New York City is the most expensive place on earth to build new housing. Why is that? @RealNileBerry breaks down why costs are so high, resulting in so many luxury apartment buildings. But, he argues, it doesn't have to be this way. Other cities have found common-sense ways to fix the rules. New York City should be next.

There's progress on building housing on San Francisco's most infamous car wash! This week, the Department of Building Inspection approved a site permit for 203 units of housing on the site. This means the overall project has been approved at a high level, and now the developer can begin applying for specialized permits to demolish the car wash and set the foundation of the building. It's taken years to get here - in part due to permitting bureaucracy years way before I was elected. I even had to pass a law earlier this year to change rules around permit expiration timelines to make sure projects that have such a lengthy process can still be built without having to go to the back of the line. Now the work won't start immediately, but its a necessary first step to the transformation this neighborhood has been waiting for. We expect movement on the site before the end of the year.

🇺🇸🇮🇷 Sinking a U.S. naval vessel could be Iran's most politically devastating move against Trump yet. Lt. Col. Anthony Aguilar breaks down how China and Russia are helping Iranian PhD engineers reverse engineer captured American weapons, the same way they turned a downed US drone into the Shahid 136. "The new norm is that Iran is now taking a different approach to their strikes. No longer is it going to be you did this, we'll do that." The rules just changed mid-conflict, and we're watching it happen in real time.

I was asked to write a bio of myself on SportsRecruits. I wanted share what I wrote. I love this one and those in it. • • • OLYMPIC DREAMS. I was 12 years old when I lost my starting position at shortstop, and lost my way into the batting lineup as well. I know it sounds silly being at such a young age, but to me; at the time, it was devastating. If not for my faith in God and my family… I’m not sure if I would be here writing this bio of mine. Hello! My name is Grace Varua. I am 16 years old and currently a sophomore at Pope John High School in Sparta, NJ. I started playing softball when I was 7 years old (video) When I am not playing High School softball Pope John Softball I play for Unity Torres 2028 primarily as a catcher and 3B as my secondary. MY hopes; after you have read, is to feel who I am through this quick bio of myself. Hence, the reason why I started this bio the way I did. A quick backdrop to my story. When this all happened at 12 years old, I wasn’t quite sure how to handle it. I was broken. My parents made it super simple for me. My choices were to quit or get back to work and prove to myself and to “the world” that my story was not finished. My parents have also taught me, that having goals or being goal oriented is super important. Goals give us a sense of purpose or meaning while we sweat and work hard. Goals gives myself an opportunity to plan and stay organized. Most importantly, goals gives myself perspective in paying respect to the time and effort given to me by my coaches, players of my team and parents. Goals keep me disciplined to fight through when I’m tired and all I want to do is rest and pack it in. So I picked a goal that I felt would represent the pinnacle of my sport. That being, to be a member of USA’s Women’s Olympic National Team. USA Softball Women's National Team 🇺🇸 Some may say a far-fetched goal, but I think otherwise. I was taught the philosophy of the 100 hour rule. Roughly 18 minutes a day training for 1 year. Gives myself the opportunity to outperform 95% of the population in my craft. Whether that stands true or not. This philosophy is more about staying disciplined. I can humbly and honestly say, I exceed that 18 minutes and then-some for the reason of hoping to represent my country one day. I’ve been able to catch some of the best youth pitchers in the game of club softball right now. Like Sydney Gonglik (LSU committ) Madelyn Vogan (Penn State committ) Mackenzie Herzog 2028 (Alabama Thunderbolts Premier ‘27) Future big time pitchers Lucy Reis 2029 and Lila Manfredonia 2028 (Ohio Outlaws Wolff/Acord ‘28) Anna Jane (AJ) Jarzab (Beverly Bandits ‘09 Lewis/ Moran) Liv Cilli (Providence Committ), Reese Tobey (UMass committ) and all my current pitchers on UNITY Torres ‘28 Joselyn Bermudez 2028, Adrianna Bryce ,Maddie Falvey 2028 , Gabby Gomez Gabby Perez and OliviaMVidela2028 It has been a blessing to work side by side with all of them. I am the catcher today because of them, my coaches and trainers. I am so thankful to each and every one of them. I have achieved and experienced some awesome things at my age. I made my High School Varsity team as a freshman, was a freshman 1st team All-Conference player, I hit back to back home-runs to help Pope John get to, and win our NJ County Championship in 2025. I am a 4x USA HPP (High Performance Program) invite, USA Softball’s 15U Top Performer and 15U National Team Member. I traveled, played and trained overseas in Paris and the Netherlands. I have a 3.9 G.P.A, I have an amazing older sister and younger brother. I have the best parents in the world and I have GOD with me each and every step of the way through this journey! Labour politicians buy multimillion-pound homes in exclusive areas so their kids can attend top state schools, while demonising private education. Peter Hitchens blasts the hypocrisy: “Left-wingers love privilege if they’re the ones benefiting.” A senior Labour power couple spent millions on a North London house in a tiny catchment area for a high-performing girls’ school. Their daughter went on to Oxford and a glittering career. 92% of Keir Starmer’s 2024 cabinet attended comprehensives, the most state-educated in modern history. Yet the same government is now pushing to change school admissions rules because they claim parents are being “priced out” of good schools. Hitchens says this is a new hidden form of middle-class privilege that the left conveniently ignores.

Really? Bojan Pancevski The EU (first EEC) grew from 6 to 12 to 15 to 27. (Including many of the most prosperous countries in the world!) So did Euro-membership. So did Schengen-membership. A striking success story, involving no force and coercion. Add the 4 European microstates inside the EU (Andorra, Monaco, San Marino, Vatican). Add 4 non-EU Schengen members (🇨🇭🇳🇴🇮🇸🇱🇮), three of which are fully integrated into the 🇪🇺 Single Market, accepting EU rules. Add 10 candidates. 27 + 4 + 4 + 10 = 45. There are 50 countries in Europe. The 5 not included here: UK (left EU, regrets), Armenia (interested in becoming a candidate). And 3 European dictatorships (Azerbaijan, Belarus, Russia). The challenge for the EU now: to find a realistic way to make accession real, to everyone’s benefit. THIS is the historic challenge. Iceland is fine. And one way forward could be to offer what Iceland has (and likes!) to candidates now; adopt EU rules and standards and enjoy a „level playing field“ in the EU market.

BIG ‼️ There is a growing political movement in Illinois is trying to redraw the state's borders The rest of the state wants to break free from Chicago because they are tired of Chicago policies destroying their cities It’s been approved in more than 30 counties and 7 more are set to vote in November “The answer that people most often give for their wanting to separate is, "Our votes don't count down here." Second runner up was, "Things never go the way we want, only the way Chicago wants."’ “Everything from the gas tax, the number of state lawmakers representing Chicago land, Second Amendment rights, and gerrymandering are all reasons the rest of Illinois might be better off. This is not a political thing. This is not a Democrat/Republican. This is an urban versus rural” This is big because Illinois has 19 electoral votes If this were to go through, Chicago would be left with just 9 electoral votes and the new ‘Succeeding downstate’ would get 10. It’s estimated those 10 would now go to Republicans

Three words I would use to describe this: Reckless. Illegal. Hypocritical. The MHA’s own official FAQ on Arms Rules, 2016 repeat: “Brandishing or discharge of firearms … in any public place … is strictly prohibited.” Why is it unsafe? → 7.62×39mm bullet fired straight up can travel 2–3 km high, then falls back at terminal velocity, lethal enough to kill or seriously injure anyone it hits on the way down. It can land hundreds of metres away, hitting random people, vehicles, or houses. This is a direct & clear prohibition of Rule 32(3). Even police officers are bound by these rules (no exemption exists for celebratory firing). ‼️Not tagging any police department or naming anyone specific. This is being talked about purely because it’s unsafe. It has nothing to do with politics, state, or religion. ⚠️ Disclaimer: Civilian ownership is strictly regulated. All firearms and calibers require a valid NPB arms licence and compliance with local laws.

Moderator: What about the girls who feel uncomfortable & cheated? Women's Lobby of Maine: Oh they're the problem & they're misinformed; the science is clear there's no advantage. Moderator: Show us the evidence! Women's Lobby: GASLIGHT & MISDIRECT Shameful + embarrassing. Here are the facts: ‼️There are males in female sports and spaces in Maine. Listen to just the testimony from 4/14. ‼️ Our referendum designates private spaces in schools by Sex (all schools, all ages) like bathrooms and locker rooms. This is common sense, and appropriate for all ages. ‼️ The act also designates competitive sports in schools by Sex (for most towns, competitive school sports start in junior high, or some in high school... anything before that is a town sport and not included in the bill). This is inclusive, fair, and progressive. ✅ Everyone plays and has access to private spaces. ✅ Everyone has a sex, and sex is not gender. ✅ There is no right or wrong way to be male or female (look, feel, present, even identify how you want). A female that wants a female-only space or sports opportunity in school is owed that by Federal Civil Rights Laws that have existed for 54 years. Same with males. Anything else is sexist, regressive, discriminatory, and illegal.

Ever wonder why a tiny group can hijack an entire society? One game explains it perfectly. Graham Linehan breaks down Werewolf (aka Mafia), invented in 1986 by Russian psychology student Dimitry Davidoff at Moscow State University. Quick rules: Most players are clueless villagers. 2 are secret werewolves. Night: Werewolves silently "kill" one villager (eyes closed). Day: Everyone debates—who's the wolf? Vote to lynch someone. Villagers win by eliminating both wolves. Wolves win by thinning the herd to 2 left. Wolves win most games. Why? They know each other + the plan. Everyone else? Guessing in the dark, manipulated by lies and doubt. Davidoff's point: Hidden info lets a coordinated minority dominate an uninformed majority every time. Linehan's implication? Spot the wolves in your world. Playing this at your next party? Or seeing it play out IRL right now?

One country refines 60-70% of the world's silver. That country just locked down exports. If you care about where inflation is heading or how commodity prices affect your portfolio, this is one of the most important changes that happened this year. China replaced its 25-year-old silver export system with tight licensing restrictions. Only a handful of approved firms can export silver now. In March alone, China imported 836 tons of silver, 170% above their 10-year average. Retail investors there are stacking silver as an affordable alternative to gold while their solar industry frontloads production ahead of a tax change. Solar consumes 20% of global silver supply every year. Most of that happens in China. When the country that refines most of the world's silver keeps more of it at home, everyone else competes for what's left. Full breakdown in the thread below:

🚨 UK police are refusing to show Henry Nowak the same respect they showed George Floyd. Officers at protests for the murdered Polish boy told demonstrators: “We’re here to do a job, we’re NOT going to get down on one knee.” During BLM, the same police happily took the knee for a violent career criminal. But for a young British boy stabbed to death by a migrant family, they refuse even basic respect. This is two-tier policing in its most disgusting form. One set of rules, one set of emotions, one set of victims who matter. The others? Ignored. Dismissed. Disrespected. The British people see it. The mask is off. Henry Nowak deserved justice in life and dignity in death. The police who failed him in life are now failing him in death too. This ends when the people say it ends. Justice for Henry Nowak. End two-tier policing now.

The biggest affiliates in the world have absolutely dominated using Sales Story VSLs. For years, pulling this off meant either ripping copyrighted footage or spending high five figures to produce one the right way. This VSL below was built 100% with AI, in a fraction of the time and cost. That barrier is gone and there’s literally no excuse left. Now it comes down to this - Do you actually know the story you need to tell, why it should win, and do you have the discipline to actually execute it? Most brands and affiliates are about to find out they don’t.... but the ones that do, won’t just dominate their competition, they're going to completely change the trajectory of their business.

Ray Daniels has told this story on multiple podcasts because it’s one of the cleanest examples of how “pop splits” versus “urban splits” actually change the check‼️. The song is Nicki Minaj’s “Only” from *The Pinkprint* (2014) — the one with Drake, Lil Wayne, and Chris Brown on the hook‼️. Official writers are Nicki, Drake, Wayne, Dr. Luke, Cirkut, JMIKE, Theron Thomas, and Timothy Thomas (the R. City brothers)‼️. Ray Daniels manages/works with the Thomas brothers‼️. His team wrote the hook and Chris Brown’s sung part‼️. Nicki wrote her verse; Drake and Wayne wrote theirs. Chris Brown was paid as a featured artist and, according to Ray, did not take a writer’s share the same way the others did‼️. They did the record with Dr. Luke. Luke’s rule in the room was simple: there are seven writers on this song, so we split the publishing seven ways‼️. Everybody walks with roughly 13–14 percent‼️. Because Ray had *two* writers on the record (Theron and Timothy), his side left with about 26–27 percent‼️. He contrasts that with what usually happens on the urban/hip-hop side. The producer often takes 50 percent off the top‼️. Then the big features come in with their standard deal: a flat fee *plus* a set publishing percentage (Ray has used examples like 17.5 percent) no matter how many other people are on the record‼️. After Nicki, Drake, Wayne, and Chris Brown’s teams all take their cuts, the original writers are left fighting over the scraps — sometimes 5–10 percent total‼️. Ray has said that if they had done “Only” with a typical urban producer instead of Luke, he probably would have walked with something closer to 5–10 percent after the fight‼️. That’s the point he keeps making: same song, same contribution, completely different math depending on whose room you’re in and whose rules you play by‼️. The pop-style equal split is why he still talks about owning a real piece of a Nicki/Drake/Wayne/Chris Brown record more than a decade later‼️💯.

Here we go again 😅 “Sir, your protein powder alarmed the systems.” I’ve heard it before. no biggie. Go ahead and give me a little pat down, swab some things, and send me on my way. After the routine though, i heard a new one: “Sir your PANTS are now alarming the systems - We need to do a more thorough pat down.” 😂 First of all, please don’t be scared to travel with your powders (protein, creatine, electrolytes, etc). I’ve been doing it for 20 years and this has happened maybe 4 times total. 2 RULES FOR GOING THROUGH SECURITY WITH POWDERS: Here’s the easiest way to cruise through security (and they’ll appreciate it too). 1 - Simply take them out and put them in a separate container when going through the x-ray machines. 2 - TSA will swab them and give them right back to you. Finally…please be nice to the TSA agents. This crew was amazing and had a great sense of humor about it. They have strict rules to follow and they’re just doing their job - to keep us all safe! And hey, you just might get a total body massage to start the day. 😜 Video cred: the one and only @realrachelpaul!! Has this happened to you???

This Breakfast Club moment is a classic example of how media (and radio shows built on “real talk” prioritizes the most shareable, awkward clip even when it puts the guest in an uncomfortable spot‼️. In the 2019 interview, Charlamagne brought up the story from "Girls Cruise"‼️. B. Simone had publicly recounted that Pretty Vee, while at her house, didn’t sit on the toilet and instead did a little squat, and a small piece (described as almond-sized) ended up on the floor‼️. Charlamagne pressed it hard: “You pooped on the floor… Where’d you poop at⁉️ On the floor floor⁉️ Like squat over and poop⁉️ Come on, V… Why did y’all bring that up⁉️ Like you pooped like three-year-old poop.”‼️ Pretty Vee was clearly embarrassed‼️. Her voice rose, she said “Jesus,” asked why they were bringing it up, and pushed back that she’d given them notes for the conversation‼️. She still explained it without completely shutting down: she doesn’t always sit on other people’s toilets, she did a quick squat, wrapped the toilet paper, and didn’t realize a little bit had come out until B. Simone noticed it later‼️. She framed it as a small, accidental “doodle ball” rather than anything dramatic, and tried to keep some humor and dignity in the telling‼️. That grace under pressure is the part that often gets lost‼️. She didn’t melt down, storm out, or turn it into a full confrontation‼️. She owned the awkwardness, clarified the details, and moved on‼️ which is harder than it looks when someone is digging into one of the most private, undignified things that can happen to a person, on a massive platform, in real time‼️. The bigger pattern is real‼️: media and viral culture are engineered to hunt for exactly these moments‼️💯. A clean, professional interview doesn’t travel the same way a “she pooped on the floor” clip does‼️. Years later the same segment still gets clipped, captioned, and recirculated on TikTok, YouTube Shorts, and Facebook Reels because embarrassment is high-engagement content‼️. The artist’s actual body of work, growth, or the rest of the conversation becomes secondary to the most mortifying 30–60 seconds‼️. Charlamagne’s style has always leaned into that‼️💯 the “dangerous” part of the show is often the willingness to surface the thing the guest least wants to discuss‼️. Pretty Vee handled it with more composure than most people would in that seat‼️. She was embarrassed (you can hear it)‼️, but she didn’t let it completely derail her or turn her defensive in a way that would have made the moment even uglier‼️. That combination — the media’s appetite for the embarrassing detail + the guest still trying to stay graceful‼️ is exactly why the clip keeps living‼️💯.
