be at least 2-3 times better than NVIDIA performance per watt and 10% cost of the NVIDIA chip something like that."

What is going on at the Space & Tesla Terafab? Almost unbelievable progress right out of the gates! Already the first part of foundation construction has started. As a reminder, the Terafab project was formally announced in March this year and initial ground breaking & clearing began only about 1 month ago! Terafab, once completed, will be about the size of 10 Giga Texas factories ... this is a gigantic construction project and the speed so far is quite impressive. The North Campus at Giga Texas (aka Optimus 10M/yr factory) work on the main foundation continues, with gravel & crushed concrete being laid down in a massive excavation on the south end, while GeoPier, footing construction & rebar cage assembly work makes progress on the middle to the north end of the site. The foundation work shows at least two types of footing construction underway, one of which appears as isolated footings (or pad footings) with a column starter cage which is a standard reinforced concrete foundation element used under individual columns in buildings. I’m not sure why there are serial kinds of footings being used here, but it is similar to what was used for the south extension to the main factory, along with a few other areas in the main building.

Many still don’t understand why Elon is building Terafab Terafab is an extension to all the chip makers in the world It’s not about replacement, not a rivalry and absolutely not competing It’s being built to fulfill the massive chip orders that Tesla, SpaceX and xAI actually need TSMC’s most advanced 2nm capacity is totally booked through 2028 Tesla signed a massive $16.5 billion deal with Samsung back in July 2025 to produce AI6 chips at their Taylor, Texas factory and Samsung is building a Tesla Exclusive chip manufacturing plant to full fill this orders When Elon announced Terafab on March 21, 2026...he made it clear: “That rate is much less than we’d like. We either build the Terafab or we don’t have the chips, and we need the chips, so we build the Terafab” He basically told the chip makers: “Produce as much as you comfortably can. We will take them all. Actually we want even more” Even today Elon said: "SpaceX/Tesla will be always be major customers of TSMC and not competitors in the normal sense of the word" Current production rates are much less than they need....That’s why Terafab exists Terafab is an extension to every chip maker… not competition, not rivalry, absolutely not Even Intel has joined as a partner Even if chip supply improves, massive bottlenecks still exist with memory and advanced packaging You simply can't risk those supply chain breaks at this scale That’s why Terafab is being built to vertically integrate everything - chips, memory, advanced packaging all under one roof, targeting 1 terawatt of AI compute capacity per year This is a ludicrous amount of chips that no chipmaker currently produces at this scale. I don't think even TSMC and Samsung truly understand these numbers yet It’s about building the capacity the future actually demands
